I have had a contract with Nilles Builders, Inc. for about a year now. They still have not started the work, some of which is quite urgent. I took out a big loan to have this work done and the loan is in jeopardy due to their tardiness. they don't return my emails or phone calls. Now they are advertising that they are available for work in the local paper. What a mess. I wish they would just come and follow through.

Description of Work: The initial response for scheduling the site visit took quite awhile, like 2-3 weeks. When we did have someone out it went well. However, then we didn't hear anything for a few weeks. After we reached out to the person who did the site visit inquiring about the quote status he said we should receive it the next week. We never received a quote. We had requested a quote for a kitchen remodel, main floor hardwood flooring work and some other misc work on our main floor. We also followed up a few weeks later by phone, and left a message asking for a paint quote (as we were told that someone else would have to come out to quote paint work) but never received a call back on that request either. We had worked with this builder in the past and also wanted to offer this opportunity for work but I guess it wasn't meant to be. Disappointing.

Had a couple of bids and Nilles was the most competitive For what I wanted done .They pulled all permits for all the jobs preformed showed up on time. were very good with the clean up each day.Shawn help me pick out tile big help to me I have tough time making up my mind. The water backed up between the walls and into the electrical system and caused a great deal of damage. This is on going since 2000. It wasn't visible to the naked eyes because it was happening inside the walls. I contacted my insurance company and they won't cover this because of the improper installation by NILLES. When I contacted NILLES they denied doing any work on my home ever. I finally wrote to them about the denial of them doing work for me. They then denied ever doing any work on my home in a letter that they wrote back. They claimed they had no records of ever being there. I questioned their bookeeping and asked if they could come by my house to jog their memory. They refused. It is impossible to contact this company by phone as they never answer the phone that they have. I pulled the city permit that Brad Nilles took out when they did the roof and left him a message that i had the permit and that it had his name on it. So much for never working on my home. The permit had lots of reasons why it was not closed out after competion It was what they used to call red taged. Nilled took almost two year comming back several time after the inspector requested them to. And again after the permit was closed. I am a disabled vulnerabl adult. I never heard back from Nilles. I contacted the department of Labor and industry. Mr Durnburger suggested that their lic be pulled. He also had me contact Nilles Ins. Auto Owners Inc. Their adjuster met with my new contractor. They both agreed that Nilles had installed the rubber roof incorrectly as to cause all of the damage that occuerd, But that it was to extensive or costly for them to repair. Auto owners later denied the claim as usual. My home is heavily damaged. As I said I am totally disabled and a vulnerable adult. I have no way to fix this damage and there are no grants or other help availabl to me. The damage will only increase with time. If nothing else Nilles should offer to repair the damage that they caused. I was told it is so extensive that it would cost them a lot of money and that is why they are trying to get out of the repairs. This is worthy of media attention. I believe that Nilles knew all along that they had messed up and just hoped that i would not find out before it was to late. Their workers had been to my home on several occasions to look at that roof. They claimed to have to nail it down, ( Their words ) because it was not put on right. I called the owner of the company and he has refused any contact. NILLES insurance company verified that the installation was faulty to both my contracter and i in my home when they were out to look at the damage.

