My garage floor was damp/wet after every rain. I called Keystone. They inspected the garage floor, explained how to correct the problem, and gave me an estimate for repair (which was very accurate). Keystone did an excellent job. The crew arrived on time, worked hard, and cleaned up after themselves each day (this was a three day job). They had to jackhammer through the concrete garage floor to get to the old drain lines. They removed the old lines and put in new lines. They also inspected the foundation to make sure there had been no damage. They installed new sump pumps and then poured new concrete to repair the places they had dug up. The crew was very professional and worked hard the entire time they were there. They kept me informed of what they were doing (and also why they were doing it). When they were finished, they walked me through how to use the new system. I am very pleased with the job Keystone did. My garage floor isn't wet anymore!
Description of Work: Keystone replaced an old drain and sump pump system in my garage. They had to dig through the concrete floor, dig up the old drain pipes, put in new drain pipes, install new pumps, and pour/repair the concrete garage floor.

The provider was very honest and assured me my system was working sufficiently for my needs. He made me feel very comfortable about the cracks and minor issues I did have concerns about with my foundation. He could have told me anything, but explained things clearly and professionally. He was very professional - but insisted we needed a two foot section along the entire front of the house dug out and a sump pump put in. We disagree that this needs done. We had another person come out and said all we needed was another down spout on the side of our house.

They do offer a battery backup to their sump pump which seems to be unique in the area. The company rep was very professional and pleasant. He was thorough in his explanations.

Member, I just looked over your proposal and everything is where it should be. I will be the first to say that our system is not for everyone or every situation. Our system has two features that our target customer INSISTS on: 1. Pump Systems with Battery back Up Protection - Most of our customer live in the home that is being fixed. It is not a rental property. Our customers don't want excuses. they want the basement to be safe and dry ALWAYS. To do this two pumps are needed. the primary, AND the battery back up. When you think about it, during the worst rainstorms is when the lights tend to go out. That is why this is always a part of a Keystone Systems. 2. RegularlyScheduled Maintenance - Just as you have to clean you gutters and get your car oil changes, waterproofing systems MUST be cleaned regularly. If they are not cleaned they will fail quickly. Most of our customer are living in the house being fixed so they dont want a system that is going to fail in 3 to 5 years. When we are hired our customers expect the system to work for the life of the home. The ONLY way this is possible is if the mud, silt and sediment is cleaned out of the pipes. In closing, your situation was different...and that is OK. That said, when people are going to live in the home, they want to spend their money with a company who installs a system that works for the long haul and they don't want to hear excuses why things didn't go as planned.

I purchased an Angie’s List Big Deal for this service. They came out and did the evaluation when it was scheduled. This company was very well informed and it went very well. They came out less than a week after I purchased the deal. They were prompt and professional. The individual who came out to do the evaluation was very knowledgeable and answered all my questions even though it took some extra time over and above what the appointment was supposed to take. Overall it was a very positive experience.

The project went very well . Tony and his crew are highly competent and professional. By the way, this also goes for Aaron (the owner) who patiently and clearly explained exactly what needed to be done and why. We knew we were in good hands. In the end, the job was done on time and on schedule and without shortcuts. As a result, we fully expect that this French drain will never cause us a problem again. FYI - The original French drain that was installed for the previous owner 15 years ago was installed improperly (drain holes were facing up and as result the drain pipe filled with gravel and got clogged up ? also the drain pipe was too high up and not sloped down to the side -- also there was no vent that could have potentially allowed us to flush out any debris). As a result, after only 15 years we were stuck with a bad French drain that needed to be replaced. When done properly, a French drain should last for many generations. This highlights how important it is to have a competent and highly skilled outfit do this kind of work. From my experience, Keystone does things right and if I had to do it all over again, I would still go with Keystone. Great job guys. Thank you!

This involved installing temporary basement wall hydraulic braces, digging out the old French drain, waterproofing the front of the house, installing a new French drain and refilling the trench with gravel. They also added carbon fiber strips to secure the basement wall.

