I firmly believe you get what you pay for, and the is certainly true with Ed. He delivers as promised. He uses the latest technology including a drone for roof inspection and voice transcription and custom software for speedy output delivery. At the end of the day you will know what problems you may be buying. Based on Ed's review we decided to pass on this house. We will use Ed again for our next prospect.

I chose Ed because his negative review was that he was too thorough. This is my first home and I wanted someone who would take the time to explain every detail and find every single possible scenario that could be calculated out to fully decide wether this was truely the house of my dreams or a money pit. His wisdom has been the basis of all the decisions I have made and he has not let me down. It is a relief when several contractors all agree on his recommendation for the various jobs that I needed accomplished. Im very glad that I hired him and believe he was worth every penny. He hit the nail on the head with this 1930's house.

Ed Lampl was great! He was very professional a did a thorough inspection. He gave us a lot of detail on what were actually problems that we should send back to the previous owners and tips for making improvements ourselves. He has a nice array of equipment and was able to detect a gas leak in the furnace that our real estate agent called in to the seller's agent right away. Also, he let us take before pictures of the house and included everything in a report that he gave us before he left the property. Ed was great and I would recommend him to anybody. If I ever need home inspection services in the future, I know who I'm going to!

Ed took time to explain things each step of the way; was very patient; took pictures of key areas of concern and his explanations were detailed and yet in terms we could understand fully. He was thoughtful and considered our "needs to know" and also pointed out strengths of the house. Very respectful of the property and of our time. his reports were comprehensive with final summaries. The house report was color coded to let us know what was essential to fix (red), nice to be fixed or needing to be fixed sometime in the future (in green) and routine things that a home owner will need to think about as time goes by (blue). We were very pleased...he was very helpful.

This was our third time buying a home, and Ed's inspection was by far the most thorough. This does mean that the inspection takes a while - our's lasted six hours. Given that a house is the most important and expensive purchase most of us make, I am perfectly happy having it take as long as it needs to, and that's how Ed thinks about it too - he'll get up on the roof, in the attic, and anywhere else to find hidden defects. The home we bought had a previous inspection that was provided to us, and Ed found a number of issues the other inspector did not (mostly stuff that was cheap to fix, but important from a safety standpoint). Ed also noted numerous maintenance tasks in his report - issues that don't need to be fixed immediately, but which as home-owners it is best to keep up on. I plan to re-read his report once/year to remind myself what I should be doing to keep the home in good shape. Ed is friendly, quirky, persistent, and paranoid; combine these traits and you get a great home inspector!

We are so happy that we hired Ed for our home inspection; his reviews were stellar. Ed was very friendly, knowledgeable and thorough. He really took the time to explain what he noticed about the home and why it was important. Thankfully, he happened to find a gas leak that the seller's were able to fix right away! We left the inspection feeling comfortable about our new home. Ed gave us our report right on the spot. He also was able to give us the report on our USB drive. The report was VERY thorough. We appreciated that he included photos so that we can remember everything he pointed out. Ed also told us how to fix some of the issues he found (what needs to be done to fix the problem and what kind of professional to call).

Ed arrived well over an hour early. He was able to ask the tenant questions and discovered that the HVAC system was not working properly, even after the owner's had added Freon to the system during the previous summer. Ed thoroughly inspected the property, finding that the patio had settled and was sloping towards the house. He found moisture in the attic, rust in the electrical box, loose roof shingles, a bathroom fan that wasn't vented to the exterior, a gas leak near the water heater, and bad weatherstripping between the house and the garage, which could lead to carbon monoxide poisoning if not corrected. He was incredibly thorough and encouraged me to ask questions. His report included lots of photographs. I give Ed the highest recommendation possible. I used to work for an architecture firm and found that some home inspectors are not thorough and seem to only report obvious defects, as they are afraid of alienating the real estate agents who recommend them to home buyers. Ed is not like that. He is objective. He seeks and reports the truth. He's as much a detective and educator as he is a home inspector.
Description of Work: Ed performed a full home inspection, including checking for gas leaks, carbon monoxide, etc., and a radon inspection. It had snowed and Ed wanted to make sure he could schedule the inspection for a day he would be able to get up on the roof and do a thorough inspection.

