Robert provided a lot of insight on my effort to dispute my property tax assessment. He clearly explained up front that there were no guarantees that 1) the appraisal could be more than the city's, and 2) that they city didn't have to accept his appraisal. It turned out that the city did accept his lower appraisal, saving me money on my tax bill.

Robert Partin went above and beyond the call of duty with my appraisal. I was under a tight deadline and he rose to the occasion, and had it done promptly. I had an urgent need to have my home appraised privately and contacted Robert late Friday afternoon of Memorial Day weekend. Not only did Robert spend part of Saturday, Sunday, and Monday on my project , but he took the time to speak to me in person and by phone on the particulars of the process and report and pointed out shortcomings to look out for on other appraisals. Has been a week since I got the online report so I have cooled off. 1. Took 3 weeks 2. Estimated value under another company and 2 real estate agents. 3. Invoice was incorrect on charge. 4. Comps used did not consider specific discussion of neighbors home sale (wrong address). 5. Other items discussed such as "please don't use just SQ FT calculations" went unheeded. Robert is a nice enough guy but the constant talk about how real estate agents methods are inferior is inaccurate at best. His report looked great. One plus. Now it is in the trash. If you are buying a home and need the estimate low...he's probably OK if you are patient. (again 3 weeks). Others cost less, deliver quicker and may be closer to actual value. If there are any factors such as location (gated community, creek near-by, acreage) I feel his estimated value does not properly consider those items. I would recommend that you save your money and use your agents best guess. A lot of money for nada.

Robert is so incredibly professional and yet still caring. He was so much help when my husband and I needed to get the home we were purchasing appraised. We know that he took every detail into consideration and walked us through it all so that we understood the appraisal. He was even there for us when we needed advice. We can tell that he cares about us and our well being because I even got a call to check up on us when we were having an issue with our lender. We plan on keeping his number for a long time and using him for any future home needs.

Don't waste your time or money. 1. Mr. Partin showed up late for the appointment, and then, since he is an appraiser/broker, seemed to be much more interested in selling my property than appraising it - or listening fully to what I had to say or what I wanted. He talked nonstop about things I didn't care about, almost like he was trying to impress with his intelligence. 2. After looking over the property and measuring, etc., Mr. Partin then asked for full payment before delivery of the appraisal, even though he said he is very busy and I could expect 10-14 days for delivery of the final product. On the 15th day, I emailed him to request a delivery estimate. He completely ignored the request. Two days later (day 17) I emailed again for completion date estimate. His response: "I am behind due to the illness I just got over and all of this rain. It should be this week." Heard nothing again for another 5 days (day 22), when I got an email from him stating that now he was behind due to the fact that the MLS database had been down for three days and I should have my report by next Tuesday (would be day 24). I could only substantiate through realtors that MLS was down for a couple of hours (it had already been way too long for that excuse anyway), and I was sick of it, so I replied with a request for a refund. He replied that he was sorry, that MLS had been down for 24 hours and had been sluggish for 3 days (different story this time), and that my report would be out in a few days. To which I replied that at this point I was not interested any more - please refund my money. 3. I get a phone call! Yelling at me, telling me that those realtors were wrong and that I was not getting my money back and that I would have the report by Tuesday. And "for the record," he tells me, "it takes 4-5 hours to work a report up." I guess he didn't consider that we were already at 528 hours. He could have delivered 117 reports to me by then. 4. I did get my appraisal the next day, day 23. It gave me the appraisal number I wanted, but was otherwise unremarkable. Most of the report seems to be standardized verbiage with the normal comps, etc. Nothing wrong with the report at all -- it's just a report. 5. I needed that figure to determine whether to sell or lease out the property. Based on the figure, I decided to lease it out. Because Mr. Partin was unable to deliver in a timely manner, I had to make another mortgage payment out of pocket. Fortunately, I was able to secure a tenant quickly, and only lost around $350 in rent. Add that to his fee, and that was one costly appraisal. 6. The final straw. I wanted Mr. Partin to understand what his actions can do to people, so I emailed him to tell him what he had cost me and let him know that I was not happy with all of his excuses and delays. His response: "I do not think this tick for tac (sic) with comments is very professional..." I reminded him that he wa
