We passed 9 third party clearance tests at this property back in July. We did not cross-contaminate your house/belongings and I have the mold tests to prove this. Science does not lie. This was an insurance claim where client is trying to get a new house; appliances, furnace and more on the bill of the insurance company. We demoed a 4 bedroom house and treated for mold in 7 days- hardwood floors, ceramic tile, plaster, 3 bathrooms,basement, garage, kitchen, subfloors and more. I cannot believe that the guy from the Restoration company pulled out his equipment and told you that your whole house was dry. When I put my moisture reader on the wall it read 100%. When we demoed your first floor and basement, there was mold behind every wall. That is what happens when you leave for a week and have a water pipe burst in your house left unattended and leaks 100,000 gallons of water. It was funny to see that hooligan from your first restoration company think that he could dry out your whole house with 2 fans and 1 dehumidifier. I see the third party clearance testing came back very good for your house. Hopefully your rebuild goes good well and you can get your life back into order.

It went well. Brandon is a little difficult to get ahold of, but be patient with him, he will get back to you. He and his workers showed up on time, work very hard and long hours. I hired him for just the crawl space, but after he gave me a written quote and I accepted, he said he would do my entire basement. 1. Explained everything to me during initial estimate. Gave me general price when first meeting. Explained everything that needed done. 2. Showed up first day on time and walked me through everything they were going to be doing. 3. Removed all debris in basement area and crawl space. Approximately 2 tons of dirt, old insulation, debris, etc. He even dug out a cement step outside my basement door and leveled it for me at NO EXTRA COST. 4. Dug out crawl space to have easier access to area. Had to hand dig out and use buckets to up and down steps. 5. Sprayed entire basement, crawl space, and coal cellar with serum to kill mold 6. Scubbed area until mold was gone. 7. Cleaned up old paint and ran filters to clean air overnight 8. Painted the entire basement, crawl space, and coal cellar. 9. Spray foamed crawl space and with left over sprayed floor joists in coal cellar and around basement 10. Installed 6ml vapor barrier. As I said, Brandon is sometimes difficult to get a hold of, that is the ONLY reason I gave him 1 B rating. He was not the cheapest, or the most expensive as I had approximately 7 estimates. He provided me with what I was most comfortable with. He and his men work very hard and long hours. I HIGHLY recommend him. Felt comfortable with them in my basement. I trusted him.

Thanks, We are working on getting back to people a lot quicker now. At certain times of the year, it is not unusual for us to get 20-30 calls a day. Thanks for hanging in there and I am glad everything worked out good. Sometimes the day that we start it takes us a little bit longer to arrive because we have to load and sanitize our equipment before entering your house; This is just some of the small things we do without you noticing. I know that other companies do not bring 2-3 hepa machines on every job to filter out the air in your house. Some companies don't understand the concept of negative pressure and the importance of containing mold. I am glad you shared some of the stories of how other contractors on the list wanted to just spray the mold and have it magically disappear. It doesn't go away on its own- it has to be sprayed and physically removed from the surfaces which requires additional work and additional chemicals. There is not a chemical on earth that can just kill the mold and have it magically disappear because mold has a rooting structure. When you just spray chemicals on mold, you do not remove the rooting structure of the mold. Even if you spray and kill mold you will still have spores remaining which are called non-viable molds which are incapable of producing new colonies, but are still allergenic. Beware of these new companies advertising on tv with these magical sprays such as Bactronix. They are not following IICRC S520 mold remediation protocol and are putting bandaids on some major problems. Life isn't always about making money- its about doing the right thing. In order to even gain access to the mold in your crawl space, we had to physically dig out over 2 tons of dirt and remove them in 5 gallon buckets, but this was the only way to do the job the right way. Your inaccessible crawl space was 6 inches in some places but now it is an actual crawl space. I fixed the step because it took me 5 minutes and I didn't want someone to trip over it and get hurt for how many trips we had to carry buckets up your stairs.

