The listing process went well. Bill and I agreed on price and other details. He was respectful of my ideas. His pictures of the property were GREAT! I thought we were off to fine start.
The problems began when he also became the buyer's agent. First, when Bill presented the buyer's contract to me, there were two issues that I didn't realize the importance of until later. They were: 1.) there was no preapproval letter regarding the credit worthiness of the buyer to acquire a mortgage loan, 2.) the closing date was extremely condensed forcing me to find and purchase another property within 35-40 days. Bill never explained the reason for the condensed closing date schedule and he did not present alternatives I may have countered with.
Next, the loan commitment date stated in the original contract presented was NOT met. The bank providing the loan did not meet the date stated in the contract. In my opinion, it was Bill's duty to follow this to make sure the bank was informed and moving toward goal. Bill made several excuses but took no responsibility for this date not being met. This issue caused me emotional upheaval and probably losing the property I wanted. (I found another property, but it wasn't first choice.)
The combination of a tight close date (30-40 days) and the lack of oversight of the loan commitment were very unprofessional!
All said and done, the deal closed. I just feel that Bill was not upfront with the details and the ramifications of what was going on and how I should be reacting. Perhaps he can do one side of the deal, either listing or buying, but when he did both sides, I feel I, the seller, lost.
