Terry and (I believe Jeff) showed up at the home inspection well before the 3:30 time it was scheduled to start, and they got right to work. By the time we showed up, they had started to run all of the water through the house, opened the crawl space, found a leak, talked to the owner about the leak, and were starting to do the outside inspection. I was very nervous about the home we put an offer on since we are banking on it to be our forever home, and it was at the very very top (and over) our budgeted amount, so we don't have much to stretch if things go terribly wrong once we are inside. Once they were done with the inspection, Terry walked us around the house and pointed everything out and explained everything to us. He never made my husband or I feel dumb for not knowing what he was talking about and educated us about the house as a whole, so we would have a better understanding when we moved in. He also compiled a list of battles that he thought we would want to fight in order of priority, which was helpful. We are still waiting for our report, but he said he would list absolutely everything in there and include pictures. I was nervous when I was doing a home inspection search on Google and it says to not go with your realtor's recommendation (which they were) and that some home inspectors don't bring a ladder to go on the roof since they can just observe it - but Terry did the entire outside of the roof, inspected it, let us know that we have a good 10 years left on it, and was able to fully inspect the chimney as well. He brought along Jeff, part of the HomeTeam, who is the window and furnace/ac guy, who was also wonderful. He explained what a heat pump was (coming from the city, we had no idea) and the noises we could expect from it so we don't freak out when the winter comes. It was a great experience having those two walk us through the house and explain our options and what needs done. They kept stressing that we were paying to tell them the bad, that there was plenty good, but they want us to go in to the home with our eyes wide open. Some of the issues they found were: mold in the attic due to improper ventilation, a wall in the garage bowed in-word, asphalt needed sealed, fence was in a state of disrepair, chimney cap needed replaced, retaining wall was bowed, some outlets were not GFI, some windows did not open or weren't sealed properly, some interior doors didn't full latch, furnace was leaking, etc. They were truly wonderful and I cannot recommend them enough if you are buying a house (and hopefully they won't show up if you're the one selling!!) ;) just kidding.
