Having Ed do the inspection for us was an incredible experience. He was very thorough and understanding. Our inspection window was running out and Ed came out within less than 24 hours of our request. Once there, Ed took his time talking to us and addressing some of our unusual concerns about the house. He stated that he will take as long as we like "if it means till 10 O'clock" (5+) hours if it means addressing our concerns thoroughly. When it came to examining the previous repairs done on the house post a past inspection by a different company, Ed left no stone unturned. He questioned the quality of some of the repairs and explained to us why they may last or not last long term. Ed completed the report on the spot for us so we could respond to the seller faster. Since the basement was damp, we inquired about mold testing. He was able to perform those with the inspection without prior notice! We were so glad that we didn't need to have a separate company come out to do the air testing. He is certified in almost every time of testing that there is when it comes to houses. We would definitely use him again! The guy seemed very honest, friendly and would go out of his way to be as helpful as possible, respectful of our budget etc . the best part was his expertise.

We got our 1st home inspections by Ed lample on Nov 16th, 2013 for a property located at Wexford. I found that the quality of their service is superb! He really helped us refine our thoughts on the house to ensure we got what we really wanted and knew what we really are getting into as the home buyers. He arrived on time, conducted sufficient inspection for around 6 hours, with detailed explanation on-site, and with well-written report from a HiTest gadget which made the report very detailed and helpful for us to negotiate on the house price with the seller.. I thought we knew all the existing issues with the house already as we checked the house in and out before signing the offer, but he still was able to find many things which surprised me. he took the time to dig into the home and inspect every inch for water problems, mold issues, safety issues big and small. I would Highly Recommend!! them over anyone..in Pittsburgh! If any company who says that they can finish the home inspection in 2 hours kick them out. Because to inspect a house it takes lot of time and as a buyers when you putting your hard earned money into your dream home. you have every reason to get the detailed inspection done.

I would highly recommend Ed. We have had an extreme mold problem in our 3 year old home. He has been to our house over 10 times in the past 11 months during the remediation process to do air quality testing and swabs. He has gone above and beyond what he was hired to do. He has been extremely understanding to our situation and has been very helpful in giving us the knowledge we have needed during this nightmare. Great guy! A+

Ed performed the work in a professional and efficient manner. He explained what he was doing and why each step was being done. He also explained some of the medical implications of mold and the illness that can be caused by it. I would not hesitate to recommend Ed's services as a home inspector.

We purchased a 1900 rowhouse in the city and had Ed perform the inspection. He was very responsive and prompt. He is extremely thorough, and goes into far more detail than we would have expected in our inspection. His primary focus is not on simply passing a house for sale, but in making you as informed about the property as possible. For people like us, buying a very old home needing work, this type of inspection was perfect. The inspection lasted shy of 4 hours. Ed recorded all his observations into a tablet via voice, which was used to generate .pdf reports at the end, along with multiple photographs of various inspection details, including aerial views of the roof. He was great about answering all our questions. If you have an old home and are planning on doing work, Ed Lampl is an excellent choice.

We were under contract on a house in Regent Square in April 2013 and hired Ed to do all of the relevant inspections (house, pest, and radon). Ed was responsive when I called to set up an appointment, and was able to do the inspection within a week. We found his inspection to be thorough, and it revealed a lot of problems with the house (which ultimately led us to walk away from the deal). While his inspection was thorough, it lasted way too long because he writes the report during the inspection. While it is nice to have a report right away, there were long stretches of time where we had to sit and wait while he dictated the report. We were there for 4+ hours, but the actual inspection probably only took about 1.5 or 2 hours. Also, we found his report to be a bit hard to follow -- there were garbled sentences and lots of "filler" text. It was hard to determine what were the serious issues and what were minor ones. Ultimately, he got the job done, but I would have preferred a more easy-to-read, streamlined report, and less time spent waiting at the house while he wrote it.