This summer we had massive rainfall amounts and I am so very happy that the system performed to your expectation. Even more importantly is that is was installed correctly with all the necessary planning. Your pipe size and wall thickness is exactly what you need for the compressive loads that occur 9 feet under ground. Your gravel drainage field was calculated appropriately for the surface area of the yard, downward slope of the terrain and other specific items associated with your home. Most people do not realize that it is very common to require 50 to 100 tons (200,000lbs) of gravel for 1 30 foot wall. This is the primary area were low quality systems skimp. The paint was peeling off of the walls in the basement and there were small black spots. The inspector said that there was nothing to worry about - the foundation was in good shape, we just need to point the exterior where the foundation is exposed and use a high quality sealant for the interior. With the work being minimal, I plan on doing the work myself so I did not want an quotation.

They were on time and professional. Provided an estimate that we felt was overpriced. We were contacted a few days later and asked if we would schedule a follow-up visit. We agreed and the second gentleman was also prompt and professional. We were then offered a price 30% lower for the exact same work, but we had to sign at that time. It was like dealing with a used a used car salesman. How can we trust them if after we tell them no and they offer 30% less a price for the same work? The fact that we were not allowed to discuss the second offer and had to decide that moment is just unethical. Nobody should be forced to make rash decisions in order to save money.

Member, The 30% discount that we extended to you was if you paired your job with another we had going on a street over. The jobs had to be scheduled one after the other in order to eliminate the mobilization cost associated with the work. Ths was how we were able to offer you the discount. In short, rather than spending a day packing up the trucks with all of the tools, material and other items...only to spend another day unpacking the items at our office...and then reloading the trucks and going to anther project...we would simply move the stuff over to your home. This saves us 2 days that would otherwise be spent packing and transporting. By doing this we can offer you a discount. BT HERE IS THE CATCH...THE JOBS HAVE TO BE DONE CONSECUTIVELY. If there is a couple day gap in between jobs it defeats the purpose. Plus we have all of our tools and items sitting at a location where work has been completed. Most homeowners do NOT want you to have tools and equipment on their yard for days at a time AFTER the work has been done. Because of this we needed to know within 24 hours what you wanted to do. You certainly did NOT have to make a decision that day. Every quote we give is for 30 days. But if you wanted to take advantage of the discount we offered for doing the jobs consecutively than you had to do the jobs consecutively. That job finished the morning of our second visit. That next day we were either going to your home or we were packing up and going back to the shop. We certainly were not going to wait for your decision. What if you took a week to make it? Are we going to have everything sitting in the customers yard for a week? Certainly not. In closing, this was a unique situation. This never comes up if we are working two cities away. But the fact of the matter is we were close to your house. We needed to know that day.

This is a followup of work that was done on June 26th and 27th. Work completed by this crew was sloppy and huge mistakes were made. The vapor barrier wasn't even put in. The cement was too wet and never dried even after 36 days. According to the contract, two cleanouts were to be put in and they just did one. Of course Keystone contacted me since I gave them a bad review. I had expected excellent work since they were on Angie's list. Well, I finally had the excellent work done the second time on August 10th. TONY AND CREW came and made all the wrong things right. He is an independent contractor that works for Keystone. They dug all the old cement up, put down the missing vapor barrier, then poured new cement. The cement was done by a fine young man with only 2 months experience. So let me just say, that if you want waterproofing done by Keystone, ask for TONY AND CREW to do it. The first crew they sent should be banned from doing anything. A child could do better cement work. Also a note to Keystone; It might be in your best interest to go out and inspect a job after it's completed. Then you wouldn't have to send another crew to fix a botched job. Thanks Tony !!

