Our first visit to the listed home went very well. The listing agent, Jeremy, arrived on time and presented the home well. The home really sold itself due to the condition and layout. Shortly after we made an offer on the home and it was accepted, the Jeremy became very hard to contact. After an agreement is reached, there are many instances where the buyers need to talk to the sellers, and this is done through the buyers' agent and the sellers' agent. It is a very stressful time, and good communication is essential to avoid the many pitfalls of purchasing a property. The sellers' agent, Jeremy, rarely returned calls or responded to emails/text messages. The agreement required us, the buyers, to review the Restrictive Covenants within a 10 days and to approve that they were satisfactory as a condition of the sale. The sellers agent did not respond to repeated requests for the document. Eventually, the sellers agent vocalized that there were no covenants. Fast forward to the days after the closing, and there are in fact Restrictive Covenants. The sellers agent should have known that there were covenants, should have had a copy, and should have provided them in a timely manner when asked. He did not. The purchase was contingent on us selling our home so that we would not end up with 2 mortgages. We did come to an agreement with a third party on ours. The closing dates needed to be adjusted 5 days either forward or back. We sent an addendum to the seller via the agent, and were told via email after hounding him for almost 2 weeks that "They (the sellers) are 100% fine with it, in case it helps your buyer feel comfortable, it actually works better for them." He went on to say, "This isn't official and nothing is enforceable unless it's in writing and signed, but wanted to let you know as soon as I had something." In other words, we don't have anything yet. It was five more days before we had the signed addendum. Another line on the addendum asked for clarification if a certain item, a stand up freezer, was included in the sale. Despite our requests to clarify, he never answered. He only would say that he would check it out and get back to us. On closing day, my wife and I arrived at our soon-to-be new home for the final walk-through. The sellers agents' car was in the driveway but he was not there. It was very odd. Our agent called him to let us in, and he said he thought that a visit the previous day by our agent was the walk-through. Jeremy arrived very late, and was in a U-Haul truck. There were still small pieces of furniture in the house, and there were sconces and other wall hangings still in place. The sellers had been gone for several days, and the sellers agent took the items and put them out on the lawn. He said, "Put a FREE sign on them and they will go." Why he didn't put them in the U-Haul I'll never know. It should not be up to the new owners to get rid of the furniture that was left by the sellers. So the furniture sat on the lawn for another five days before he came and got it. I assume it was him but it could have been someone else also. Jeremy from Pro-Edge Realty almost ruined the deal several times. If you needed him to do something, it just didn't happen. If we didn't like the house so much, we would have walked away because of him.
Description of Work: Pro-Edge Realty was the listing agent for a home that I eventually purchased. The seller paid the cost of the service.
