We met in December of 2011. Joe was very organized. He took the time to understand my concerns. Then he drew up a work plan/estimate that included all the worst-case scenarios. He applied for and got the permit in a timely fashion. As work progressed, and inspections revealed less water damage than I had feared, the work plan was amended so that I only paid for what was done. I recommend Joe Ketner. He stands behind his work. I've had experience with contractors and work being done. Strange things can and do happen. At one point my power to kitchen appliances went out after his men had left. He promptly sent an electrician and absorbed the cost when they realized it was due to a mistake one of his men had made in hooking up an outside light. I didn't even have to inquire. It was just handled. I also liked that Joe didn't collect the last $1,000 until they had returned during the warm weather to put on another coat of paint and check for any outstanding issues. I'm very pleased with my new windows, and I feel that the house will be warm and dry for the next several decades.
Description of Work: Inspected siding for water/weather damage on west and north corners of my mid-century ranch. Installed 2-ply drainable weather barrier to those exterior walls. Then replaced a west-facing picture window with a smaller window and a new matching smaller window facing north.

There is nothing to report. I did not meet with the contractor. There was no out of pocket costs. I can make an overall selection as I had NO contact with the contractor whatsoever. There is no option of N/A!!! I can't make him any further than what I have.

We chose Joe over four other contractors to reside our home. The work hasn't been done yet but is scheduled for within the next couple of weeks. So far it's been great. Joe gave us a quote after a complete review of the home and answering all our questions. His bid came in at the middle price point of the other contractors. But what made the difference were the strong reviews on here as well as knowing that he was a James Hardie Preferred contractor - so he knows his stuff. He has been responsive with us and answering all the questions we have had. What's more is he has a friend who is a designer and she helped with color choices and ideas about future projects for a porch and attic remodel. Together they are a great team! The work hasn't occurred yet but when it does I'll update the review. **** The project is underway and I'm very impressed with the crew. First, it's been terrible cold, in fact, below zero with windchill. I didn't expect them to work but they did. I appreciate that since Christmas is coming up and new siding is our gift to ourselves this year. I was surprised that they were able to take off all the siding in just two days. What impresses me the most is how clean they have been. Each day as I return from work I can't even tell they've been on our property other than the fact I see the the progression of the work. Joe has been very responsive thus far and when there are ambiguities in the contract or in the design, he is quick to contact us to make sure it's done right. Very impressed with them. **** The house was resided during the coldest weather we had this year earlier in December. The crew still worked their butts off and did a great job. I'd leave for work, sometimes see them pulling up as I left, and then I'd come hope to such a clean site I had to wonder if they were even there - except I saw the progress on the house. They took off all the old raked ceader shake siding in 2.5 days. then resided the house and garage. Total project time was 7 days. They will come back in spring when the weather is nicer to paint the cedar trim and our soffets etc and also touch up the color plus hardie plank (nail holes etc). Our detached garage turned out to have a lot of rot at the bottom that needs to be fixed so they provided a quote for them to do it or we can do it ourselves. Then they'll put on the last few corses of siding in the spring. The workmanship on the trip is amazing. Beautiful cuts and placement. They did a great job of putting all elements back on the house (telephone wires, gas piping, cable line etc). Joe and company have been very courteous and professional. Were very happy with the project. I'll update later in spring after final touch up is done and put up photos. Even now it looks like a completely new house. ***** House was finished in June of 2014. The spring was busy for the contractor but we were finally able to schedule the wrap up. The garage was finished, all the moldings were painted, doors painted and the hardi-plank siding was touched up the special paint for hardi-plank and everything put back in place. The house looked beautiful, and oddly, larger with the new siding. Overall we love the project, love the craftsmanship and the contractor. We were able to joke around but also get to business. There was one flaw, but it wasn't Joe Ketner. It was the painter he used. one of the roof facia boards had dry rot on it and had split a bit. when it was painted it looked like glumpy paint. SO when we did the walk through we pointed that out and even Joe was concerned how it looked. But then the painter explained what the issue was. He did his best to paint it but could only do so much. The only thing we would have asked is to be told that during the project so we knew we had an issue with the board - maybe even replaced it - or at least before we did the walk through so we would know there was that issue and it wasn't a bad paint job. It could have been done during the residing or during the painting. Not a huge issue, but that part is unsightly. Oh, a few plants got blown up when they worked on the garage, including my Azalea. Joe happily reduced the overall cost so we could purchase new ones. Very happy with the project, price, craftsmanship, cleanliness etc. Would definitely hire again and definitely recommend.

