I was very Impressed with how professional he was when he showed up to the home. He was prepared for any kind of issues that may occurred at the time of the Inspection. He explained everything to me in detail on what he was doing and why he is doing it so I had a better understanding of what he was doing. He was looking out for me the buyer, making sure the home was safe to live in and to point out what needed to be addressed to have a safe living condition for me and my family. The total inspection only took a few hours nd was very detailed. I was very satisfied with the services. I would recommend Homeplusisus.com to anyone that is looking to buy a home.

Overall, this was a very positive experience. Ed was very laid back, friendly and easy to communicate with. He is very flexible and accommodating with his schedule, responds to communication (phone and email) quickly and is willing to work appointments in to fit your needs. He is very detail-oriented and can spot issues or hazards within a home that may be overlooked, and will also suggest repairs or remediation. The documents from the inspection are very thorough and were provided on both a CD and flash drive, as well as to my email so that I had multiple copies to keep and review. The inclusion of the pictures of the home were also great to have and review. I would recommend Ed's services to anyone buying or selling a home in the area.
Description of Work: I contacted Ed Lampl from homeplusisus.com via phone to inspect the home I am buying. He responded right away and was very accommodating, explaining the details of the home inspection process and offering to come perform the inspection the next day. His flexibility in scheduling was much appreciated as I was already pressed for time in getting the inspection done. The next day he arrived to inspect the home and was extremely thorough, carefully going room to room assessing for damage, safety hazards, and other general concerns regarding home maintenance. He explained the steps of his process and pointed out his findings. His final inspection report detailed all indoor and outdoor parts and components of the house, and whether they were serviceable or if repairs were recommended, and if so, what repairs were appropriate. He included, along with a copy of the report, all of the photos he took during the inspection on a CD as well as a flash drive for me to keep and review later as needed. He also included informational pamphlets regarding mold and radon. Later, after the sellers made repairs to the home, I asked Ed to reinspect certain areas of the home. He once again, was very accommodating and was able to be at the house on very short notice. He concentrated his inspection in the areas I asked him to, but also rechecked other areas of the house that he had seen issues with on the initial inspection. He made many helpful recommendations as well.

He was early, and went through the house from one end to the other. Ed definitely knows everything there is to know about a house from proper plumbing to proper wiring. He took pictures in the attic of everything that I wanted. When he first started he said "You're the boss and I'm the employee, so tell me what you're wanting and I'll do it." He did exactly what I wanted. He is an outstanding home inspector. His fees were very fair and he was very thorough. He put all the photos on a DVD immediately. He answered all of our questions, and I have even called him a couple times since and he has answered all of my questions. I would highly recommend him.
Description of Work: He did a complete home inspection on our new house that we are currently in now.

I truly appreciate clients that take the time to write honest reviews - I have ran into several situations in the past 2 weeks mold mitigation companies - that do their own testing after they do their work - one situation a year later my clients are getting sick in the building - Ed@HomePlusIsUs.com 412-222-5968 Understanding Mold Testing - A Component Of Our Sick Building Syndrome Services In implementing high standard quality assurance, the international acceptable stamp product -AIR-O-CELL - which is a Bioaerosol sampling cassette - made by Zefon international is our standard. Zefon international - products are used internationally including New Zealand “one of the air quality capitals”. Using certified bio pumps cleaned with hydrogen peroxide wipes after each use ensures there is no cross-contamination. Beach is not used to wipe down the pumps because the microscopic spore root systems are not killed with this product, which is a common misconception. Each sample has factory sealed tape - assuring our cassettes have not been tampered with. Each sample is carefully handled and re-sealed with the original tape - always making sure our cassettes are never expired - cassettes expire like medicine. Every outside baseline sample/comparison test is always 10 min. - there is never a reason to change the exterior area (square inches). You should always change / location if the conditions are not correct, such as to much particulate at the location. Ragweed-etc, does not require changing the (area ) square inches. A 5 min. outside sample is not recommended internationally. We only use a national lab where the samples are carefully read, sometimes several times which is part of the quality assurance protocol of the laboratory. If you ever watched true TV or Court TV - this lab does over 50% of the metal's testimony in those cases. Swab testing should be performed in conjunction with air testing. Ed was available on short notice (1 day). Ed was priced cheaper than other companies we contacted. Ed provided a very detailed inspection and tailored the inspection report for us. He did a great job of explaining everything he covered and different resolutions. I strongly recommend using Ed for any type of home inspection.
Description of Work: Ed performed a home inspection for us upon our purchase of our fist house. It took Ed roughly 2 and a half hours to complete the inspection. Ed provided over 150 photos of the house along with the complete inspection report and a issue summary report. Everything Ed did was very detailed and user friendly.

