Depending on whether they own each property, they operate either as a predatory middle-man or as a neo-slumlord. They also force renters to sign illegal lease terms. Rentwell continues to collect fees from thousands of renters, who all deserve safe and dignified housing. They must be responsive to their tenants, as represented by Philly Tenants Union, Pittsburgh Union of Regional Renters and Garden Club Tenants Union. Once Rentwell has rectified their predatory behavior and made meaningful progress on these organizations' demands, I will change my review.

Called to inquire about them taking over 15 units but never received a call back. They lady I spoke to was nice each time. She said she would pass my info to a Alan or Alex or something starting with A. Never heard from him. It was all I needed to know to keep my units away.

Rentwell is very responsive and provides value-added customer service. She is They are all very pleasant and everyone works hard to resolve issues in a timely fashion. The Listing Agent works hard to get the property leased and does her due diligence in finding the right tenants. She has years of experience in her field. I have worked with them for close to ten years.They go above and beyond to help the property owner with information and problem resolution. They definitely work hard to build business relationships and no one is ever too busy to assist.

This was a horrible experience. I am not sure if it is the company or the employee I worked with 'Priscilla', yes, i had to mention her name because the whole business was just a waste of money. If after the company read this review, and they want evidence, I have evidence in unreplied email and text messages between me and the agent. Below is the break down of what went wrong 1. Apartment A After one of the tenant moved out, some money was deducted from the tenant's security deposit to repair the door. This was not repaired and it is still the way it is right now 2. Apartment B This tenant had issues with her washing machine for up to 2 months. I had another washing machine in the basement. I asked renwell to go and replace her washing machine with the one in the basement and it took them 2 months to get this done. Also, the tenant in this apartment is section 8, an inspection was done 2 times and it failed because rentwell did not make repairs in the apartment, there costing me section 8 monthly payment for that month of July. 3. Apartment C Rentwell has not returned the complete keys for all the tenants that moved out 4. Cleaning I paid for the back of the property and front to be cleaned. Rentwell charged me over $1000+, till now the back of the property is still the way it was when I asked them to clean, so there can be no argument. 5. Intercom I requested they repair the intercom in the apartment. This was never done for the duration of the 5 months they manage the property. 6. Keys Please return all the apartment keys and also the mail box keys. In summary, this was a bad experience. All my tenants moved out to apartment on the same street due to bad management. I know rentwell will come up with excuses to this review, but I just want anyone reading this to please think very well and don't pay any registration fee or any kind of fee to them until you see how they manage your house for the first 6 months. This was a very bad experience and I lost a lot of money. This kind of property management company are the reason why people trying to get into real estate never succeed. BE WARNED!!!

As you know, our contract with you has been terminated as of August because we didn't feel as though we were [Member Information Removed] good fit for this property. As [Member Information Removed] management company, we are not responsible for the original condition of the property, and many of the problems in this specific situation had to do with the condition of the property. In the future, we won't be taking on new properties that aren't up to [Member Information Removed] certain standard. In regards to the Section 8 repairs--those were delayed one month and we credited one month's rent for this. We apologize for any other problems you experienced. In the end, we had to part ways because of the many challenges we faced with this relationship. Thanks!

I started working with yllco in November 2014, after a friend referred them. I have been having difficulties with my tenant being behind on rent and having done significant damage to the property. We managed to get him out in a decent amount of time, but I was left with a huge rental income loss and the property was almost destroyed. The manager worked with me and helped me out significantly, knowing that I have financial difficulties getting the property rehabbed, from putting me in contact to very decently priced contractors to waiving or delaying fees until the we can get the property occupied. They will work with you and help you out. I rarely write reviews, but I felt this experience deserves one. Thank you guys and I look forward to working with you long term.

Their application process is more extensive (and expensive) than others I've gone through as a renter. But they are also more responsive to problems and quick to take care of even minor repairs. I am currently in a residence managed by them, so I have yet to find out if they'll respect move-out terms and return my security deposit.
Description of Work: As a leasing/property management company, I've found YLLCO better than any other I've dealt with in the city of Philadelphia.