Joe was the general contractor for my project which consisted of removing and replacing siding, replacing and adding windows, removing and replacing a porch with concrete aggregate, drywall repairs, removing and replacing a new door, and exterior paint. All work was performed with quality and siding installed to Hardie standards. Crews were great guys, very respectful, and arrived on time. As with any project this size, snags were encountered of which Joe was accommodating in resolving. I made the right choice in selecting Joe's company and am very satisified with the results. I would definitely not hesitate to have Joe take on my next project and highly recommend his company.

When we decided to re-do the siding of our hous this year, we asked around in our sub-division and Joseph Ketner was hightly recommended by our neighbors. Not just one but TWO neighbors. They said that his bid among others was a bit high, but it is worth every penny of it. Our experience with Joe proved that our neighbors are right. The professionalism through out the whole project was superb. They were on time according to the schedule. When we had a difficult time to decide on the paint color he even asked a designer to come to our house & gave us suggestions, no charge. He mentioned that he would want to spend some his profit to help us to choose the right colors so we won?t have to regret it for the duration of the paint. We are so HAPPY with the new color scheme recommended by the designer. After we had paid him in full and did the final walk through, he found out that the painter overlooked some specks of paint on the weather strips of the front door. He immediately promised us to have his crew to replace them within a week; and they did. Also, when he saw that our back yard lawn was ruined by the project, he paid our landscaper to aerate and re-seed the affected area. He also replaced three rotten boards on our small deck & one screen window; had our front door & French door painted even it is not included in the contract. Over all, we had a harmonious & satisfactorily atmosphere for the whole project. I would highly recommend Joe Ketner for your project, too.

My house was built in the '40's and had been repainted numerous times. It had lead based paint which was failing and pulling away from the cedar siding. The siding had been damaged over the years by power sanding and poor preparation. Originally I was just wanting to paint the house, but a couple of the painters giving estimates asked me if I'd thought about re-siding the house. They said by the time they got done doing what the house needed, the cost would probably be about the same. I hadn't thought about it--but I knew exactly who I was going to call. This is the second time I've hired Joe for a siding project--the first project was on a rental property I own replacing all the windows, adding two sliding glass doors and residing with Hardi-Plank. Joe came out and walked around the house, took measurements and talked about siding options and other improvements I may want to do. The electrical service line to the house was very low and needed to be raised up. This was also the perfect opportunity to add insulation since my 1940's house probably didn't have any in the walls. I also wanted to give the house a bit more character and curb appeal. We talked at length about the process and the timeline. Joe offered the help of a designer he uses to help with design and color selections. The first thing Joe's crew did before removing any siding was to prep the entire area around the house for the containment of the lead based paint. The removal of the old siding went quick. The sub-contractors started blowing in the insulation. As one wall was stripped of its siding, the moisture barrier went up. Then the siding started going up. The project ran very smooth with just one exception--the electrical service line. Everyone including the electrician "assumed" the power company would site the new service line on the back of the house on the wall where the old meter was. Instead, the power company sited the new meter next to the front of the house--which meant the new line would have to be run through the ceiling of the finished basement to the opposite corner of the house. They finished everything they could while I appealed the power company's desired meter location but eventually had to stop until a decision was made. After I lost the appeal, there was a delay due to getting back on the electrician's schedule. The service line was finally installed and the ceiling was repaired. Joe has a GREAT drywall guy! I still can't see any seam or a difference in texture where the ceiling was cut out and repaired. As the owner of a rental property I get to work with a lot contractors, I also hear the contractor horror stories of my fellow landlords. I'm picky. I want quality work on my rental and on my own house--I also want a fair price. Joe is a quiet, easy going guy but he has knowledge and experience well beyond his years. He believes in doing quality work and making his customer happy. If something isn't right, bring it to his attention and he'll make sure it's done correctly. After all the work was done he brought his crew over (carpenters and painter) to go over my list of little things and fixed them right then. The residing project was a real joy for me (with the exception of the power company issue). Joe's lead carpenter, Jon, had also worked on my rental. Jon is a great guy--I was very happy to see him work on this project. Like any construction project, there will be disarray--Joe starts a project to finish it. He doesn't drag his projects out so any disruption is minimized. I'll have another project in a couple years and I've already told Joe I'll be calling him.

