Bottom line: DO NOT RENT FROM MAAS PROPERTIES. We were paying $800 baseline rent on an old house that smelled like a dog and had tons of things wrong with it. Due to the timeline we were working with, we had to move in because it was the only availability. Drafty windows, a rickety shed, and torn carpet, among other things like the outdated, warped hardwood flooring and 30-year old stove and linoleum flooring make me think this house is worth MAYBE $600 a month. If it looked nicer I might overlook the price, but for crying out loud, this was a stretch. The house itself was the least of my worries by the time we actually moved in. I saw firsthand just how much Kris cared about us as tenants, which was none. If I ever had an issue (such as the drain in our kitchen being clogged immediately when we moved in), she would simply recommend a service provider and NOT pay for any of the services provided. At one point in the summertime, we had a branch hanging so low over the makeshift driveway by the alley, that I could no longer pull my car in, or it would get scratched. I went ahead and quoted out the cheapest landscaper I could find, who offered to trim that branch as well as the other bushes hanging all the way over the sidewalk in order to prevent a city ticket. He quoted me $150 for all of this, which was an amazing price. When I took the quote to Kris, however, she told me to come out of pocket for it because she "didn't have room in her budget for landscaping." I'm sorry, I thought you were getting $800 of my hard-earned money every month, but you can't seem to scrounge this very small amount of money to help improve the house that YOU'RE responsible for? It just didn't add up. To add to the steep prices, she knows that she is one of the only landlords (more like slumlord) in town who will allow pets, but she charges a RIDICULOUS price of $50 per pet PER MONTH. That's right...have 2 cats? Be prepared to increase your rent by $100 a month, regardless. The issue I had with Maas Properties that really sent me over the edge, was the pre-move out inspection. There were things I had fixed before she got there, and I had also made sure the smell of my pets (a cat and a dog) were gone from the house. I cleaned the carpets myself with a solution my dad (a carpet cleaner of 23 years) told me to use to get rid of the smell. Everyone I had in the house told me it smelled fine, and to me it was even better than the god-awful smell of wet dog that was there when we moved in. However, when Kris came, she said it still smelled bad and told me to have it professionally cleaned. So I did. And when she came back, she could "still smell" the odor. I was frustrated because she said there was no smell when I moved in and threatened to make me replace the carpet altogether. This would be fine if the carpet hadn't been torn, stained and smelly when I moved in. If I moved into the house and destroyed brand new carpet, I would have no problem replacing it. But I will NOT replace old, torn, beat up carpet. So I had the cleaners come out a second time and douse the floors in something that smelled so strongly of soap that she would have no way of saying it still smelled. It worked and she went about her way. I never saw a dime of my security deposit back, without explanation. I feel like receiving none of it back should warrant an itemized list of what the deposit was spent on improving things that I had damaged in the house. But alas, I was just so excited to be leaving her company so I just moved about my life. I left for a deployment to Afghanistan after moving out of her house and forgot all about her, and I've since moved away from Great Falls altogether. I wish nothing like what I went through on anyone, especially military. A couple of people I know are working to get her "black listed" so military can't rent from her at all. That should create a drastic decrease in customers/victims. Overall, I was not impressed by Kris Maas or her company one bit. If she was ever in her office (very very rare), she was nice enough, but on the phone or via text message (her preferred means of communication) she was very rude and demanding. Pretty inconsiderate for someone who does nothing to hold up the landlord piece of the rental.
Description of Work: Kris Maas, of Maas Properties, LLC, helped my roommate and I select and rent a home under her listing...and that was about it. Once we moved in, she fell off the face of the earth, unless of course she wanted money.
