This broker had more than 20 years experience in my specific neighborhood of Sheepshead Bay. He offered a broker fee that was lower than that of another candidate recommended to me from outside the neighborhood. In a difficult, post-crisis market, he did not set the initial price low although we did come down gradually in price. He communicated with me regularly by cell phone on showings and offers. For the market, there were a reasonable number of showings. He corrected my inexperience in dealing with walk-throughs and not crowding the buyer. He did not push me to accept the first offer. After we accepted a good offer, he explained the sale process. Most importantly, the buyer's bank had an appraiser, one with excess caution after the bubble, who was unfair in comparing my building in very good condition (according to the buyer not just me) in a higher income area to a similar building in terrible condition in the low income area. Peter Bacarella actively fought the appraisal of the bank with the effect that we only reduced the closing sale price modestly with the buyer's coming up with more cash. I obviously appreciate his effort. The buyer had his own broker to be paid so I paid the full fee including $11,100 to Peter's office. Peter Bacarella explained and provided a competent attorney for the timeline of the closing. It was very stressful to sell during a banking crisis and yet he tolerated (most of) my anxieties at the end. He also assisted with the placement of a tenant who had to be relocated. I recommend this realtor and principal broker for your house sales.
Description of Work: The broker provided full service including reviewing the preparation of the house for sale, advertising in multiple media, coaching owner on interactions with brokers and buyers during showings, negotiations on price, acceptance of bid and preparation for closing. The contract was for a 4 percent fee on the sale price with a clause reducing the fee by three quarter percent to 3.257 if they found a buyer and no splitting of fee with buyer's realtor was needed. Peter Bacarella negotiated with other brokers and with the bank for the buyer's mortgage and their appraiser. He also provided the attorney for closing. It took less than six months to sell.