We scheduled an inspection of our basement water issue on May 10, 2013. There was moisture leeching through the concrete blocks and we wanted to stop the problem before it became a major issue. The inspection seemed to go fairly well. We received an estimate for a new French drain system and pump. The price was higher than we'd hoped, but didn't seem unreasonable for the work required. And, if it solved the issue, it would be worth it. Then, we received a phone call from the "head inspector" and had to go through another visit and another inspection. The result was that not quite as much work needed to be done, but the original estimate was MUCH lower than it should have been. The "head inspector" had no idea how the first person came up with the number they did, but they would honor the price given. The installation was done over two days, May 31st and June 1st. The two contractors had an incredibly daunting task of digging the new trench and hauling the buckets upstairs and outside. They had not been informed that they would need a large truck to dump the material so they did not arrive prepared for that. They also had to make several trips to Home Depot for supplies and equipment they did not bring with them. The workers did a good job of protecting our house, completed the work quickly, and cleaned up well. We had been promised that this installation would resolve our water issues but that is still not the case. There were several heavy rains during June and July and we started seeing more moisture seeping through the concrete blocks than we had seen before the installation. There were also some new cracks in some of the blocks. There was no sign that any water had passed through the new drainage system. I was finally able to get a follow-up appointment on July 27th. The appointment was scheduled for 2:00 PM but the service technician did not arrive until after 4:00 PM. He arrived with no equipment and was totally unprepared to work on our system - even if he had time after arriving two hours late. One of his excuses was that he was told it was an inspection appointment and not a service call. His other excuse was was that the weather had been so bad they were extremely busy with other service calls. He proceeded to look at the system, briefly, bad-mouth the installers, tell me all the things that were not done the way he would have done them, and promise to come back to make the system work properly. I was finally able to schedule the service appointment, again, for August 28th. I adjusted my work schedule to ensure I was home all day to give the service technician access to the basement. A few hours after I arrived home on August 27th, I happened to find a notice tucked under the edge of the door knob on our front door. The notice stated that the service person had arrived a day early, on August 27th. He apparently did some work outside, although I was unable to read excactly what was done, but he was unable to get inside so the system still is not functioning - three months after it was installed. Despite the fact that I had spoken with the service technician one month earlier and told him I would be home for the next appointment, he never bothered to call me to find out if someone would be home soon to let him inside. I called that evening and left a message for a return phone call, as soon as possible. I did not receive a call but phoned the company back at 9:00 AM August 28th. I had to leave another message but, this time, I did receive a call back very quickly. I am still waiting to reschedule an appointment to get our system completed and working. I have, again, been assured that we will be happy with the system after they are through. We just don't know how long it will take before they are through. Right now, we have new cracks in the concrete they put in to cover the new trench, there are new cracks in the wall blocks where they installed a drain, and there is still moisture on the wall. The one thing that does work is the warning system when there is a power outage. Twice, since installation, the power has been interrupted at home and we received the promised phone notification . We have been more than understanding in working with these people. I'm afraid I would never recommend them to anyone.

Member, This review is surprising. We installed your system and we had a small crack that was missed and not filled in. We certainly should have sealed the crack and we take full responsibility for missing that. But in fairness I have to respond with "my side" of the story. First is the appointment from the 27th. You claim it was set for the 28th but it was confirmed by phone AND you received an email reminder 3 days before stating the 27th? I am not sure how this could have been more clear. Secondly I would like to address the fact that our service technician did not have the equipment to perform the work. When he came out we still did not know what was wrong...therefore how could we have the material to fix the issue? The appointment was the initial inspection? Lastly, our service appointment times are set in 2 hour blocks. Yours was from 2-4 and Ron came at 4. Yes this was the tail end of the block but he did come out. Most importantly, we stood behind our work and sealed the crack. Considering the large scope of work that was done at your home this was a very small part. Should we have sealed it the first time? yes, no question. That said, does this make us a bad company worth of an "F" report? I am not so sure.

Tony and his crew were great! The house is over 100 years old. It sits on slate and solid coal, there is not a footer. The basement walls are poured concrete so the job on a scale of difficulty from 1-10 was a 9. Tony, despite this, remained calm and positive., smiling the whole time. His crew had the same demeanor which helped this home owner remain calm despite the obstacles. The pits for the sump pumps that needed jack hammered took Tony over 5 hours each. These normally should take 30 minutes but since he had to jack hammer coal (explained it was hard as steel) they took forever. This issue jumped this jobs difficulty to a 10+! Tony and his crew also had to use a bucket brigade system to haul all of the jack hammered cement out of the house (up a flight of steps) and to haul all of the stone etc. down the steps into the basement. These guys worked HARD! I felt so bad for them but they remained happy, positive and kept on plugging away. The job took 3 days. On the last day we had a dinner function to go to which Tony knew about. He talked with his crew and asked them to speed it up so that we could leave on time for the function. The job was completed 1 hour early (we left on time for the dinner), they cleaned up after themselves (most of the basement was covered in plastic and the floor was covered with drop cloth), walked us through all what they had done and even gave us professional suggestions on how to finish the basement down the road. A great experience for a 10+ difficult job!!!!!,

