Henderson Properties does not respond to calls in a timely manner. They charge for everything even estimates they put together to provide services at your property. I regularly had to follow up 3x to get a response from my property manager.
They were quick to sign me up, and quick to find tenants (who were not qualified to afford my house and actually fraudulently applied) and despite numerous red flags, Henderson Properties did nothing to warn me of the situation or potential outcome. When my property was destroyed, the manager actually had the nerve to say, "it wasn't that bad" ($10,000 worth of damage) and she'd "seen a lot worse properties". If that had been disclosed to me - that it was likely my property would be destroyed and Henderson Properties would not think it was a big deal - I would never have signed up with them.
They neglected serious service issues when their maintenance went onsite and their painters were sloppy and expensive. All of the quotes they gave me had a 25-50% mark-up, from their internal maintenance departments.
Their contracts have no obligation for them to actually check the property or follow up on the state or obligations of the tenants in your home. They will take their fees out of your rent before you are paid and their portal system is difficult to read and follow so you never really know how much money you have coming or going. They will rent to tenants who have no assets to recover from after causing more damage than the damage deposit could cover, and Henderson will tell you, "you have no chance of recovery". They do not sue for the money, it is your responsibility though they found and recommended the tenant.
When I complained about the terrible service, nothing was done no matter how high I escalated it. The owner of Henderson Properties, Phil Henderson himself, does not care about customer service, market perception or delivering quality. The property managers clearly have too many properties to manage, and their obligations to the landlords are nil. Be careful!!
2. They did not show the property in person, but had a lock box on the door and allowed prospects to view the property alone.
3. I asked them to start a lease 2 weeks earlier, and ask for a 16 month lease with the tenant. They did neither of these things, and so, I waited an additional 2 weeks for the tenant to move in (at my cost) and the tenant moved out at the end of February after 12 months, which is a hard time to rent.
4. They pay really late -- at the very end of the 2nd month.
5. They charge for everything. When your house is vacant, they charge you $70 per month and if you stop you lease, if it is before the end of the contract, they charge you $70 per month until the contract ends.
6. They would fix things in my house without asking me, which has the expenses creeping up at my cost.
