I had a great experience with Rick and Evan with Crawlspace Medic. Evan is honest, and truly cares about customers getting the most professional inspection, but not overpaying for things that they don't need. I had small cracks in the side of my home's slab foundation, and Rick gave me great advice as well about why they weren't a problem structurally and really put my mind at ease. When a company is telling you why some aspects of your home don't need work, that's the true mark of integrity. I'll always choose Crawlspace Medic and recommend them to everyone.

TLDR: $25k+ to fix CrawlSpace Medicâ s work. Significantly substandard work that failed to rectify the problem and they refused to acknowledge it or take adequate measures to rectify the problem. (Photo explanations on Google) I inherited a contract with CrawlSpace Medic for water management/proofing work when I purchased my home. A qualifying appraisal of the house was contingent upon the waterproofing work and essential for converting the basement into an apartment. My focus was on ensuring a dry, habitable space, aligning with my discussions with CSM where I was assured their solution would get the job done. Unfortunately, the reality was far from what was promised. Subsequent interventions to address the system shortcomings necessitated significant additional financial outlay. I received a staggering invoice from the second contractor for roughly $22k, spent quite a bit on an exterior French drain, and absorbed untold costs in construction delay. These delays compounded the emotional toll. Extreme undue stress was caused by financial strain and a prolonged period during which my basement has remained under construction and unusable. 1. Exterior Discharge Mismanagement: Despite common practices suggesting water discharge should be at least 4 feet away from a foundation to prevent moisture feedback, CSM's solution ended just 18 inches away. This oversight led to a counterproductive moisture feedback loop allowing water to re-enter the very area it was supposed to protect. I installed an exterior French drain to move it away from the foundation. (SEE PHOTOS: 1 & 2) 2. Check Valve Confusion: Contradictions arose around the check valve location of installation and subsequent removal, raising questions about the adherence to proper water management practices. (SEE PHOTOS: 3 & 4) 3. Compromised Sound Mitigation: CSM offered a sound deadening mat to mitigate excessive noise from the sump pump's operation due to poor installation of the drainage piping. Unfortunately, this offer was inadequately addressed, exemplifying a pattern of failing to meet agreed-upon solutions. (SEE PHOTO: 5) 4. Questionable Materials and Methods: The use of strip drain material (laid horizontally, dimpled side down at the bottom of the trench) deviates from any standard practice I, or others consulted, can find evidence of. This unusual method alongside changes in gravel type from coarse to silty pea gravel failed to ensure efficient drainage. (SEE PHOTOS: 6-9) 5. Sloping and Grading Issues: Visible inconsistencies in the trenches' grading, with upward slopes towards the sump pump, directly contradict the principle that effective drainage relies on gravity. (SEE PHOTOS: 10 & 11) Every homeowner trusts that professional engagements will not only meet but exceed the standard care and adherence to best practices. My experience, unfortunately, tells a different story - one of unresolved issues, ignored recommendations, and a resultant, costly second intervention to achieve what was initially contracted. Thankfully, I got vindication of the second system when it looked at CSM and said, hold my beer. It recently seamlessly handled almost 5â of rain within 24 hours and nearly 22â in the first 10 weeks of 2024 a testament to what proper water management can achieve. While I remain hopeful for a constructive resolution with CSM, this review serves as a firsthand account for others considering their services. The aim is not to disparage but to underscore the importance of transparency, due diligence in selecting a contractor, adherence to industry standards, and the willingness to engage in good faith towards resolving client concerns.

I can not speak highly enough about Rick and the whole team at Crawlspace Medic here in Greenville. I am in the Real Estate industry and work with contractors daily.