Joe Ketner and his two-man crew were a pleasure to have around for the several weeks the jobs required. In mid-October 2012 they came to do the siding and windows, again in mid-December 2012 into early January 2013 to do the porch job, and finished up details and the paint in April since it had been too cold and/or raining so the new paint wouldn't cure properly. Joe made sure he knew exactly what we wanted and that we knew what that would entail, then together we developed a plan and signed a contract. He made suggestions but never pressured us, was open to our suggestions, and when one of us wasn't sure of something, he'd find out and get back to us promptly. Communication between Joe and his crew was also excellent. Time frames were consistently clear and reliable. Joe and his crew were prompt, efficient, professional, and respectful. They did what the contract said and found great solutions to our job's unique problems when they came up. Their excellent workmanship and the speed with which they accomplished the work pleased us, even when plans had to be changed. We also appreciated that the guys cleaned up the work area every day before leaving. During a mild, sunny week in October, Joe's crew removed our LP lap siding, right down to the exterior plywood walls, installed weather protection, then removed and replaced the windows, working methodically and quickly. The plaster had to be trimmed for the additional depth of the new windows and Jon and Steve even managed this task with a minimum of dust inside! Afterward, Jon caulked around the new windows inside--and cleaned them! Gable vents were added. The HydroGap weatherproofing beneath the HardiePlank lap siding and FortiFlash around the new windows, outdoor light fixtures, and so on, is watertight and airtight. Metal flashing directs water out and away, and plenty of caulk was applied in the right places. They left nothing unprotected from the elements. December 2012: They removed our water-damaged wraparound porch--the railing, the posts supporting the roof, and the porch/deck framing. The roof had to be jacked up while each of the nine posts were removed and replaced. The need for additional work under the porch was evident and quickly incorporated into the job on a time-and-materials basis. That entire phase was no small feat, and they did a masterful job in brutally cold, sometimes snowy weather without complaint. The new porch deck frame and new posts of PT (pressure-treated) materials are as stout as it gets. Our new porch floor is gray Timber-Tech composite decking and gray fascia with white railings. The porch's new PT posts are wrapped with pre-primed cedar boards. Joe's crew appeared to skillfully adhere to, if not exceed, the "best practices" installation standards of both JamesHardie siding and Timber-Tech products. Proper installation means the product warranty is valid. Jon and Steve, Joe's young, two-man crew, worked together like a single, well-oiled machine. At times a third man was on site so tasks could be finished (closed up and secure) that day. The paint subcontractor also provided quality work. Joe took great care to match our paint color as closely as possible with a high-quality Miller paint. When wet, it matched our sample perfectly; it dried a bit darker. We're happy with it. So we had them paint the shed, too. Periodically, Joe calls so see if anything they did needs to be adjusted or fixed. Would we hire Joseph Ketner Construction again? YES!
Description of Work: Installed new HardiePlank lap siding, Milgard windows, and added gable vents; siding and trim painted; rebuilt our wraparound porch including posts, framing, and steps; additional weatherproofing beneath the porch; installed new Timber-Tech porch decking and railings; and built a second porch stairway with a cement pad. Disposed of all scrap material.

The remodel went fabulous. Joe and his team were awesome to work with. They were very professional and knowledgeable, which helped us in making decisions about what materials to use. We couldn't be happier with how the finished product turned out and only wish I had enough money to have them further remodel the inside but we would definitely use them again and highly recommend them to anyone who is looking to remodel their home.
Description of Work: They removed the dry rot portion of our siding and then put in all new siding. They also installed stone accents along the front portion of our home and removed and replaced all of our gutters and downspouts, replaced 9 windows and 1 sliding door & 2 skylights, which required some new framing. On the interior they removed & repaired water damaged drywall & installed a new interior door and 2 exterior doors.