It went horrible! The guy was extremely slow, extremely unprofessional, and he missed some obvious stuff wrong with the house. Speed: He had this voice-activated typing system so every minute or two he would return to the kitchen where he had his computer and speak into his microphone to customized a canned report with some nonsense. It was like watching paint dry, but more painful. Every other word he would have to correct the program and type in something different instead of just doing the inspection and doing all of the admin on his own time. We're talking, this inspection took 3 hours and he probably spent 35 minutes actually inspecting the house. The end product "custom report" was a joke as half of the stuff in it was nonsense or not applicable to our home. Unprofessional: My wife and new child were in the car, since this thing was in its third hour, I told him I needed to leave and to just mail me the finished report. He refused to do so and insisted I stay and he would only be another 2 or 3 minutes. This went on for probably 45 minutes as my blood pressure soared! He asked if he could give my older child a $2 dollar bill. i said no, I didn't want him accepting things from strangers...what did he do?...he waited until I was on the phone and snuck over to my child to do what I specifically told him not to do in the first place! Also, I spent the better part of 3 hours trying to not get a clinical view of the mans butt-crack. His pants were falling down the whole time and he looked to be high or on some kind of medication. Totally unprofessional! F- Obvious Stuff Missed: A few weeks into the home we found numerous items wrong with the house that I could have found without spending the ridiculously high price on this clown. No wonder he has you sign a document that says he's not responsible for anything wrong with the house that he doesn't find. It's like a dentist having you sign a contract that if he misses a cavity, he's not responsible and won't stand behind his work. I don't know how this guy has such a good rating on Angies list. If you can't tell, I'm absolutely dissapointed with the experience. UPDATE: Hopefully, his non-sensical response shed some more light this guys mental capacity. Buyers remorse for a home we didn't buy, even though we live here currently? My contact information is available to Lampl, but I'd gladly take a hot poker to the eye than have any more contact with him.

Great. I decided against the house. Maybe I shouldn't have, but at my age & being alone - I wasn't looking for this kind of project. I could tell initially that the seller's agent did not like my choice of Mr. Lampl, and there may have been a problem or two detected that were being masked in the hope of not being noticed.
Description of Work: Complete examination of the home exterior incl. street wiring to house. Climbed up on roof and walked all over the entire area. As he goes he records his comments like chimney flashings,etc. On main floor, checked for gas shut-offs to frpl. & stove. Emptied water heater to test for re-fill at kit sink. Up to 2nd story where he popped the attic cover & shimmied up w/flashlight for a look. Not enough ventilation & the double layer roof had sealed-in moisture causing initial formation of 'something' on the attic beams. The basement was last with heater, elec. panel, etc. Mr. Lampl gave a solid 3 + hr. inspection. He'll email reports immediately. It is encouraging to encounter such professionalism. I recommend him to anyone.

Ed Lampi did mold testing and radon testing for us. He was very thorough. He does not work for a Real Estate Agent and has the home owners best interest and health at heart. My experience with him was great. He is one of the most honest contractors I have ever worked with. ( I have worked with a lot of them, some good and some not so good.) He spent a lot of time going over every detail and educating us. His reports are very detailed. If you are looking for someone to do environmental and home inspections he is an excellent choice!!!!!!!!!!

We've actually used Ed before--he's the best. We bought a house in Bethel Park that ended up having a gigantic active leak, with mold throughout the entire space. The leak didn't show up until 3 hours into our home inspection, so we are VERY lucky Ed takes his time. This was our second go around, since we got out of the first house purchase. When we called in he fit us in within 4 days (which is magical compared to other inspectors) and did the job right. As with the first inspection, Ed takes a ton of pictures and puts together an extremely thorough color-coded report. If you bring your flashdrive you get the originals of the inspection as well as all of the pictures instantly. He also emails all of the information to you and your realtor immediately so you don't have to wait for results. Make sure you go with him through the inspection--he will go through all of the preventative maintenance that you will need to do in the next few years on the house. We highly recommend Ed!