I purchased an Angie's List Big Deal for this service and the deal was good. The end result was we got what we wanted. They came out and told us what was wrong with our basement so we had them go ahead and do the waterproofing. Waterproofing a basement is not cheap, but what they charged us was reasonable in comparison to other competitors. They had to come out and do it all over again because I do not think we got their "A" team the first time around. They made a lot of mistakes and the first big rain water was coming into the basement. After we had just dropped $10,000 this was difficult to see. But, they took care of it properly by coming out and redoing it all. Whenever we needed the basement fixed we would call and not get responded to right away. They were trying to cover themselves, but when they needed payment they were on us for that. They had good reviews on Angie's List so we might have been the only ones to not get a good job. Update: True, you did come back and fix the leak at no charge, but you didn't do the job properly the first time, so coming out and fixing it at no charge was a necessity, not a gift to us. Also, considering that you didn't put in an access point for clean outs of the drain the second time you came out after we specifically asked you why this wasn't performed, and considering that my husband had to rent a hammer drill and fix the plastic sheeting along the wall because you didn't put that up correctly either time, and considering the mess we had to clean up in the basement, back yard, and drive way, and considering how long it took you to respond to our calls or emails when we discovered you hadn't done the job correctly the first time, I'd say that our rating was more than justified given the cost of this service. You are obviously a successful company and you have very high ratings on here that are clearly justified, but in our particular case, this was not one of your better efforts.

Member, After reviewing your file you are right that when we first installed your system we had an issue and had to come back and fix the drain line. Wit that said, we did come back and fix everything at no charge...as it was our responsibility. Your project was large and we did have an issue. Being a good company we came back and fixed that issue to make things right. I think most people on Angie's List are looking to find a good company that stands behind their work. That is exactly what we did in this case. That is what we will always do.

Very professional, very polite, very knowledgable expert provided excellent advice, including simple things I wouldn't have thought of myself. He crawled around my air conditioner, got dirty in the landscaping, and stood in the hot sun to evaluate my roof line. I was very pleased with the advice and would have hired Keystone for repairs if I had needed any. Totally worth the evaluation fee.
Description of Work: Home visit to evaluate my finished basement and garage for the source of my water/moisture issues.

Member, Thank you so much for this review. I believe EVERYONE reading reviews on Angie's List should read your review and my comments. Let me explain why. If you are reading reviews on Angie's List it is most likely because you are trying to find a professional company that can help you with a problem. Much like when someone has a medical issue, you look for someone who can give you honest answers and sound advice.Knowing that, lets think about this a bit deeper. Most people on Angie's List have a problem that they want fixed. What is the first step in solving any problem? PROPERLY IDENTIFYING THE PROBLEM AND ITS CAUSE. If this is not done then the company is guessing. Our inspectors and inspection process is much more involved than other companies. Not only do we ask background questions and history, but we evaluate all areas during our diagnostic process. Moreover, we use boroscopes, hygrometers and other instrumentation to determine the cause of the issue and determine the genesis of it. Our inspectors are well trained. We have Certified Waterproofing Specialists (CWS) and Certified Structural Repair Specialists (CSRS) on staff. We mandate continuing education through Basement Health Association (BHA) training/events as well as weekly in-house sessions. Our appointments are set with the understanding that we are coming out to meet with the owners of the property to access the specifics of the issue. We provide repair options as well as detailed explanations as to the cause and solutions for the issue at hand. More impressively, we do this at not cost assuming you are the owner of the property. Some companies hire help when they are busy and lay them off when slow. They do not train their inspectors nor do they provide diagnostic tools. Consequently I have been told that other companies are in and out of someones home in 15 minutes! Is this who you want to look to advice from? Certainly not. You and your home deserve better. In closing, I want to thank you again for the complement to our inspection process. When you have a medical issue you want to go to the best doctor. If you have a problem with your car you take it to an honest and skilled mechanic. When your foundation has an issue, you call Keystone Basement Systems.

Giulio did a thorough inspection of our water situation, inside and outside of the house. Many other companies do not charge for an estimate (which, while slightly more detailed, this essentially was). He ultimately recommended a full-perimeter (approx 125 ft.) interior french drain and sump pumps be installed. He was professional and knowledgeable and answered all of our questions. There was pressure to sign a contract at the end of the inspection, but because Keystone was the first company to provide an estimate, we were adamant about not making a decision for at least a week. Keystone was the most expensive of 5 companies that provided estimates. We had 3 smaller companies provide quotes that were within $1,000 of each other (in the $5,000-6,000 range). One other larger company quoted around $10,000, and Keystone quoted around $13,000. All of the companies that provided quotes have an A rating on Angie's List. Keystone and the other larger company were similar in their sales approach and offered proprietary solutions and warranties. While this may provide peace of mind, we ultimately decided that spending less on the installation and being diligent with our own maintenance of the system would provide a better value in the long term. Keystone followed up with me after the appointment and was courteous and professional even after I informed them that we would likely not be using their services.