Joe and team (John,Steve,Victor) were professional every step of the way and explained in detail what work would be performed, approximate time required needed to complete the work, and what the expected outcome would be. They helped answer all of our questions including designing of front steps/gates. The quality of the materials and workmanship exceeded our expectations, including detailed written contract, change orders, and progress photos. We were especially impressed when they showed up on weekends to insure the job stayed on track to timelines. We never had a concern that Joe would not live up to our high expectations, and we are very pleased with the final results. Joe is a contractor who pays attention to the details and even noticed a few minor touch up items during our final walk through that we had not seen before. We would not hesitate to use Joseph Ketner Construction again in the future or recommend him to our family/friends.

Joe was awesome, but that's not necessarily saying much when it comes to working on your home. It seems every company sends their most personable guy. Often it's a sales rep, and once he lands the work with a good pitch and a personable demeanor, the company sends out a work crew who barely speaks English, and who discussed the project with the "Boss" for a few minutes the day before. Their objective is to get the job done quickly and go home. We had a bad experience with some landscaping work along these lines. Our experience with Joseph Ketner Construction could not have been different. The siding was done by two guys who appeared to be Joe's friends. All three were in their late twenties or early thirties, hard workers, good communicators, and problem solvers. Joe showed up the first day for a couple hours to walk them through the project with me there, and he checked in frequently throughout. Joe gave me both his cell number and a number for the guys working on the house. All of us were in frequent contact (both by text message and cell). Ours is a Craftsman style bungalow built in 1928, and they definitely went the extra mile to match. For instance, instead of screwing the power conduit directly to the wall, they fashioned standoffs with beveled edges. Same with the light by the door. Instead of nailing back up the old air vent that was dented with far too many coats of paint, they found a custom piece at a local shop (approving the purchase with me first). The matched the molding under the window precisely. Their flashing work is like art, blending beautifully with the trim. We also had him install a custom door on the South wall that took precise installation within close tolerances. Craftsman quality work. In the end it all came together beautifully. I had mentioned to Joe that we were considering doing windows too, but I didn't know if we could afford to do everything. I thought I might want to do it myself. Before they put paint up, he offered that I'd probably want to do the windows first. That way they could paint over the caulk and any evidence of my handiwork. Unfortunately, after a couple months, it became clear that I wasn't going to get around to the windows right away. I wasn't confident I could do the work and was having difficulty finding time (I'm a lawyer at a large law firm downtown), so we asked Joe for a bid on the South wall windows only. He told me he'd be happy to do it, and that he'd have his guys teach me how to install them so I could do the rest of the windows myself. True to his word, Joe showed me how to measure the windows, and a couple weeks later he came out with his window guy, Tony, and they walked me through the install process. Definitely something I could do myself with some time. However, watching how quickly they worked, and the craftsmanship involved, we decided to go ahead and hire them to do the rest. So, we started with about a $6,000 project, and by the time we were done, we had spent $16,000 and were absolutely tickled with the purchase. Every step of the way Joe's communication was excellent, and he was exceptionally patient with a detail-oriented demanding customer. He's a good communicator, with outstanding employees. All of them produce high quality work. For the level of service, his prices are a steal. There's a reason the company name is his own. I have no reservation recommending Joe for any work that he does.
Description of Work: We hired Joe for a re-siding project on our home in close-in SE Portland. We were conflicted about whether to re-side the whole thing in Hardy, or the South wall in the original cedar. Joe didn't pressure us either way, but gave us straight forward estimates for both alternatives. We compared several bids, and his was among the most competitive. Once he completed the siding (more below), we were so impressed with his work that we had him give us an estimate on doing the windows on the South wall. After completing that work, we went ahead and hired him to do the rest of the windows in the house. Per window, his bid was a fraction of the bid we received from A Cut Above, and the work could not have been done better.