Description of Work: The provider (Brandon) called me on Sunday afternoon in response to an Angie's List inquiry. He stated that he could possibly look at the property with the potential mold problem that very day, but that he would call to confirm and would give me an hour and a half notice. Brandon never called. I did not hear from him all week. On Friday 6.13.14 I texted him, "Brandon, did you forget about me and my mold? Thanks." (I signed my name.) Later that afternoon I received a text with three question marks "???". I am sure I texted the correct number because I used the one from which he called me on Sunday. It seems strange because initially I contacted him because his company had great reviews, and I was impressed that he was willing to come out on a Sunday.

I was also leaving the country for 2 weeks 5 days from the that time and she needed immediate service which i did not have time to complete her in time. I received a random text message on the following friday asking if I forgot about her- obviously I did, but I was already out of the country. I didn't recognize the name or number as I had received over 50 calls in that week. We did not perform work for you, I do not know how you can review our company as a D rating. Our company holds high standards. We do not do our own mold testing because it is a conflict of interest. I have witnessed and caught other companies doing their own testing and manipulating the results proved with by scientific data from multiple third-party inspectors. It is a shame because we are dealing with peoples health. We do our best to get out and provide free-estimates, but at times we have an extreme work schedule. It is not rare for us to work 12-14 hours a day trying to satisfy our current clients and potentially new clients.

It went very well. Brendan and his workers arrived on time, completely contained the areas that were being treated, and cleaned up after they were finished. They placed fans and a filter to keep the air circulating overnight. They were also quite responsive to my concern about my 4 animals getting out or getting into the areas where they were working. All interactions were professional, respectful and responsive. Brandon KNOWS his business. He explained everything very well and we were very comfortable with him doing the work.

Brandon and American Mold Remediation were suggested to us when we found out we had toxic mold in our basement. Brandon came out and took a look at all of the work and gave us an estimate which was much lower than we had feared it would be. He and his team did a great job. They did their best to save as much of the furniture as they could and although we ended up losing 2 built in bookshelves, they ended up saving just about all of the other furniture we wanted to save.

Removed all furniture from the basement for me. Hauled away everything thing that could be harboring mold spores. Removed all damaged building materials, including paneling, studs behind the paneling and insulation. Removed carpeting and linoleum under carpeting. Hauled away all damaged materials. Sprayed with hydrogen peroxide mixture to disinfect. Removed everything from the bathroom and hauled it away. Everything was gone from the room. It is down to the bare cinder blocks and studs. They set up hepa vacuums. They did a fog bioshield 75 in the basement. Dave determined that I had an underground broken drain pipe which had initially caused the problem leading to the extensive mold. He fixed the problem for me. Brandon and Dave went above and beyond the scope of work to get to the bottom of the problem and fix it -- not just clean up the mess.

Thank you. It is very important that we passed the third-party clearance test as well. Third party meaning an individual inspector other than the remediation contractor. The mold inspector you went with is probably the strictest guy out when it comes to testing as he understands the health effects associated with mold but we are always up for the challenge. We ran hepa negative air machines and other equipment also for over a week to ensure we could drop the levels. When opening up the walls, we never know what we are going to run into. 9 times out of 10 we have to remove the wood framing behind the wall because it is one of penicillium/aspergilius's favorite food; The moisture from the outside absorbs into the wood which gives mold both a food and water source.

The mold was only ONE of the problems from our Summer from h***. Needed major help to remove everything out of basement including 5 tons of coal (1 bucket at a time) before I could even start the remediation. (850,000 spores per cubic meter in basement.) After many calls/estimates - Brandon from American Mold Remediation gave me the above quote which included removing everything so they could do the remediation (and he came out on a Sunday evening for quote). The quote was not much over the others that did not include the major work of removing our property and coal. WOW - The guys where AMAZING. Worked so HARD and SO QUICKLY and were very professional. I remember thinking someone was going to have a stress heart attack if they didn't slow down. Their job was done within the week as planned. Basement seems fine. My son sleeps down there now. NOTE: We paid for dumpster and storage, initial mold testing and other incidentals.

