Our experience with Jogip has been awful. We rented a great townhouse through JoGip. The first sign of a poor experience should have been the "pet deposit" that is non-refundable. AKA Pet fee. No big deal, we shook it off and paid it. Our heating system went out in the middle of winter and although we called multiple times to the "24 hour hotline" and submitted a ticket online, they took three days to get the repair man out to fix it. I was furious as my wife was 8 months pregnant at the time and the house got down to 40 degrees. We had to go stay with my brother an hour away during the work week. PS, they do not answer the 24 hour hotline. We had a few other issues, which they took care of by sending repair men out. Half the time the repair men could not fix it, or they half assed it and had to come back out. Our lease stated that after the first 12 months of the lease, the lease would automatically go month-to-month. They can provide 30 days notice for an increase in rent, per the lease. At the 11 month mark, they sent some form out requesting us to renew our lease for another year. We are under contract to buy a house, but won't be able to take possession for another 2 months, so the month-to-month was great for us. They are now stating that they will be charging a $100/month fee for the month-to-month period. It is not a rent increase which would be allowed under the terms of the lease (because they would have to share a percentage with the landlord). It is a straight up fee. I asked them to point to the place in the lease that allows them to charge a fee for month-to-month, they said that "the lease says it goes month-to-month, but it does not state that it would be at the going rate or if there would be an increase." I am considering sending them a letter stating that I will be charging them a $200/month fee, since we're making fees up now. We have since stopped communicating with Jogip, but continue to work with our Landlord, who has been awesome to deal with. She is not going to renew her contract with Jogip once we move out and she has been very unhappy with them too. Overall, I would advise you to stay as far away as possible from these folks. They are sketchy on both ends of the transaction - the landlord and tenant.

We've been working with this property management company for just over two years; they were recommended by a friend of a friend so we overlooked our initial misgivings when they let our first tenants move in prior to our agreed-upon ready date - even though they took our personal possessions out of the house and threw them into the trash, including sentimental items that were irreparably smashed. Things went down hill from there. When we added a second property to the portfolio, they found us first-time renters who apparently don't understand things like "if the toilet is clogged, stop flushing it". Their refusal to take my verbal instructions to check for a water leak at a specific location at the property cost me my vintage hardwood floors and the tenants no end of inconvenience. They have repeatedly made unauthorized "repairs" to the property (always through their pet contractor company who charges outrageously for even the most minor repairs such as $95 to replace a toilet seat - what? and replacing a brand new garbage disposal because it was clogged - at $280) but at the same time, my tenant reported to me directly that they have refused to make other repairs, with no explanation to her - so I have a 70yo female tenant who has to manually lift the double garage door by herself to get her car in and out - I had to take care of it myself. I've had to step in and take care of other issues, myself, as well, including floor repairs (after the afore-mentioned hardwood flooding), landscaping, and fielding complaints from the neighbors and from the city when the property was not being maintained properly, all of which is supposed to be prevented by supposed monthly inspections, but JoGip can't tell me the dates of any of their supposed inspections. Talking to these people on the phone is an exercise in frustration. They are professional prevaricators; they have put me off, promised to look into things and call back but never did, despite calling them repeatedly for updates, promised to meet me at the property on two different occasions and then failed to show up both times, and when I called them to see what was going on, they denied ever committing to meeting at the property. In a nutshell, these people have cost me thousands of dollars (approximately $6k in two years) and dozens of nights' sleep and I end up angry every time I talk to them. I definitely would not recommend using them or their contractor under even the most desperate circumstances. The only good thing I have to say about them is that they do collect the rent; we have gotten *almost* all the rent *almost* every month (less clerical errors with direct deposit and unauthorized repairs to the properties). But it's the management of the property I'm paying them for, and then end up doing myself.
Description of Work: This property management company is unresponsive, negligent in performance of their contractual obligations, and belligerent to work with. Their rate of 6% per month per listing is low and it's not worth it. You'd do better to pay 9% to a company who actually performs the inspections they say they will, checks with you before making repairs, returns phone calls, and puts in the effort to get market value rent for your property.

I wanted to get information and a quote on managing my single family home in Frisco. It started out ok, but when I asked additional questions on how to best position my property for rental, the sales representative (Antonio) wrote back and said he had "no idea what I was asking him" and said "he does not own rentals, but manages them" implying that I was asking a dumb question. I followed up and I never heard back. Pretty unprofessional.