The work included: --removing all the old cedar shakes with lead paint --disposing of all lead paint according to federal regulations --replaced all window and door trim. 21 windows and 3 doors, including removing and reinstalling storm windows and doors. --installed new cedar shakes on house and garage --replaced and improved the gutters --built a new roof line and back porch --skim coated foundation --replaced rotted foundation in garage --scraped and removed lead paint from around windows and sills --painted all trim and foundation --replaced damaged soffits.
Description of Work: Joe provided a very clear outline of the work with all the details and the costs involved. He made sure to meet our desires. His crew (Tim and Jon) were delightful to have around. They were helpful and very willing to change things when we asked. The neighbors commented that they were respectful and very polite and very nice. Joe checked up regularly on site to see how it was going and to be sure were satisfied. The workmanship was excellent. We have received many comments from friends and neighbors about what a beautiful job it was.

Joe spent quite a bit of time working with us on all aspects of the job, what and how it would be done and helping to get us what we were looking for with what we could afford. I have nothing to say but excellent work and an easy, honest and friendly team! Thanks Joe and all!
Description of Work: Joe is really wonderful to work with! We had a complete over haul of the exterior of our home done. 40 year + aluminum siding and gutters removed (and he gave us the credit for what they fetched for recycling!!!), repairs to correct dry rot and roof leaking issues, blow in insulation all round, installed cedar siding and new gutter system. Installed new front and back doors, and designed and built a beautiful new wrap for our porch post. All of this done in mid Feb. The insulation and siding made an immediate difference in our heating bills! We waited out the weather until July for the painting and the job was done!

We contacted this contractor because of the favorable review in Angie's List and because we prefer to deal with local companies whenever possible. Joe was very responsive to our initial inquiry and came out to assess the job within a few days and arrived exactly at the scheduled time. He spent a good deal of time going over the job with us, listened to our concerns and offered good suggestions but was not in the least "pushy" and did not try to sell us something we didn't need or want. Within a couple of days we received a detailed estimate for the job spelling out exactly what was to be done and a breakdown of the total cost. One of the things that impressed us right away was Joe's insistence on providing all the necessary paperwork and his obvious commitment to quality work. Everything was handled so professionallly and the price was so reasonable that we decided to hire him without scheduling bids from other contractors and our subsequent experience with Joe confirmed the "rightness" of that decision. Joe is a pleasure to work with. He handles the business side of everything so well - all the paperwork is provided in a timely manner and is thorough and complete.When you sign a contract with Joe everytlhing is spelled out in advance - what is to be done, kinds of materials to be used, costs, time schedules, etc. We really appreciate that. Joe's installer, Tony, is very experienced and goes out of his way to do everything just right. Lots of people can do the same work Tony does, but very few will include the attention to detail and little extras like he does. He is extremely conscientious and takes pride in doing quality work. We really enjoyed his cheerful demeanor and good humor. He will do almost anything for the customer. He even designed and constructed some decorative blocks for our house lights and house numbers. They added just that little extra which gave the finished job a bit of pizzazz. We are extremely pleased with the work he did and will certainly call Joe Ketner again for future projects. .

After 19 years, we finally needed to replace the defective LP siding on our home. We selected Joe Kettner Construction because of his company's rating/reviews on Angie's List; from the very favorable feedback we received from a number of his references that we called; and in meeting Joe in person. We had obtained one other bid; however, after meeting with Joe and speaking to his references, it did not take long for us to make our decision. Joe was not the lower of the two bids; however, he was easy to talk with and not put out with all of our questions and concerns. Residing one's home is a major project /investment that no one expects to go through and Joe understands this. Joe laid out exactly what his siding crew would be doing, and the material they would be using. All material installed meets Oregon's "rainscreen code." The job also included unfastening our deck from the house to remove all LP siding from behind the ledger, and refastening it after the cedar siding and flashing were installed. Joe's siding crew (his own employees), John and Steve, did a fantastic job. They were courteous, hardworking and knew exactly what they were doing. All debris was picked up and areas left clean. Victor, Joe's painting subcontractor, did an excellent job painting our home. We elected to use Miller's Evolution exterior paint which is lifetime rated and a beautiful paint. During the final walkthrough, Joe, John and Victor were all present and took care of the small issues that needed to be tended to (nothing major--just some touchups). The entire job took the amount of time Joe estimated, and we are extremely pleased with the results. The exterior of our home looks even better than when we first had it built. Neighbors have commented on the quality of the job and how nice our house looks. Several have asked for Joe's and his painter's contact information. We would not hesitate for a moment to recommend Joe. It is refreshing to find a contractor who genuinely cares about the quality of his work and is ready to stand behind it. Thank you Joe, John, Steve & Victor!