Ed was great. Because we were out of town buyers, we really relied on his eyes and opinion. I called him and he was out to the house within 4-5 days. Most other inspectors could not be out for at least a week. He also was very responsive and made follow up phone calls multiple times. He called us immediately after the inspection to give us the details. He also had a very thorough report with pictures. There was color coding and did I mention how thorough it was? He was very reassuring.
Description of Work: Ed Lampl came out to our house prior to closing to do the inspection. We were out of town buyers, so we had to really rely on him. He sent a very detailed report with photos as well.

Working with Ed was a great experience. He gave us ideas for future improvement, suggestions for upkeep of the property, and answered all of our questions. His knowledge is second to none, and was very professional. He was there on time and took us through every step of the inspection. He performed mold tests in the attic and crawl space, radon testing, and termite testing as well. The finshed report was excellent, it was great to have a written reference of all the topics discussed throughout the inspection. Although we did not purchase the property he inspected, we feel confident we made the right decision because of his excellent attention to detail. We are very satisifed and plan to use him in the future.

Ed was punctual, straight up, professional, extremely thorough and detailed in his reports. It may seem that he generates a masters thesis of information on your property which consists of pictures, multiple text recommendations for immediate safety hazards, general current maintenance, and future maintenance issues, but it helps me make sure that nothing is overlooked and helps me to know what needs to be done currently and for future maintenance. His report sections were broken down and numbered which gives the document traceability, which is a really nice feature so I don't have to read through multiple paragraphs to find what I need and helps the process so that I can go back and quickly reference sections for repairs. I would not have known to check the batteries in the furnace/controls yearly, safety springs were not installed on one of the garage doors, and some wiring hazards hidden in the panel. Ed mentioned that many times bathroom vents are not tied in to an exterior vent and sometimes vent directly into attic spaces which can cause moisture conducive to mold growth. I did not want to be on the hook for removing insulation and treating an attic full of mold and roof leaks, and checking the eaves to make sure they were not blocked. Ed recommended installing a power vent for improved airflow in the attic. Also, active living mold-type substances were found in the basement. I did my homework and requested that mold areas be eliminated from the property according to IICRC protocols/standards and use a third party clearance tester with actual, third-party testing lab results. I don't want some schmo contractor not setting up containment areas and cross contaminating the rest of the house, not scrubbing down or not removing affected areas, or not providing actual third party reports with numbers with data. Ed recommended doing clearance testing with taking actual Air-o-cell cassettes so a physical air sample is sent to a lab which will generate a report. Testing was professional and would recommend.
Description of Work: Residential Duplex Home and detached garage/s inspection,Pest Inspection, Radon, and protein samples for living organisms on walls. The price was fair considering 2 apartments were inspected on the property, basement, general areas, and detached garages with separate electrical service. One of my main reasons for using Ed is that he maintains active licenses for Mold, Radon, and Pest inspections. As the client, as I don't have the time to find separate inspectors to do individual testing and is a huge time savings to me. I take my own health and current/future tenants’ health and safety very seriously, so I wanted to be sure of any potential gas leaks, electrical issues, pest, and mold/water conditions that could cause poor air quality. Ed seemed to understand this and his values were on the same page. All of his equipment had the latest calibrations on them, a radon test with an e-perm machine was used which provided quick results. I was impressed to see an IR (Infrared) thermometer being used to check for cold spots on the building and moisture meter was used to look for leaks and moisture infiltration. Additionally, he used a camera scope and gas detector to check basement gas lines and inside of furnaces…upon which there was much deterioration found in the furnace burners. I don't have major allergies but one unit under inspection had a pungent odor that was really bothering me and causing my throat to burn and eyes watering after a couple minutes...Ed got out a UV light and we examined several areas which were revealed to have pet stains on the carpeting from a previous tenant...not a severe fire or electrical issue, but this area was where a child was playing, which was unacceptable to me as a future buyer/landlord and needed to be remedied. Personally, I avoid using lists of contractors and professionals generated by real estate agencies as I want someone who is working in my corner. Ed gave me honest answers and does not try to hide any details or selectively omit/forget anything regardless of the inspection outcome.