2/14/13 Angie’s List Readers We have reviewed the complaint of teh customer, posted February 2, and this is our response to that complaint. Thanks for allowing us this space to respond. Customer first contacted us in October of 2011, alleging a problem with a flat rubber membrane roof area. When we couldn’t find any record in our files of our having ever worked at her residence, we wrote to her on October 18, and then sent a follow up letter on November 22. The essence of these letters is that we could not find any record of having done any work at the customer’s home, but we invited her to provide us with documentation of such work, which she has never done to this date. We had checked with the St. Paul permit office in October of 2011 to review permit records for her home in their online file. When we received notice of her Angie’s List complaint last week, we again checked the online permit record and again found no reference to any permit by our company, but when we went down to the permit office personally and obtained permission to search their archives, we did find that a permit was issued to us, and it proves customer's claim to be inaccurate. This permit was issued to us 15 years ago, in June of 1998. It is for shingle roofing, and for window repairs. There is no mention whatsoever of any rubber membrane installation on a flat roof. There are also several notes by the city inspector regarding several minor details, none of which relate to a rubber membrane roof. The texts of these permit documents, 15 years ago, confirm that we did work on customers home, but not the work she’s now claiming we did. That, no doubt, is why she never shared those permit documents with us, or even told us she had obtained them, even though she now falsely claims that she did send them to us. These documents strongly imply that she is lying about our work on her home. There are many other false statements in her complaint – - We answer our phone personally or by answering machine 24-7. If anyone calls, they’ll speak to a human being or to an answering machine, messages from which are always called back the same day or the next morning. Her claiming that she made calls to us and they were ignored is false. - Her allegations about the insurance adjuster are obviously contrived. She did attempt to make a claim against our liability insurer, Auto-Owners Insurance Co., and was refused any payment from them after inspections by them, but not at all because the damage “was too extensive or costly for them to repair” as she now asks us go believe. As our liability insurer, Auto-Owners would have covered any damage resulting from our work on customer’s home, regardless of the work being done correctly or not, and regardless of cost of the repairs (our policy coverage limit is $2,000,000). Auto-Owners chose to pay her nothing because they concluded that her various claims were groundless. - Her allegations about her interactions with Mr. Durenberger at the Minnesota Dept. of Labor and Industry also ring false. Certainly, had Mr. Durenberger believed even a small part of her story, he would have investigated it, and requested our response, but no such inquiry was ever undertaken. If she ever did actually speak with Mr. Durenberger or his staff about these horrible claims, they obviously came to the same conclusion as Auto-Owners Insurance did. We also assume that customer's allegations about the extent of her houses’ “damage” are not based on fact or evidence any more than the rest of her story. Also, it apparently doesn’t matter to the customer that, if we had done work on her rubber roof, (and the permit text and inspectors’ notes indicate that we did not), that work nonetheless would have been done approximately 15 years ago. There are no warranties from 15 years ago that would still apply to this rubber roof installation. We have been a family-owned construction business operating continuously in St. Paul since 1978, and we’ve been a member of the Better Business Bureau of Minnesota for the past 20 years. Receiving and answering this mean-spirited and grossly inaccurate complaint makes us all the more grateful for the thousands of our St. Paul clients over these many years who treat us fairly, and appreciate our hard work. Nilles was able to start immediately. They cut a large hole in my roof so they could do all the insulation work from the outside before they reroofed. They have a large crew and the whole project was completed quickly in less than a week. I was concerned b/c they were working over Halloween, but on Halloween night they made sure everything was picked up and secure for the trick or treaters. They were professional and kept me updated on their work. We had one problem when one of their suppliers was dropping of the shingles, his bobcat ran into my basketball hoop and popped out a bolt in the cement footing. Nilles followed through and repaired the damage (they even poured a new concrete footing). I really appreciated the fact that they were a building firm with a roofing division and not just a roofing company b/c they could address all the issues at one time including both the roof and insulation which saved me time. I just had an energy audit of my house done through Tru Green and they said the insulation looks great and had an R value of 60.
Description of Work: We had ice dam issues and an older roof that needed replacement. We had 4 different companies to come out and bid the work. All the strictly roofing companies were unable to address the underlying insulation issues that were at the core of our ice dam problems. A few of them said they would make referrals to companies that would contact us but no one ever followed through with contact information. Nilles builders was the only company willing to address both the roof and insulation issues. I initially did not contact them. They were working next door on a major remodel and saw the other roofing companies come to do the bids. They approached me and asked if they could also bid. They actually climbed up through a closet into my attic to assess our insulation (the only company that was willing to do that). They came up with a comprehensive plan of adding insulation, additional venting, and rigid foam sheets in the eaves that couldn't be vented due to their construction. Their bid was $8862 for new roof and $3552 for the insulation. The other bids I received for just the new roof were btwn $11-15,000 for the same shingles etc. I was a little nervous b/c of their lower price. I became even more nervous due to a bad review on Angies list. I spoke with my neighbor who gave them great reviews and said that many of his coworkers had used them and had also given them good reviews. I spoke with the owner Brad and asked him for an additional referral. He referred me to the Dayton Bluff Home assoc. Dayton Bluff said they legally can't recommend specific companies but they could let me know that they use them often and they would not stay on their list of contractors if they didn't measure up. I am very pleased that we went with Nilles.

Initially, getting ahold of someone in their office was difficult. However, once we finally connected, things moved along rather quickly. Finding someone willing to repair our leaking built-in gutter was nearly impossible. Most gutter companies I spoke to had absolutely no experience with them. The few that did wanted to rip out the entire gutter and replace them which was an exhorbident cost. Nilles was the only one that new exactly how to repair them. One worker was assigned to work on the built-in. It took him all day. Watching him work, I feel confident the repair will hold. After he finished, two other men removed the remaining gutters and installed new ones. They too did a very good job. As far as punctuality goes, I call them ninjas. They swoop in, do their job then disappear. My only negative is they left some smaller gutter pieces in the yard. Since I like to walk in my yard barefoot, stepping on a sharp object such as a screw etc could be dangerous. So, my suggestion would be slow down a little and double check to make sure EVERYTHING has been picked up.