This is the third time we've have Joseph Ketner Construction to our home to do work, and each time it has been a great experience. First, several years ago (theres probably still a review on the List somewhere) we had Joe and his team install new classic profile cedar siding on our remodeled home. His team of experienced installers really understood the classic details we wanted to achieve and they worked with us to get it exactly the way we wanted. Maybe 9 months later, during the late summer, we had Joe and his team back to install a new porch roof since our house had never had one and needed it to give it a "face". I had very specific ideas in mind and the team worked to get them just exactly like I envisioned. The final product was exactly what we hoped for. Last fall I completed the structure and roofing of a new backyard studio. This time I wanted to do a natural stained cedar shake siding, to make it distinct from the house. Doing stain grade siding is no joke. There is no caulk to hide imperfections. Once again Joe and his team did a great job and provided a beautiful finished project. Over the past few years I have referred Joe to several of my friends who had projects varying for some siding repairs, all the way up to reconstructing the the entire front of a friends 90+ year old home. I've worked on houses for a long time and worked with many contractors in many fields over the years, but JKC has been one of the best. The highest compliment I can pay them is that they were able to execute my vision without compromise. That's pretty rare thing these days.

We are so thankful that we chose Joseph Ketner construction for our siding project! We recently purchased a 1978 home with T1-11 siding that had been weather worn and long neglected. We needed repairs and the windows reset before new siding could be installed. The initial bid visit by Joe Ketner was professionally done and with plenty of time for our questions. Joe is exceptional, very likeable, and not "pushy." There were many choices available to us. We liked that there was attention to detail and he was able to consolidate some electrical work and the painting into the bid. Everything was discussed and put in writing and it helped that the bid was itemized with our options listed so that we could make an informed decision as to which items were most important to us in relation to the cost. We decided not to do the soffits, we added an option of a sliding door install, and deleted the new front entry door install. Due to it being late in the season we decided to wait until spring to begin, but Joe checked in with us occasionally during the waiting months, he brought siding samples to our home, and we talked about trim and details of construction. All of our questions were answered and he went out of his way to offer us assistance and reassurance of having the job inspected by an authorized James Hardie factory representative and providing a written report for our files showing that work was done to their Hardie best practice standards. (The report showed that Joseph Ketner installation passed with flying colors! The factory rep. said he wished all his inspections were like this one.) The move-in went smoothly with no delay. John and Tim (the construction team) were the best! They have excellent work ethics both individually and as a team. They kept the area neat and tidy the entire week and a half of the project. They came prepared to work and were careful and respectable of our property inside and out. You will surely get your money's worth because they are both hard workers and very efficient in every aspect of the job....setting up, protecting your property, measuring, sawing, wrapping the home, stapling, nailing, caulking. They were not "stingy" with supplies...for example they used a generous amount of excellent quality caulk, they built "boxes" around our water faucets, porchlights and electrical fixtures for a finished look, and made the new trim look "custom designed." Even though we didn't have a "high value" house they treated us like it was just as important as a "million dollar home." Joe was in frequent contact via phone or onsite and advised us to come to him or John with any questions or concerns. One thing you should know is that I am a born "worrier." I mean I worry about everything! I know that Joe Ketner and his crew are "the best" because I felt completely relaxed and comfortable with them knowing that they would make the best choices as to how to handle any problems. We are so happy with the results!
Description of Work: Repair rotten T1-11 with 5/8" cdx plywood, remove, reset , flash and reseal 6 windows, frame and install new patio door, install home weather barrier, new Hardie Plank lap siding and new cedar trim. The painting is yet to be completed due to weather conditions.