Everything went smooth, sometimes in this city it is hard to find someone who is up to date with technology. Being able to communicate seamlessly through e-mail or watching YouTube videos, etc., it was easy to get a feel for who we were working with before even meeting him. That said, he was extremely thorough. I saw a review where someone complained about the length of inspection, but honestly if you're buying a house I'd rather someone be attentive to details than just go through the motions. He was very clear with every part of the household in what would be good to know for regular maintenance as well as items we should tackle sooner than later. His report came to us via e-mail as we were driving home, so you couldn't ask for something more prompt than that. He's also been very responsive after the inspection for follow-up questions I had that I forgot to ask while we were together in the household.

I used the reviews to pick Ed Lampl and I'm glad I did. He truly provides a service for the buyer. I'm an out of state buyer purchasing a property for my son and needed an unbiased inspection, and that's what Ed provided. Ed went beyond what other inspectors do by providing a guided tour of the property, pointing out to my son all the mechanicals in the house and how they work. On top of that, he accommodated our schedule and performed the inspection on a Saturday. He was prompt and professional and a pleasure to work with. Every once in awhile it's nice to find someone that says what they do and then does what they say.

Ed is the best and is also a great guy. I truly believe making money is secondary for him. I believe his first priory is helping people and making sure they don't get ripped off and money is secondary to him. I had EverDry come to my new house and use scare tactics on me and give me an outrageous bid of $18,000. My wife and I were truly scared to death that it wasn't even safe to be in our home. I called Ed and he did mold testing and air testing and gave my wife and I peace of mind that everything was fine until his tests came back from the lab. Thankfully his tests came back negative. He did thorough testing of my house at a reasonable price and my wife and our were very confident we had nothing to worry about. He went above and beyond with his testing. He also does a great job of educating us and making you understand everything. I have never learned so much from anyone in my life. What I like most about Ed is since he did the mold testing at my house, I have called him 5 times asking for his advice and help about certain air quality/home questions. Even though chances are he will never make a dime off me again, unless i need mold testing again or a home inspection, he treats me like I am his number one client and answers every question I have as if he were making money off me. I call him ask him questions because I respect his opinion and he continuously educates me. If I ever need mold testing again or a home inspection he would be my guy for sure. He is So thorough it isn't even funny. And a huge Plus about Ed is he is absolutely freaking hilarious. Im not one to write reviews, but he is too good not to write one.

I think all of my clients that will take the time to write a review based on the work at their assignment - be very careful about who you pick under the mixed category mold testing/mold removal - most of these mold removal companies/mitigation companies do their own testing. It is the most unethical practice. You could ever imagine - I have multiple assignments two and three years after mitigation when the client is getting sick in the building - I have multiple casting examples showing huge discrepancies. When these companies do their own testing - remember they have an incentive to say everything is fine - they have an incentive to say you have a problem when you may not - please consider taking the time to review multiple videos on YouTube - new videos are posted all the time - the mold scam 101 videos are just to teach you so that you don't get scammed. We all can be subject to a scam and Angie's list does not have a disclaimer and they are not a policing agency - if anybody does testing for you and does not give you automatically the chain of custody. It went perfect. Quick turnaround. Ed was on time and professional. We took five hours absolutely scrutinizing the home. He uses an amazing technique of writing up the inspection with pictures and annotation on his tablet and giving it to you when you leave the house. It is comprehensive and the output is sent via email. You can also give him a flash drive and he will give you all the files immediately.

I do not use scare tactics and am not interested in anyone that would use such tactics - I emphasize the scams of mold removal company, doing their own testing - it's like a student creating their own final exam -if you search YouTube and review the videos you will see they are informational - this is the information that was sent to this particular client - apparently the client did not fully read the information with attachments - huge misunderstanding of intentions - Consider Watching Our Videos - https://plus.google.com/100805533845000937442/videos Understanding Mold Testing – A Component Of Our Sick Building Syndrome Services Non-Viable Testing /Direct Exams In implementing high standard quality assurance, the international acceptable stamp product -AIR-O-CELL - which is a Bioaerosol sampling cassette - made by Zefon international is our standard. Zefon international - products are used internationally including New Zealand “one of the air quality capitals”. Using certified bio pumps cleaned with hydrogen peroxide wipes after each use ensures there is no cross-contamination. Bleach is not used to wipe down the pumps because the microscopic spore root systems are not killed with this product, which is a common misconception. Each sample has factory sealed tape - assuring our cassettes have not been tampered with. Each sample is carefully handled and re-sealed with the original tape – always making sure our cassettes are never expired - cassettes expire like medicine. Every outside baseline sample/comparison test is always 10 min./10 in.² - there is never a reason to change the exterior area (square inches). You should always change / location if the conditions are not correct, such as to much particulate at the location. Ragweed-etc, does not require changing the (area ) square inches. A 5 min. /5 in.² outside sample is not recommended internationally. We only use a national lab where the samples are carefully read, sometimes several times which is part of the quality assurance protocol of the laboratory. If you ever watched true TV or Court TV - this lab does over 50% of the metal's testimony in those cases. Swab testing should be performed in conjunction with air testing. We just bought a new construction home and needed a radon test and I found Ed on Angie's list. He was great. He was very laid back yet professional and very passionate about what he does which is great. He came in to drop off the test and immediately connected with my two toddlers who loved him and wanted to help with everything he was doing. Mind you, he was only here to drop off a radon test kit. I asked one or two questions about the house and he took me through the house and basically did a mini inpection for me which help tremendously. He went above and beyond what he was here for and I'm grateful. He had great tips for me and was really genuine about his time spent here. I wish all professionals we dealt with were a little bit like Ed. That would make things so easy.