Ed was simply remarkable and very punctual. His process and approach were very helpful and professional. We were in a time crunch and Ed was very accommodating in ensuring we were able to get the inspection done within the timeframe we needed it completed. During the whole process Ed answered all of our questions and was very informative. He is highly automated with technology which made the process go incredibly smooth. Upon completion, if you have a USB drive, he will make copies on sight and give to you. His follow up is impeccable. I wish him all the success in the world as he is clearly in the business for the right reasons, to service the buyers of the property. He gave us the best possible feeling on the safety, stability, and strength of the home we were about to purchase.

Ed was great ! He was there on time, give me recommendation to fix the issues of the house and was available after the inspection. He was really helpful and show all the reword to do. Ed is a great home inspector. He is not affiliated with any real estate company right now, and he is really a buyers' home inspector - meaning he works for the best interests of the buyers. He is so thorough and professional throughout the whole inspection. You can ask him any questions that you have, and he always explains it to you in details. When we mentioned we want to do some remodeling, he also recommended some top contractors to us, all of which have great feedback on Angieslist like him. We highly recommend Ed to everyone, whenever you need a home inspector.

If we could give an A+ on responsiveness we would! Time was of the essence on getting our home inspection completed. We called a couple of other inspectors and there was about a 2 week wait. We found Ed on Angie's list and called him because of the service award even though he was not in our area. Ed was actually on vacation when he answered the call and scheduled us while he was sitting on the beach!! He was doing our inspection 3 days later : ) He was extremely thorough and gave us the report right then and there. He really helped us to know all about our new home.

7/26/13..Tried to call contractor...His VM was full and I was unable to leave a message..Found hes website where I could leave the information and my e-mail address (which I filled out)...I received an e-mail saying he would be back in touch with me shortly...The next morning I received (2) separate e-mail from Ed (in error)...I responded to the (2) e-mails telling him, that he sent the e-mails to me in error..That I was not an electrician and I was interested in a home inspection, and that I was in the process of getting my house I n order to sell...and that I was getting bids on mold removal...I received an e-mail stating he was sorry that he sent the emails to me by mistake.....That was the last contact I had w/Ed...It has been over 2 weeks...

Zefon international - products are used internationally including New Zealand “one of the air quality capitals”. Using certified bio pumps cleaned with hydrogen peroxide wipes after each use ensures there is no cross-contamination. Bleach is not used to wipe down the pumps because the microscopic spore root systems are not killed with this product, which is a common misconception. Each sample has factory sealed tape - assuring our cassettes have not been tampered with. Each sample is carefully handled and re-sealed with the original tape – always making sure our cassettes are never expired - cassettes expire like medicine. Every outside baseline sample/comparison test is always 10 min. - there is never a reason to change the exterior area (square inches). You should always change / location if the conditions are not correct, such as to much particulate at the location. Ragweed-etc, does not require changing the (area ) square inches. A 5 min. outside sample is not recommended internationally. We only use a national lab where the samples are carefully read, sometimes several times which is part of the quality assurance protocol of the laboratory. If you ever watched true TV or Court TV - this lab does over 50% of the metal's testimony in those cases. Swab testing should be performed in conjunction with air testing. In some cases using a luminometer (instant bacteria level) may indicate the necessity of swab testing. Rossen Reports: Are mold contractors charging for unneeded work? Ed Lampl was referred to us by a friend who told us that Ed's approach to house inspections is meticulous. We were purchasing a 1923 built home and wanted to insure that all systems were acceptable before closing on the property. An additional consideration is my husbands significant health condition which includes a compromised immune system. For these reasons we chose to have the following inspections completed - Home Inspection, Radon Inspection, Mold Inspection and Pest Inspection We explained to Ed that we were in a time crunch. He responded to our request for service in a very timely manner in terms of completing the inspections and delivering the various reports. The house inspection report included many (40+) pictures which increased our ability to understand the text. Ed made himself available to review the reports and answer questions so we could make informed decisions moving forward. During our conversations, Ed provided many tips on keeping a house safe after the sale. It was obvious this knowledge came form years of experience. I am not sure what else Ed could have done to provide better service.