The Pre-Stage Mold tests showed we were dealing with some very high levels of mold per cubic meter. That means for ever cubic meter there were 850,000 spores present. The indoor air quality spore counts should be less than than the outdoor on all mold types adjusting for fluctuations in outdoor testing. These are the standards that our company goes by. Brandon and his team gutted my basement, removing contaminated drywall, wood, and ceiling tiles that had been damaged as a result of decades of moisture issues. Significant mold growth and rot was found on large portions of the removed material. The first day and half was spent removing material. The following two days were spent spraying mold treatment. The final day was spent painting.

Thanks for the before and after shots. The best way to get rid of mold is to fully remove it as long as it is non-structural damage. Leaving and treating materials in is often ineffective because you cannot treat the backside of the content. When you leave damaged building materials in the property, you still have mold growth behind walls. Mold Spores are microscopic and building materials are porous which means the spores will make their way out from behind the walls. Penicillium/Aspergillius likes lower moisture rates approximately 15%/18%. Wood should never come in contact directly with concrete as it absorbs moisture from the concrete thus giving conducive conditions for mold growth. Add some water damage/flooding to the mix and you have multiple types of mold growing. When conditions are present for mold growth such as high humidity levels/moisture levels, molds are actively expanding and fighting for territory. They release mycotoxins to fight off other molds from invading their food source. These mycotoxins also referred to as mvoc's can make humans sick and it is important to solve the moisture problem. If a building material is wet for more than two days, it should be fully removed. Remember to frame the 2x4's off of the walls leaving about a 3-4 in air gap so that the walls can breath and prevent moisture/water vapor from accumulating behind your walls. Even with an interior french drain installed, the bottom block will still hold moisture levels which can lead to future issues if not rebuilt correctly.

I cannot praise American Mold highly enough for the professionalism, thoroughness, care and concern that the owner, Brandon Schwab, and his crew brought to my basement mold remediation job. Brandon was among five remediators I interviewed extensively. I received price quotes from four. (The fifth was unwilling to quote the mold job without also being awarded the water remediation, which he insisted would necessitate a new drainage system and sump pump, but that actually required only rerouting a downspout.) American Mold’s pricing certainly was competitive (not the lowest, though well below the highest). Far more importantly I had tremendous confidence after talking with Brandon that he knew his trade well and that he takes personal responsibility for ensuring that he’s left a house mold-free and healthy. It was clear to me that remediation isn’t just a job to Brandon. He treats it as a science, choosing products and processes that are both effective and safe. He also doesn’t cut corners or hurry the job as some others seemed inclined to do. (One said he’d be in and out in a day and a half, which I knew was impossible for a thorough job. Another balked at using “negative air pressure” to protect the upstairs.) There were no such issues with Brandon. To him, “negative air” was simply a given, without which the job couldn’t be performed correctly. In fact, he went above and beyond the call, running a large HEPA filtration unit upstairs in addition to drawing air downstairs with the negative pressure. Following a week’s worth of drying, demolition, remediation and sealing, the crew painted the floor and left the basement far cleaner than they found it. I’d hire American Mold again in a heartbeat!

The provider was supposed to come and provide a consultation at 4:00pm on 09/01/2013. I called and texted them an hour in advance asking if we were still on for the appointment. I received no reply. I am not living in the house yet so I had to travel there to meet the provider. 4:00pm came and the provider still had not shown or replied. At about 4:20pm, the provider texted me and said he was running late and would be there between 5:00-5:15pm. I said ok and asked for him to give me a call when he was on his way. I had to stay in the area as there was no point in me going home so I waited. About a half hour later, I received a text saying that he was at a family dinner and would like to schedule for later in the week. I declined. I was beyond disappointed with the unprofessionalism displayed by this provider. They essentially wasted my whole day and didn't have the decency to let me know in advance. They also could have given me a call rather than text. I will not be using this provider.