Joe and his staff always showed up on time, communicated good and did detailed excellent work. The exterior of our house was literally falling apart and Joe replaced every inch with great quality products and finishing work. He did Hardi siding, masonry, electrical, woodworking in carports, pillars & trim, decking and much more. Joe is patient and offers great advice to improve the job. Joe and his crew did a truly excellent job on our 1910 house in Northeast Portland. Our house was never a palace, but it did have some modest bits of character and period detail that we wanted to preserve, in particular on the porches. When we went looking for a siding contractor. Joe quickly rose to the top of the list ? he was the only siding contractor we talked to who seemed genuinely able to complete and interested in a project that was partly a residing job, and partly a period-faithful rebuild. We also made sure to check out several of his prior projects in person, as well as follow up on his references. Both checked out. The bidding process took several weeks, partly due to the complexity of the job, and partly because we had another interior project which intersected with the exterior project because of a window. Joe was patient, careful and deliberate. He provided us with alternatives and recommended materials and techniques. The project scope began to increase as we worked through the bidding process, and I should stress that this was mostly instigated by me. Joe at all points was quite willing to scale the job down or back if requested, and frequently gave us choice points where we could take the ?great? path or the ?good? path, and explained the differences in cost. Once we were underway, Joe?s crew was unfailingly courteous both to us and to our neighbors, Jon and Tony especially so. Everyone was always happy to explain something to us, and kept us apprised of what was going on. The front porch Joe rebuilt for us is terrific. The original was a hollow confection that had sagged during a century, and we threatened to step through the porch every time we set foot on it. Joe?s rebuild is absurdly solid, with massive concrete footers and a support beams that are without a doubt now the strongest part of the house. It also looks great, preserving virtually all of the original saw tooth detail on the transition band, ?bell? cap details on the pillars, curved arches, and lap/shingle siding. He replaced our pre-fabricated concrete steps with a full integrated staircase that is both totally handsome and totally immobile. Most of the detail here and on the rest of the house was done by Joe?s finish carpenter Tony, who we now privately refer to as ?Magic Tony? ? he did first rate work. As the job went on Joe was able to anticipate what we might like. One thing that stands out is he suggested building a cubbyhole into an unused interior space on the side of the house, using some leftover materials from the front porch. This is just the kind of crazy idea we like, and we think the resulting cubby is useful and unusual.. As for the insulation, the crew insulated removed the rat and birds nests, installed insulation and waterproof barriers, put up a plywood sheath, and then shingled over that. We had many questions about insulation and weather sheathing as we went along and Joe and Jon were patient and careful to explain what they were doing. Everything was flashed and sheathed very well, as far as we can tell, especially around windows. The siding is just what we asked for. It?s all primed cedar shingles and lap siding, applied by hand by the crew. The detailwork is superb. Our house had sawtooth hand-cut shingles all the way around the house in a transition band, and since there was nothing prefabricated that looked like it, Tony painstakingly hand-cut all the replacement gingerbread (using power tools, but still.) Joe and his crew also paid special attention to window moldings, and now they all match. Additionally, they discovered that the roof of the bay window in our dining room was just patched-together tar paper and scrap lumber. They were able to properly frame out and thoroughly fix that detail in a day. Although our job increased in cost steadily as we proceeded with it and added things to it, at no point did we feel high pressure sales tactics from Joe, and we never felt manipulated or rushed. Joe was always careful to provide detailed change invoices ? he was consistently deliberate, careful, and to all appearances forthrightly honest. We would absolutely recommend Joe, and work with him again. In fact, we are already talking about having him do some work on our detached garage.

Last summer my wife and I decided we needed to re-side our house and having a new deck put in. We spoke with several contractors but Joe Ketner really stood out. Of all the contractors, Joe was the only one who seemed to actually WANT our business. Patient and fair through our the project, the first day on the job, Joe and his team discovered a previously unknown layer of stucco beneath our current layer of cedar shake. No expected to find anything like it. It took nearly 60 extra hours of labor to remove, for which Joe only charged the bare minimum. Joe and team partnered with us through out the length of the project, showing a great deal of patience and flexibility while we worked through each detail of the siding, the windows, new deck and expanded landing. Every detail looks as though it we're part of the original architecture. I can't recommend Joe Ketner highly enough and wouldn't think twice about having him back.
