Terrible Experience - couldn't have been worse. Initially they found a tenant, but right away I noticed their paperwork was sloppy, disorganized and difficult to follow. My bookkeeper wanted to tear her hair out trying to interpret their monthly statements. When payments were late I got excuses from them rather than action. Finally when rents were getting to be 6-8 weeks behind I had to insist that they start eviction proceedings, and they were very slow to take action. Even after successfully evicting, they were slow to get the sherrif to the tenant from the property. By the time the tenant was out they were $3,000 behind in rent and late fees. I visited the property and there was $5,000 worth of damage including 6 months worth of uncollected garbage, damage to walls and wood floors, and ruined carpet. The tenant was only in the house 18 months. While the tenant was still in the house, my contractor (while doing a repair) let me know the tenant had a dog, which is a lease violation. I instructed the property manager (Ruth) to perform an inspection, and her inspection consisted of looking in the front door. She never visited the basement even though that is where I told her the dog was kept. Her unwillingness to do the inspection resulted in me having to completely replace carpets - a $2,300 disaster. Because the property manager approved this tenant based on income derived completely from retirement income, we were unable to garnish wages to recover money from unpaid rents and damages. Between unpaid rent, late fees, legal fees and damages, I was out $8,000!!! When I walked through the house with Ruth after the tenant vacated, she kept laughing about how unbelievably terrible the property looked. When I asked her why she hadn't done proper inspections earlier on - even when I asked her to do it - she stormed away and wouldn't talk to me again. Every correpsondence from that point forward demonstrated a complete unwillingness to accept responsibility for anything. Completely unprofessional.
Description of Work: Property management. Screening and finding tenant, collecting rents, providing paperwork monthly, depositing rents into bank account, etc. All of the traditional property management activities.

I am responding to the above unfavorable comment about our property management. We use quickbooks for our reports and reporting. Anyone who has used quickbooks will know about their reports. The accountant that [member name removed] hired was not able to understand quickbooks. We keep owners informed at all times about what was going on with their property and collecting rents. We also ran the initial information on the prospective tenants by the owner before we signed a lease with them. All owners are informed that our owner packets do not come out until between the 15th and 22nd of the month. We started eviction proceedings as soon as we were authorized to do so by the owner. We called the sheriff on the day the tenants were supposed to be out of the property. You always have to wait for them to get you on their schedule. The sheriff does 15-20 evictions a day. When we got a call about the dog, I did go to the property. I did not just look in the front door. I entered the property. The carpets in this home could have been cleaned. They did not need to be replaced. The owners also left the garbage sit in the dining room for several days. This was garbage from the refrigerator. If I would have been in charge of clean up, that would have been removed to the garage immediately so there would have been no resulting damage. I visited the property several times during the course of the tenants residency and did not see any damages at that time. The owner knew that the income of the prospective tenant was based on retirement income and were happy that it was an older couple who would be living there. Every time that the owner asked me to visit the home or call the tenant, those were things were done. I never laughed at any time that I was at the house. The reason that I left the property, was because the owner was raising her voice and accusing me of things. I did not feel that she was acting in a professional manner. There are records in my office to support all of the above things that I am reporting.
