I rented a townhouse from McClain Realtors. When we moved in, the doors to the laundry closet were missing, and the basement bathroom vanity had a broken cabinet door. Additionally, the walls were badly scarred and marked up. We also discovered the refrigerator hadn't been moved in YEARS....there was caked food, dirt and trash under it, and the fridge quit on us after a couple of months in the place. We lost everything, and McClain Realtors refused to compensate us for the loss of all our food. It took them over a week to get it fixed. In the mean time, we had to use camping coolers and ice to keep our new food cooled. Obviously, the place had not been cleaned properly. There were stains on the carpets. Mr. McClain said he would fix all the problems and clean the carpets. None of it got fixed. We moved out a year later, and still had no cabinet door on the vanity in the basement bath, no doors on the laundry closet, and we ended up shampooing the carpets ourselves. We also painted nearly every room in the house and we replaced a broken shower door in the master bath. We shampooed the carpets again, before moving out, and left the place spotless. When the McClain Realtors business manager came to inspect, she said they insist on the carpets being professionally steam-cleaned. I replied that there was nothing in the lease about that. She smiled and said that it was their policy, and we would certainly be welcome to hire it done ourselves. Again, I insisted there was nothing requiring that in the lease, and I reminded her the carpets were filthy when we moved in. She ignored that, and told us either we could have it done, and provide her with a receipt, or she was prepared to keep $200 of our $900 cleaning deposit. She indicated they had a contractor who would do it for the $200 and told us it would cost us a lot more than that if we had it done. She refused to discuss it further. Knowing to have the entire house steam-cleaned would cost us more, and knowing that to take them to court would cost us nearly the $200 in legal fees, we gave in. There is no way you will ever get your entire cleaning deposit back from these people. They take their sweet time with maintenance issues and mechanical failures and may not respond at all.
