I originally contracted through PMI for a home rental in West Indianapolis. PMI had advertised the property at a rate of $1195/Mo. I was notified by PMI after the lease start date of the change in management via an email with attachment. There was a discrepancy in the property's advertised rate ($1195) and the rate on the lease. I notified the Senior VP, Jennifer Stoops, via registered letter/certified mail return receipt of the discrepancy as well as no property inspection after my move in date. In addition there were some repairs needed at the property. There was no response to my letter; had previously left two voicemails as well.
During the week of Jan 24th I again contacted Park Avenue advising I had moved in and wasn't sure where to send my rental payment, also of the rate discrepancy, and the no inspection issue. A representative from the office contacted me to set up an inspection. In addition, I received an email after their finding my letter in the office the monthly rate was set and binding as it was on the lease. And the owner did not want to adjust the rate.
My position is it was a choice to not adjust the rate to the original quoted rate, $1195, rather than the rate I was being charged of $1245. Would still contend this is the case. Park Avenue was making a choice.
While I am sure Park Avenue wants to preserve this book of business, especially since it is apparently a new book of business of 350 homes just in the Indy area, I am left with no advocate for this issue.
While Park Avenue has finally started following up, an inspection, albeit a almost a month late was completed, and I have received two calls about repairing outstanding issues.
The inattention of Park Avenue in addressing these issues combined with their failure to work in an advocacy role is frustrating to say the least and represents the worst in a landlord/renter situation that might occur in such a new relationship.

could have damaged the cord. They will not return the deposit and a HDMI cord is about 50.00 they claim drywall work to get
to the HDMI cord, again not our fault nor did we use the item. Park Ave Properties is a rental company to be very cautious
of using.
Not only has this company been incredibly irresponsive, but they were negligent with our property! Our tenants broke their lease early, and resolving this issue took up-to-the-last minute because we could not get a hold of our representative (Lisa) at PAPM.
To add fuel to the fire, after our tenants vacated our property we went inside our home to help new tenants move in. This was after PAPM had done the move-out inspection and had indicated to us that everything looked fine. What we found, on the other hand, was incredibly disturbing. Most of our fire alarms had been removed from around the home, a serious hazard
especially in a row of townhomes.
We also found that our air filter had not been replaced for the whole time that we had contracted PAPM. They had essentially done no property management at all.
And, even worse, we walked upstairs and found that the prior tenants bird had defecated in every room. This bird had also chewed and clawed on our doors, molding, and had destroyed some blinds that were replaced with a cheaper set of blinds that did not match any of the other blinds in our home. We had to hire professional cleaners to come in twice to clean up all of the filth. None of this damage had been reported in the move-out inspection.
After a grueling several months, we were able to resolve with the tenants, with most of the correspondence being done directly with our tenants and without PAPM because we could not get a hold of them. All we needed PAPM to do was to revise the inspection report and generate a release agreement for the tenants to verify and sign. That took so long to accomplish that our tenants threatened us with a lawsuit because we could not return what was left of their deposit until those documents were completed. This issue dragged on for months. It was ridiculous. And the irony is that at the end of all of this, Park Avenue Property Management still charged us a substantial termination fee.
We would not recommend anyone use Park Avenue Property Management or any of their affiliates to manage their homes. We paid them for work that we actually had to do ourselves. We regret ever hearing about them and trusting them with managing our first home. They were incredibly negligent and we hope that other owners/tenants don?t have to go through what my wife and I went through dealing with this company.