We upheld every aspect of your job. We sprayed your attic 3-4 times with an airless sprayer and hydrogen peroxided based products. There were a few areas where stains were not coming out but this was due to to the type of wood used. I remember this job very clearly. You had OSB Board used on your roof which is much more difficult to remove staining caused by mold because it is a compressed board made up of glue and wood chips. When building a house- plywood is a better option. The hydrogen peroxide products did not react with the areas in question when we treated on the 3rd treatments in there. I hope that you did not put that open cell spray foam insulation back on your roof again- its going to cause you more problems than its worth.

The estimate took some extra time because your house was a very complex case. If you recall I spent over an hour of my time at your property trying to diagnose the issue. Due to the complexity of invasive mold growth the estimate took me extra time and thought to work up the protocol. Not one job is the same. Different situations call for different protocols. Often times I need to discuss protocols with advisors and other professionals to confirm on certain cases. This specific protocol took me a few hours to prepare. When I prepare my estimates, I have to figure out the best and cost efficient way to perform a mold remediation project to ensure long- term success of the remediation. Your house was a more difficult approach because it involved an invasive mold condition where there was evidence of growth behind walls. Your basement walls were constructed incorrectly and required a full demolition of all of your exterior walls. When you install furring strips directly on a concrete block wall, the wood absorbs moisture and water from the block wall. Even though there is a French drain on the exterior walls, there is still moisture in your blocks. The walls should have been installed so that wood is not touching the concrete. Water+Wood=mold. Wood is organic and a great food source for mold. The wood paneling and all of the furring strips were holding elevated moisture levels (over 20%) with visible mold growth on the trim and behind your walls. I have seen many similar cases to this and I know that there is growth behind your walls on the wood paneling and furring strips. When you can see visual mold growth on the front of the wall and dry rot- this signifies that the back side is much worse. You had a drop ceiling in your basement. On the rafters behind your drop ceiling contained a significant amount of mold growth (every rafter). In order to remove all of this mold growth- each of the ceiling tile would have had to be removed so that the rafters could be sprayed and the mold to be sprayed and cleaned off of the porous surface of wood such as damp wipe or scrubbed and hepa vacuumed. This is the IICRC S520 protocol. You were against removing the ceiling tile at the time, so I developed a plan to make treatment of these areas possible. Without removing the paneling off of the wall there is still growth behind your walls. These were just a few things that I took extra time to discuss with you on site during your initial consultation and this is why it took so long to develop the protocol. The proposal was sent out to you within the week. I am not sure why you could give someone an F rating after all of the work I did on site to check your property and I didn’t even charge you for an estimate. This is people’s health we are talking about.

Excellent work. Am Mold not only killed the attic mold they discovered an underlying problem with very old insulation prohibiting air flow. They removed all of the old contaminated insulation, treated the entire attic, removed all of the mold stains to where the wood looks better than brand new, improved the air flow with a new fan and placed all new insulation in the attic while letting positive air flow come up from the eves. I couldn't be more happier with there work. A great experience with Am. Mold from start to finish.

He is very honest, which in the remediation business is hard to find. He was contracted to remediate our entire finished basement after mold was discovered behind the walls in our 2 year old house. After the remediation, we had clearance testing done by a third party and the basement came back extremely clean. With the health concerns of our kids in mind, it was suggested we do air quality testing in the upper levels of our home. They came back slightly elevated and although most contractors would have passed the test results, Brandon had some reservations about the results and put much time, energy, and effort in analyzing our situation. He suggested cutting a hole in our daughters bedroom wall to see what may be behind the walls, and sure enough there was mold found. Long story short, mold was found behind all the walls of our house and would have taken years to show visible signs on the drywall. Had it not been for Brandon's insight, care, and knowledge, our family would have suffered far more severe health problems due to the long term exposure. He was a life saver! Would HIGHLY, HIGHLY recommend him to anyone.