I appreciate clients to take the time to write a honest review - Can Mold continue to grow once the moisture is gone? Yes it can, there are all different types of mold requiring different moisture rates. One specific example are basidiospores which you may see on a wood 2x4. This type of mold is associated with dry rot which means it does not need high levels of moisture to survive once this mold is present to survive. Molds can also use humidity as a moisture/water source and grow on solely humidity as the food source such as wood/drywall can absorb that moisture from the air. Once mold is present it will release spores whether it is alive or dormant which can have allergenic effects. When visible mold is present the best way to get rid of it is to physically remove it from the building, eliminate the water source and control air flow and humidity. There is a big difference between killing mold and mold removal. There are industry guidelines and recommendations but not all mold removal companies are the same. It is always best to get a third-party clearance test by an inspector who is not the mitigation company as there is a conflict of interest and mold can have serious health effects. Many water proofing companies say you get rid of the water, you get rid of the mold. False- the mold will always be there until it is physically removed. I called Ed at 8:40 pm to schedule inspection. He was able to drop off radon box the next day! He was flexible with our schedules and agreed to conduct our inspection on a Saturday. We had our young family with us at the inspection and he was incredibly patient with the kids and all of our questions. His report was very detailed with clear, colored photos (that he made notes for us directly on regarding the future upkeep of the property). He gave us his report the same day (right then and there for inspection, and later that evening for radon). My only disappointment was that after receiving our reports, we had a couple of questions and have not heard back from him yet. (Granted, it has only been a couple of days, and he may respond to us soon.) I absolutely recommend Ed! We have used other inspectors in the past, before learning about him, and he blew them away!

Ed's inspection was very thorough and professional. He documented all of his findings in a clear and easy to understand report. He took pictures of everything! The report was ready day of inspection which made it very convenient. It turned out that the roof of the home we intended to purchase is near the end of its "useful" life. Ed even recommended the name of a roofer to help expedite the process.

I felt that he didn't check a lot of the things in the home that he needed to. He said that there were so many things that worked, and they didn't. All he did was sit and dictate into his computer his findings. I felt that he had a standard routine, just dictating basic information, but nothing targeted. After we moved in, we found so many things that were not working.

I am so thankful for my clients that will take the time to write an honest review - do not get scammed by the mold removal companies that offer testing - Can Mold continue to grow once the moisture is gone? Yes it can, there are all different types of mold requiring different moisture rates. One specific example are basidiospores which you may see on a wood 2x4. This type of mold is associated with dry rot which means it does not need high levels of moisture to survive once this mold is present to survive. Molds can also use humidity as a moisture/water source and grow on solely humidity as the food source such as wood/drywall can absorb that moisture from the air. Once mold is present it will release spores whether it is alive or dormant which can have allergenic effects. When visible mold is present the best way to get rid of it is to physically remove it from the building, eliminate the water source and control air flow and humidity. There is a big difference between killing mold and mold removal. There are industry guidelines and recommendations but not all mold removal companies are the same. It is always best to get a third-party clearance test by an inspector who is not the mitigation company as there is a conflict of interest and mold can have serious health effects. Many water proofing companies say you get rid of the water, you get rid of the mold. False- the mold will always be there until it is physically removed. Ed was honest and very forthcoming in helping me, particularly on a Sunday night and without wanting anything in return. I would strongly endorse him and trust him for testing and inspecting services
Description of Work: We have a contractor doing work, and the lead abatement is not being done properly. I called Ed, who late Sunday night provided me a Lead testing kit, and coached me on how to use it. This was extremely gracious and helpful. Unfortunately we did discover lead, and will need to follow up with our contractor to fix.