Ed performed an extremely thorough inspection of the home. I have had previous homes inspected, and only now realize what I was missing. Ed was willing to go into crawl spaces and climb onto the roof--he also took aerial shots of the roof which revealed damage and poor repairs that other inspectors would probably not catch just standing in the street and using binoculars. It was actually a marathon inspection, and lasted several hours, but this was partly my fault because I followed him the entire time asking questions. He was extremely patient with my insistent questioning, and patiently explained things to me, even recommending how to undertake repairs. In the end it's the result that talks--based on the inspection we received over $30,000 in concessions, in part due to the fact that Ed uncovered many issues with the home that would have otherwise gone unnoticed until after the sale. Given the savings, I would have happily paid Ed many times more than he charged. We are extremely satisfied and highly recommend his service.

He is very hardworking and thorough. He fit us in at the last minute, and consequently had to stay on the job till 10:30 p.m. We got the reports later that night. Ed is also friendly and caring--he even gave us his old kitchen sink to use in one of the houses. If you want a quick, in-and-out, no-conversation kind of service, Ed might not be for you. But if you want a diligent job and personable interactions, Ed's your man.

I am buying a house and suspected mold in the basement, so I called Ed and later that day he was able to fit me into his schedule. He arrived on time and was very professional and respected the home owner and was very polite. While testing was in progress he pointed out a few other things that may require attention that the other building inspector didn't pick up! The actual testing only took a few minutes. He also explained the process of how it works, which was interesting and very informative! After the tests were done, he overnight shipped the samples to a processing facility and I got the results first thing monday morning. Ed called me after sending the results to confirm that I got them and explained what the report meant and how to read it. He also gave his input on how to remediate the mold and referred one of the best mold remediation specialists in the City. I would use him again in a heart beat! His tests are state of the art and very accurate compared to some other tests out there.

My mortgage was being held up by a request from the mortgage company tohave some dampness in the basement investigated. I called Mr. Lampl and heanswered his own phone which was great. I told him what my situation was and expressed to him that I needed an analysis as soon as possible. We made arrangements for him to see the dampness in the basement and he gave me a detailed report the next evening which detailed the cause of the dampness and gaverecommendations as to how to prevent it in the future.He not only responded to my request quickly but all and all was very pleasant, professional, and knowledgeable.

I know you are going to fight back on this post, Ed, but you have already lost our respect after what you sent us those nasty emails. I have never seen a contractor who is so bitter about not getting the business. I contacted Ed for a quote of the above 3 inspections. He gave me a rate and also mentioned there are certain things can change the price and we need to talk. So I called him but no one picked up the phone, and his voice mail box was full when i tried to leave him a message. Due to the timing issue on my end, I decided to go with the other company. He finally emailed me back 3 hours later saying he uses a formula and wanted me to call him back in the evening. I then told him my decision. At first, he sent me an email basically saying. it won't be the same inspection and he is NO. 1 on Angie's list'. I let it go. 1 minute later I got another email saying he is much more expensive than I budgeted and I am only looking for price not quality. God knows I nevered discussed my budget with him and never negotiated with him on the price. All I was asking is a fixed quote on the tests which he never gave me. He says he is realtor's nightmare, he really is home buyer's nightmare. It tells a lot about a person when he is defeated, if he keeps smiling and keeps fighting, or being bitter and loosing diganity. In my case, Ed is the latter. I would not recommend him to anyone.