Brandon was very professional, and seemed very knowledgeable about mold and bacteria when he came to give an estimate. He created a plan that worked within our budget. His crew was very courteous, and got the job done in a timely, yet thorough manner. Problems were discovered while the work was in progress, and Brandon and his crew posed sensible solutions to our mold/venting situations. I will call him again if we ever have an issue.
Description of Work: Removed black mold from a bathroom by cutting away plaster, removing flooring, and bathroom vanity. Surface areas were then treated to kill mold. Blasted basement rafters with mold-killing chemical (a hydrogen peroxide mix). The basement walls were scraped and painted. The floor was painted. Found a leak in a bathroom, and remediated mold in that area. Placed a piece of drywall where ceiling that had to be removed to remediate mold (caused by leak). Drilled a hole in brick wall to correct an improperly installed bathroom fan/vent. Spray-foamed gaps in basement windows. A few days before beginning the remediation, several air scrubbers were put in place throughout the problem areas, and remained in place until the work was done.

Last fall I discovered mold on the underside of the roof sheathing in a few locations in our attic. I quickly realized this is not a DIY project and did some research online concerning mold remediation and various contractors in the Pittsburgh area. I had an estimate from one contractor who did a cursory inspection and also was adamant that I would have to live with all the mold stains, as they would not be removed with his treatment. Not happy with that company ignoring my concerns, I contacted American Mold Remediation to schedule the free estimate. Brandon, the owner, came and did a very thorough inspection. He was very attentive to my concerns and was confident that the product they use would be able to remove the mold and most of the associated stains. His price was more expensive than the competitors estimate, but I had a hunch it would be worth the extra dollars since he seemed detailed oriented and conscientious. I was not disappointed. At Brandon’s recommendation, a humidistat was installed to control the attic fan during high humidity conditions before the remediation began. Brandon and his crew showed up as scheduled, covered the carpeting, and accomplished the job over a 3 day period. They remediated the mold issue, and were also able to remove all the stains in our attic. Some areas of our attic were difficult to access, but that did not deter the crew from performing their job. We are very happy with the services preformed and highly recommend American Mold Remediation.

The owner Brandon came by the day the roads in Pgh had flooded with the bad rains and he drove here through it all anyway to get here! Inspected every nook and cranny of this house, advised what needed to be done and what could be done myself. Actually climbed into small crawl spaces, attic (Ive never gone in)...climbed inside a closet wall to take pics and locate possible leak, helped me find every porch cement crack that was causing leakage, SO friendly, professional, informative and sensitive to the fact that I am allergic to harsh chemicals. Inspected for three hours for FREE! He didnt charge me a dime! More than I can say for these other companies that charge a couple hundred just to walk through my door and try to sell me bogus and pricey tests. Its clear I have mold, he uses an outside lab for testing samples that come back quickly.....and he didnt try to scare me to death....

We took bids from four contractors, three of whom gave bids within a few hundred dollars of each other. While American Mold's was not the lowest bid, it included painting, drywall removal and replacement, and a backup for the sump pump, so we considered it a good value. The bid was very detailed, which was another plus. The day we called to accept the bid, they came and began running air filters and a large dehumidifier. Two days later, they started work by meticulously sealing off the work area from the rest of the house and laying floor protection. They removed an old bathroom and closet from the basement and hauled away a lot of junk and debris. They removed moldy drywall from the basement stairwell. Then they dug the drain and sump, and installed the sump pump. Finally they sprayed and scrubbed for mold, and painted the walls and floor, and installed new drywall in the stairwell. Start to finish: about 10 days. They were very good about taking care of whatever came up (re-mortaring concrete block in the basement walls, etc.) and solving problems due to unexpected situations (tricky hookup for draining the sump pump to the street). When they were all done, the only sign they had been here (besides a nice, clean, white, dry basement) was a tiny bit of dust in the upstairs, and a favorable report from the air quality test lab. Several weeks later, after a few heavy rains, the basement is bone dry.
