The Angies List questions don't fully apply, since a property management company entails an ongoing relationship, not a one-time service. The online account management software they use is easy to use, and the employees are always very nice and helpful. Double check with them to make sure that your property is on the MLS. They told us that it was at the outset, but it turned out that it wasn't. After nearly 6 months, the house still wasn't rented, and we were paying our mortgage on the house we were trying to get rented, plus our rent where we were living. This cost us thousands of dollars. But when it was actually placed on the MLS, it rented very quickly.
The online system for receiving payments and viewing service requests is very nice.

RPM Tri-State is Horrible!  I selected them to replace a manager I felt
had gotten worse and worse over the years, and they seemed responsive
and on top of things.  I liked that they called me back and communicated
better than the last manager.  However, when my largest property that
brings in the most money had tenants leave, they promised to  get it
ready and rent it.  I started getting worried when the move out was June
1 and by July they still didn't have a tenant.  We had meetings by
phone, and they said they were trying but people weren't interested.  I
reminded them that this property was a student property and the only
window for getting students in was the summer, and they promised to put
ads up at the universities, online, mls, etc. 
I then got a call in October that the entire
property had been gutted of all its copper piping throughout, (and I had
all baseboard radiators).  The police never found a point of break in
entry, and the job was professional.  I don't know if they were
involved, or one of the contractors they let in unsupervised with just a
lockbox code, or it was just a case of the property being neglected and
unsupervised.   I called the owner, livid about the robbery, and asked
her to meet me on a Saturday at the property to discuss.  "I work Monday
through Friday" was the response. 
Since I live about 6 hours away, when I finally got there to assess the
damage, not only was all the copper removed from the house, the water
main broken and my almost new boiler with 3 zones destroyed, but the
house itself looked like a war zone.  The walls were covered in dirt,
posters and stickers, the refinished hardwood floors had paint
spots all over, and were roughed up and dirty, the bathrooms looked like
they hadn't been cleaned in years, and there was tons of junk in the
basement and furniture throughout the house.  Ceiling fans were broken,
window blinds broken and looked like they had been shot with BB guns or
darts, as there were holes throughout.  Same with the kitchen cabinets: 
lots of holes and marks.  The place hadn't even been cleared out, much
less cleaned, much less painted, much less anything. No wonder no one
had been interested in renting- if they really even showed it.
My insurance won't cover the loss since it was vacant when it happened,
and RPM Tristate managers never even offered an apology. They took more
than a month to get me all my paperwork, and dragged their feet and were
uncooperative with the new managers.
I lost about $35,000 in repair costs, as well as loss of income, and
countless hours commuting back and forth as well as having to start
over with a new manager.  STAY AWAY FROM RPM TRISTATE !

They initally placed a tenant in my property and it took several months compared to when I rented it on my own the prior year which took me only one week. They were supossed to be "managing" the property but apparently never checked on the home even once. When thos tenants moved out, they claimed thay were preparing the property for new tenants. After about 3 months of vacancy I drove to the home (I live a good distance away) to see what the problem was. I found that the grass was literally taller than my 6'6" husband, there wild cats living on the proch and there wasn't even a for rent sign in the front of the house. The inside of the house was dirty and destroyed by cats, even though the tenants were not allowed to have cats. They never did a post move out inspection from the tenants and did not charge for the damamges. So now I have to cover the damages, plus 4 months of lost rent. I found a new property manager who fixed up the property and found a great tenant in three weeks. Real property management is a joke, they ruined my property and then refused to cover the cost of the damages they cause to my home. Stay away from them.
