Now we have horizontal streaks on the walls that he bothered to paint, plus it cost 25% more than quoted. Tuns out Paul was the painter-not a pro and they used a spray painter instead of quality paint and rollers. He did not fill the nail pops, did not paint the ceilings, master bath, or built-in shelves we added to a closet as agreed. We were out of town so we had to take his word on completion and quality. After little result for two months, we were about to drop him when he called and said he had a renter that he knew from another property. He failed to verify employment, income, or rental history of the applicant. The woman's job started the same month as the application, which was dated on the 4th. They could not afford the home without her $1900/mo income. The man quit his job shortly after move-in. When I was called by the neighbors about the condition of our property and the behavior of the tenants, I drove to inspect. Prior to the inspection I met with Paul and asked if he had verified the application, he said yes. When I asked to see the fax from the man's work (his work only verified by fax) he said "I guess I didn't then." He claimed to be driving by the property in lieu of inspection, but somehow missed the illegally parked trailer and pile of trash in the driveway, both violations of the lease, we received a letter from the HOA and City Code Enforcement. In just 4 months the tenant did $4K in damage, including shooting an arrow through the AC unit, the yard was dead because the tenant never watered, the tenant had an unauthorized dog and cat, the dog dug out the foundation and the tenants allowed the garage to stand with garbage, maggots, and feces before and after vacating. The water had been turned off for lack of payment and according to GCEC the electricity was only days away from disconnection for non-payment. It took me three weeks to put the house back together. Overall the experience with Paul Elliot of AM Bryant Properties cost us nearly eight thousand dollars from the time we hired him to the time we re-rent our house with another agent. Paul Elliot is one of those people that is very personable, but he'll take your money and do as little as possible in return, hoping not to get caught. We ask for our money back, he refused, and we have to go to court to collect from him and the tenant. On a side note Paul Elliot was doing business under the name Elliot Properties, until I notified Elliot Properties, Incorporated in Austin. They were less that thrilled to be associated with his service. If you own the property, stay away from this guy. If you're a flaky renter, this guy is for you, he doesn't check your application.
Description of Work: We hired Paul Elliot to prep, list, and manage our property when we were relocated out of town by a new employer. In this economy we had to move fast. I ask him to contract an interior painter, carpet cleaner, and someone to haul off some scrap materials from my workshop. He said this was no problem and gave me quotes for the work. I expected to pay a fee for his management of these tasks beyond listing and managing our property.
