I purchased the new home in Sept 2010. The home had been built earlier that year. In June of 2011, before my 1 year builders warranty was scheduled to run out, I called my builder to request repairs on a few things. I called several times, left several messages, and faxed a list of items that needed repair. After over a month of no responses, I sent a certified letter with a list of items in need of repair so I would have a record of him receiving my list before the end of the warranty date. The following is a list of the items in need of repair. I would say items 1, 2, and 3 are acceptable which could be due to settling of house. 1. Front door would not latch without pull upward on door. 2. A couple of places in ceiling of the 1/2 bath had sheetrock screws that had pushed out and caused ceiling material to fall to ground 3. Crack along apex of ceiling in living room. 4. Master suite is considerably warmer than rest of home in summer. 5. Bonus room is extremely cold in winter months when compared rest of home. The build finally scheduled a repair date near the end of Aug 2011. Here is a list of repairs for each of the above items. For item 1 he removed the strike plate, chiseled out some of the wood on the door frame and moved the strike plate down. For item 2 he filled the holes with spackle and painted the areas. For item 3 he filled the crack (I assume with spackle) and painted the area. For items 4 and 5 the air baffles were adjusted under the house and in the rafter areas. Out of the 5 items listed above, only one is still in good repair. The front door began dragging on the threshold. I eventually removed the door from the from myself. I then removed some of the wood from the frame where the top hinge connects to the frame and added a thin spacer on the bottom hinge thus bringing the door square to the frame. Item 2 remains in good repair. Item 3 has now returned. Item 4 and 5 still exist. Adjusting the baffles in the ductwork did not fix the problem. In my opinion, there is insufficient insulation in the kneewalls of the bonus room and it should have been wrapped with some type of house wrap or sealed with taped foam board. In, Oct/Nov 2011 shortly after my 1 year warranty ran out, the upstairs heat quick working completely. As the unit was still turning on and blowing only cold air, I had no idea it would be a simple fix by replacing the thermostat. I paid an HVAC professional to troubleshoot and fix the problem. Cost me $325.00 During my few days without heat upstairs, I decided to get my gas fireplace connected to a tank and operational. This was the first time I had ever tried to use it. The person responsible for first starts came out and was confused as to why there was no outlet by the fireplace and why the switch was not igniting the unit. Turns out that the outlet that was supposed to be by the fireplace was sheetrocked over. An electrician came out and hooked up the outlet. The builder was charged for the outlet and labor as it was his fault (poor workmanship). Cost me $0.00 In Aug, 2012 I found a stain on the ceiling in the master bedroom. The roof had leaked. Apparently during building of the house, there was a nail put in a shingle. The nail was then removed, but they did not fill the hole with anything. I paid someone else to fix the leak by replacing the shingle(s) in that area. (The builders poor workmanship was again the cause). Cost me $425.00 As of Sept 2013, only 3 years after the house was built, in every room of the house that has ceramic tiles, the grout is coming out in chunks between the tiles and some of the tiles wiggle and move when you press on them with your fingers. I know this should not happen in 3 years time. This is most likely due to improperly mixed grout and/or thinset or not enough thinset was used under the tiles. (Again builders poor workmanship). Unknown what cost will be to repair.
Description of Work: I purchased a newly built home from this builder near the end of 2010. Within the first year warranty, I contacted the builder to correct a few things. The builder did correct those things (after repeated calls and sending a certified letter to get his attention), however it is now 2013 (only 3 years later) and some of those problems returned, and there are many other things that have gone wrong. All indications point toward poor workmanship.