Robert Coldwell. I do have a signed contract with money down. He's not a broker, he bounces off someone elses brokerage. He does not have a license. We talked about this and negotiated through this. He wanted 8%, but the going rate is 6%. I was willing to pay the 8% because he would have to work extra hard. I gave him the names and locations of the properties. There was no problem solving or creativity. He called me every day asking me to do this for him, do that for him. I told him I had paid him to do these things. He took about 20 hours of my time and was supposed to send someone out to do several things. Basically, he is telling me this is too hard for him. He told me he wanted to cancel the contract because it was too much work for him. He didn't do any of the things he said he was going to do. He basically lied to me about his abilities and willingness. Nobody else needs to bother with this phony.

My name is Robert Coldwell and I am the President of Your Local Leasing Company. Please take the time to read my response to this negative review. Your Local Leasing Company has been in business since 2009 and this is the first negative review posted online that we have ever received (at the time of this writing) from a landlord. Our client retention rate is over 98% and we handle property management for over 200 different clients. Our smallest client owns a single investment property and the largest is a private equity fund. We treat each with the same level of respect and professionalism. The person who posted this review is very misleading and not honest which is the reason why we were not able to fully engage and perform the tenant placement and property management services that hundreds of other clients trust us to do day in and day out 365 days a year. My father always said that there are three sides to every story. Their side, your side, and somewhere in the middle is the truth. Below is a point by point explanation of my side of the situation. I would also like to share that I thoroughly enjoyed meeting the elderly woman who wrote this review. She told me that we was 78 years and had been to over 100 countries. Myself and my Portoflio Advisor Nick Peterson thoroughly enjoyed our time together as she showed us around her home and told us stories about her past. I wish her no ill will but as the following explanation will explain the right and only decision was to NOT ACCEPT THIS PERSON AS A CLIENT and inform herself and her attorney that we would not be able to offer our professional property management services. What follows is my point by point response: Thank you for reading. 1.) We did accept a deposit to get started working for this client. However, upon our own due diligence where we verify the current ownership of each property we learned that the ownership of these particular properties are in question and are currently in a legal dispute. Additionally if ownership is in dispute this can mean that owners are in dispute and this can present a lot of challenges when managing properties. This presented the first challenge with this potential new client. 2.) This is a bold faced lie. I am a licensed Real Estate Agent, not a Real Estate Broker. Your Local Leasing Company is a licensed real estate brokerage in the state of Pennsylvania and acts under the direction of a Broker of Record. We carry all of the necessary licenses and insurances. We operate out of a 4,000 square foot facility and have been inspected by the real estate commission. You can verify all of this information for yourself by visiting the PA Real Estate Commissions website and our website which is YLLCO.com. 3.) This potential client and I agreed on an 8% management fee paid on all gross rents collected. 4.) This is correct. The previous management company (who will remain unnamed) was hired by the person who wrote this complaint. That management company had only been managing the property for a few months and either they terminated the agreement or she terminated their agreement, I may never know, nor am I concerned. 5.) This particular client, the dedicated Portfolio Advisor and myself were in touch with a lot as we worked through the on-boarding process. YLLCO has a specialized on-boarding process which is very thorough. 6.) The reason that we were not able to help out this client, nor after getting to know this person did we want to represent them centers around the ownership dispute and lack of consistency between various conversations during the on-boarding process. Additionally a court order originally put the previous management company in place and we believed that a new court order would need to be executed for us to legally be able to represent the owners. 7.) I never lied about our ability. As hindsight I should have never started the on-boarding process with this client. The "red flags" were too great from some of the initial conversations. She may feel that I am a phony and I lied to her. I am very sorry that she feels this way and I hope that her and her attorney (who was a very nice man that as part of this on-boarding process I spoke with quite a bit) work through all of their various issues. Your Local Leasing Company is a Professional Property Management Company. We services hundreds of clients and have hundreds of properties under management through Delaware, Philadelphia, Chester, Montgomery, and Bucks County. We are successful because we are specialized. Clients trust us with their rental properties because we get the job done. We place a 100% commission guarantee on all of the tenants we place and offer great VALUE on our Property Management and Maintenance Services. They found me a tenant in one week at the rate I was looking for. They had a lot of the details figured out and have been very professional so far. They charge one months rent as a finders fee and usually get you a year lease. You can cancel with them at any time if you don't like the service. My expectation is that they will continue to be awesome.