fans,Ed Lampl answered his own phone which was a plus right from the start. There was no answering machine or making an appointment and having to wait for someone to get back to me, running down a long list of names and numbers. We were on a very tight timeline and was very sensitive to our situation given the fact that we are out of state and had a seven and a half hour drive to be present. He explained exactly what he did, how he did it, how he determined his price, how long we could expect to be there, and how quickly I could expect the results. He delivered in every aspect of the service! The owner of the home asked if he could be present so that he could learn from Ed's inspection. Ed checked with me first and nicely explained to the owner how it works and who he works for, establishing the etiquette so that everyone would be at ease. He immediately took the stress out of the whole situation by not only pointing out the flaws of the home, but the good things and what was done right, making the owner feel good and making me feel confident that we had made a good choice. The best thing of all was that when a flaw was picked up, it wasn't a matter of just finding a problem, Ed always had options, suggestions, solid recommendations and solutions, which showed all of us that he really knew his codes and regulations, was up to date on his business and a true professional that had a lot of experience. I cannot speak for the owner, but as the potential buyer for this property, even if for whatever reason we are not able to get this home, I feel the inspection was money well-spent. I did not sense any defensiveness on the part of the owner and Ed made it a true learning experience for both sides. He took excellent pictures, made a thorough report which I was able to WALK AWAY WITH including over 200 pictures on a thumb drive! I have had a few homes and inspections but never the in-depth experience that Ed provided. Ed was wonderful and I cannot say enough about the experience. My stress level has come down about 10 notches thanks to this inspection. I would say that Ed far exceeded my expectations and I would highly recommend him to anyone with the utmost confidence., solutions and suggestions of names and numbers.

All in all the experience was a good one, from the time Ed agreed, on very short notice, to help us, to the end result which resulted in saving my daughter tens of thousands of dollars in much needed repairs.
Description of Work: My daughter fell in love with a fixer upper and needed an inspection. After signing a contract she promised the seller that she would get an inspection the next day. I contacted Ed and explained the situation. As luck would have it he was then in our area. He agreed to look at the house that day. The inspection was very professional. Ed first climbed up a very steep roof and took a number of pictures,this is something most inspectors I believe would not do. I would advise anyone who is getting an inspection to first ask if the inspector will go up on the roof. He then proceeed to go over every nook and cranny of the property. This took approx. 4 to 5 hours and at the end of the day I felt that I knew this property much better and recognized that there was more to do than was first imagined.Ed provided more than 150 pictures and a write up summarizing the good points as well as the bad points of the house. When my daughter got home from her office that evening the report was waiting for her on our computer. After reading it and crunching some numbers she decided to walk away from the deal. Ed's report very neatly summarized a number of things that were hidden from a cursory inspection.For example he even took pictures of the inside of a wood burning fire place which indicated the need to clean and the fact that some bricks were cracked. The fireplace looked beautiful on the outside but the cost of restoring it to safe working order was just one of the many problems that would have turned this house into a potential money pit. The roof was another problem that Ed pointed out that would have required a very large expenditure to fix. Other problems included the electrical system which looked fine to the naked eye but included some questionable features which could indicate a potential safety issue and more expense.

While there were many positive aspects of our home inspection exprerience performed by Ed Lample I would not recommend his services; the home we had Ed Lample inspect fell through and we will not be using him for the home we are now under contract on. Summary: Ed arrived on time and found ligitimate concerns that needed to be addressed. I do feel that these are issues most inspectors would address but I do not have any other experience to compare this to. Ed was unprofessional, his report was lengthy but lacking many important details and had many sentences that made no sense as his voice to text recognition program was not proof read. We also found him to be inefficient. If you are looking for a more in depth review:The positives: Ed returned my call quickly and was very accommodating scheduling the inspection. Ed also went to the property in advance to set up the Radon testing so the results were ready to be picked up on the day of our inspection. Ed arrived on time for the insepction and was very thorough. Ed did spend a great amount of time with us explaining things and pointing out details both good and bad. I found the issues that he addressed to be valuable to us. The negatives: I did not find Ed to be professional; he took multiple smoke breaks during our inspection and each time threw the cigarette butts into the yard or left them on the house's walkway. He also frequently used vulgarity which I found unprofessional. Ed spent many hours with us, upwards of 5 hours. This reflects much more on his inefficiency than his thoughouness, our insepction easily could have taken 3 hours without all of the wasted time. Ed mentioned that he felt uncomfortable with the inspection because the home owners were present, he also had great difficulty uploading pictures onto his computer and using a new camera he brought which seemed to leave him flustered. My biggest issue with this inspection was the quality of the report-- Ed uses a dictation system so he can speak into the microphone and the information will be translated into text and typed into the report. The problem with this is that in our official report there were MANY areas where the program did not translate voice to text correctly leaving us with many incomprehensable sentences. Additionally, there were issues that Ed brought up to us verbally (one of which we wanted the seller to repair) which was not mentioned anywhere in the report. Additionally, Ed followed up every sentence in his report with-- would recommend evaluation by professional... electrician, roofer, structural engineer, etc. which lessened the weight of the findings when asking the seller for repairs.