Member, I want to thank you for taking the time to write this review. I think this is a good review for people to see as it spotlights a lot of what makes Keystone a great company. 1. We are always professional - Even when we found out that you would not be using our firm we were polite and professional 2. We are certainly not for everyone - Our target customer is one who is looking to have things done the right way and have the system checked to ensure that it is working now and many years into the future. In your case the lower priced proposals where for systems that did not offer any battery back up protection on their pumps to protect against flooding during power outages that can occur during thunderstorms. Also there was no maintenance on the system. Essentially the proposals you had where to install work and never come back to clean the pipes, check the pumps or anything else. We have found that our target customer is one who wants the system installed in such a way that there is never a problem with flooding EVER AGAIN. The lower price proposals have a lot of warranty exclusions. 3. Scope of Work - After our inspection there was a difference between the scope of work we proposed vs. the other proposals. This certainly had an influence on the price quoted. In closing, I hope that your project goes well. Have a great day.

After getting 3 different opinions on how to fix our basement from other waterproofing companies, my wife and I chose Keystone Basement Systems & Structural Repair as they provided the best comprehensive solution for our house. It is also worth mentioning how refreshing it was to see that Keystone employs very respectful sales professionals. Out of all the inspections, with Keystone we weren't pressured into signing any sort of sales contract on-the-spot. Aaron and Seth were very easy to communicate with and understood our goals going into this project. The work performed by Keystone consisted of both waterproofing and structural repairs. The waterproofing solution consisted of a french drain system that included 70' of perforated pipe with a silt sock and 3 clean-out access ports as well as a sump pump system and battery backup system. We also had 1,000+ square feet of polyvinyl vapor barrier applied to all foundation walls. Structural repairs included 6 steel I-beams for our front wall and 4 Rhino Carbon Fiber Straps for our side wall. From the proposal onward, Keystone was very organized throughout the paperwork process, which was very convenient. They were also very fast in coordinating the start date of the project while working around dates that worked well for us. Tony and his crew were punctual and came ready to work every day, which was nice to see. The total project took 4 days to complete and every day I was impressed with not only the crews progress, but also their ability to maintain a clean work-site throughout the day. All of the unique requests or considerations that we had discussed with Aaron and Seth were communicated to Tony and his crew. They did a great job coordinating the product pickup/delivery so they didn't have any downtime waiting for someone to show up with material. We were very impressed with the quality of work from start to finish. As the customer, I also appreciated the fact that Keystone's quality of work, and strong communication throughout the life cycle of the project made for a hassle-free experience. We didn't have to deal with change orders or anything like that because they provided us with a detailed estimate that made sure it covered everything we were looking for. This document was also reviewed periodically throughout the installation. It goes without saying that we would highly recommend Keystone Basement Systems & Structural Repair to anyone looking for a waterproofing or structural solutions.

Of all of the wonderful things that you spoke about in your review of our company, I am most pleased that we were able to perform a proper diagnosis of your issue. A lot of people, initially, take for granted how difficult it is sometimes to discern the causation of the foundation issue. Most companies DO NOT have highly trained inspectors. Keystone is the ONLY company in western PA with BHA (Basement Health Association) Certified Structural Repair Specialists and Certified waterproofing Specialists on staff. Our inspection process is second to none and that is why in most cases we are able to accurately explain what caused the issue and also what the best options are to solve the issue. After meeting with you it was clear that you had received A LOT of bad recommendations on how to fix your issue. Even worse is that most of the recommendations where expensive and would not have worked. I am so pleased to have made sense of this issue for you and I thank you for the kind words. P.S. The Foundation Analysis report indicated that we didn't need to do all the work that we thought was necessary to fix our problem. The estimate was reasonable but we didn't want to do the work at the present time because we have other remodelilng work being done.
Description of Work: We purchased the $98 Hydro-Structural Foundation Analysis. The company owner responded to our call and came out at the appointed time. He submitted a written report and we were pleased with the information that he provided.