My experience with Ed Lampl was fantastic. I needed an inspection of one small doorway that was holding up my mortgage. Ed heard what I needed and made time in his schedule to be there within a few hours. His array of high tech equipment in amazing - his truck looks like it was designed by NASA. His use of technology makes for a thorough inspection and also allows for quick results. I believe he could perform any type or level of inspection. He was prompt, courteous, and professional and his price was excellent. He was able to provide me with the documentation I needed within a few hours. The whole experience was great and I highly recommend this company.

He was punctual and came a half hour early to begin walking on the roof. He climbed all the roofs and did a good job, actually. The house was a bank owned property so he wanted to know the extent of the damage. He had all those hi-tech devices like infra-red cameras to check if there was any moisture in the house or any other damages. I will use him again in the future.

My wife and I had Ed Lampl do a home inspection for us on 05/05/12. Ed did not waste any time getting the radon test setup one week before the inspection. He was extremely thorough and once everything was done he provided us with DVD documentation and 150 photos, as well as e-mailed the information to us. He showed us things we would have never noticed and gave us excellent advice. He is very experienced and we would definitely recommend Ed Lampl if you need a home inspection.

Ed was very thorough with the inspection. He took his time and encouraged us to ask questions. He found issues with the home that we would not have been aware of without his help. There are things that a seller would not fix, but that I would not have known were wrong before buying the house. I felt like I had "Holmes on Homes" from HGTV looking at our home. I am so grateful. Our home we were buying had two additions put on it, 2 attics, 2 additional crawl spaces, 2 airconditioners, and a well. I was nervous about the home and now thanks to Ed I understand our home and know the improvements we need to make. Ed found mold in our attic and electrical problems with one of the 4 units in the home. He found one of the AC units leaking fluid. He did an amazing job and looked at every thing. He took over 300 pictures of the home to show us what he found. He went on the roof and in every crawl space. Because we got such a thorough inspection we were able to show the sellers the problems he found including mold in the attic, electrical problems, pool issues and get them paid for by the sellers. I would recommend Ed to every one without reservation. He is worth the money and safety of your home. .

I telephoned Home Plus Is Us after reading about their favorable reviews on Angies List. Ed Lampl came out that very evening to install the Radon detector so the results would be available to me ASAP. Ed showed up at the scheduled time and did an extremely thorough and professional property inspection that laster all morning and into the early afternoon. He started outside and inspected the foundations, driveway, outside deck, condition of the windows and doors etc and then went up on the roof, documenting and photographing trouble areas for his report. He also inspected the basement walls, visually inspected the burners and heat exchangers in my furnace (He found a crack in one!) and then went room by room with a thorough inspection of the entire house, bathrooms, condition of the tile, faucets , toilets etc. He also went into the attic and tracked down the ventilation exit locations of all the fans in the house. I have purchased 4 houses in my life and had 4 inspections done and this was, hands down, the most thorough and professional experience I've had with an inspection company. As a result of finding these issues, I was able to negotiate over $12K off my purchase price. Lastly the report was exceptionally thorough and complete with over 70 photos and comprehensive documentation. I would highly recommend Ed as an inspector. You are in great hands!

Ed was very good to work with. It was easy to setup an appointment and he was able to do the inspection over the weekend to fit with my schedule. On the day of the inspection I was running late and my agent got to the house 15 minutes before the time that was setup. Ed had already done a some of the exterior inspection before my agent got there and was starting to write up that report for the outside. He was very through in his inspection and explained everything that he saw, how it should be if it was incorrect, and how to fix it. He also offered update suggestions(i.e.: could replace vent system in the bathroom with a heater/vent system and provided the recommended size). This will be the third home inspection that I have had done over the years of owning homes and it was one of the best and informative inspections that I've had.

Overall, this was a good experience. Ed arrived on time and got to work immediately, was very thorough in all aspects of the inspection. He took the time to explain what he was looking for in each room, what would need fixed, as well as maintenance suggestions. He uses a voice-to-text program that prepares a report on the spot, and instantly uploads all photos he takes to give to you immediately following the inspection. He has state of the art equipment for detection of cracks in ductwork and moisture in the attic and walls. The whole inspection took around 3 hours, and was a great learning experience.