Nilles Builders was recommended by friends who had hired them to remodel and restore their Kenwood home. Based on their experience, we requested an estimate. Brad Nilles provided an honest, fair and competitive bid on our project - which we accepted. Working within a short three month time frame, Nilles collaborated with our interior design company to create a beautiful product that exceeded our expectations. Every worker from the project manager to the electrician to the carpenter was an expert - professional, kind and responsive. They made you feel as if you were their only client. I highly recommend Nilles Builders.
Description of Work: Nilles Builders remodeled our three level town home in downtown Minneapolis. The project required a complete overhaul of the home: gutting and remodeling kitchen and master bath; moving laundry from first floor to third floor; creating a media room; and built-ins such as closets, bookshelves and hutches. We can never recommend this company. It is only possible to leave messages--there is never a "live" person to take calls, and since they do not return calls, it is impossible tp ever speak tp anyone.. The work was incomplete from the get-go, and the company (if it still exists) has no follow-up. Very unprofessional We are very disappointed, and feel very let down by Nilles Builders, and owner Brad Nilles.
Description of Work: Nilles did the re-roofing of our house. They "forgot" flashing around the chimney, which subsequently caused extensive leaking. We had lived in the house 20 years, and never had problems with the gutters, which are attached to the roof. When Nilles did the roof, they did not reattach the rain gutters correctly, and when called to come and fix them, they charged. In fact, they did not fix the gutters, and rain continues to seep in between the gutters and the roof, rather than through the gutters to the downspout. This has cause leaking. Ten+ calls have yielded not even 1 call back from this irresponsible, unprofessional group.

We'd like to respond to this very negative description of our roofing work at this address in St. Paul. Nearly all of the alleged facts in this review are either completely false, or mostly false. We did not complete this roof reshingling in August of 2010 as alleged. Truthfully, our work was completed and inspected and approved by city building officials, approximately 4 years ago in late 2006, and our contract amount was for much less than the alleged $12,000. We did not "forget" to install chimney flashing. Forgetting to flash a chimney would be like forgetting to wear clothes in a January snowstorm; in fact, we provided all new flashing at this chimney, promptly at the time of our shingle application, without ever "forgetting" the flashing, and without any chimney leaking four years ago or any time since. According to our records, we have returned to this address for three different service calls since our initial roof reshingling. None of these calls have had anything to do with our actual roofing work; they were concerned instead with the aging dysfunctional rain gutter system which our company did not install, and other soffit, fascia and siding problems related to this homes 100+ years of age, and long-term lack of proper care and maintenance by its owners. When we were hired for this roofing work in 2006, we found a roof shingle system badly decomposed and leaking at multiple sites, and an aging rain gutter system consisting of some very old rusty tin half-round gutters, possibly as old as the house itself, and some less ancient K-style gutters designed to be installed against flat, vertical fascia boards, but instead hung loosely from the roof edge with toboggan hangers because this old houses' fascia system has large crown moulding, with no straight surfaces. We recommended to the owner then that this ill-fitting and mostly useless gutter system be replaced, or at least disposed of, but the homeowner refused to acknowledge their futility. The K-style gutters can't fit tightly to the crown moulding, and are not secured to the crown moulding; they only hang loosely from above, from the roofs' surface. The homeowner alleges that this sad old gutter system had "never" been a problem in the 20 years prior to our work on the adjacent roof. We'd challenge anyone reading this to drive by 829 Portland Av. right now, street side and alley side, glance at the gutter system and decide for yourselves if any part of that fiction is believable. Of our three gutter-related service calls since 2006, the first 2 were done gratis, not charged to the owner. The most recent visit, earlier this year, was charged to her because ice damming was a chronic problem with St. Paul rain gutters last winter, and the gutters at this address. had admittedly experiences serious winter ice stress. Earlier this summer we were called again to visit this residence for a gutter problem, but the actual truth is that each of these several (several, not "ten+") calls was returned, only to find an answering machine on the other end. We played phone tag, and then she stopped calling. We answer our phones all day every day, and the owner also has our roofing supervisors cell phone number. For her own reasons, this homeowner has chosen to make our company a scapegoat for a house badly maintained, and specifically for a rain gutter system inappropriately designed and long beyond reliable repair. We've been shingling St. Paul area roofs, and installing rain gutters, for 32 years, and we've been a member of the Better Business Bureau for the past 18 years. We're proud of our work history, and deeply grateful for our thousands of customers who have appreciated our very fair prices, our difficult and dangerous work, and who feel no need to defame us years after our hard work has been provided. They were very difficult to work with. They sent a Mexican crew out to do the work with no foreman. They eventually fixed everything that was supposed to be fixed on the initial installation but it was a long nagging process.

We are writing in response to the complaint by the Member about roofing work allegedly done by our company at his residence, at this address in St. Paul, over 14 years ago, in spring of 1996. We no longer have records of any specific projects done by our company in 1996, but we can state that we have received no calls or communications from that address within the past 10 years. Disparaging our company because we allegedly sent a "Mexican" crew implies that all craftspeople of Mexican descent are substandard by nature, and that firms that hire Mexican roofers are guilty by association. Actually, our company employed no persons of Mexican descent in 1996, but we have from time-to-time hired people of Mexican heritage for various services, and we are grateful for and proud of their fine work. Also, if this homeowner's insurance company has found his roof to be a "total loss", as he alleges, it would no doubt be because of severe storm or hail damage. Since spring of 1996 there have been over 20 catastrophic storms in his area. The storms of May 1998 alone caused massive wind and hail damage which resulted in many roofs being replaced by insurance companies in the near vicinity of this address.. Holding our company responsible now for the accumulated damage of 14 years of serious storms is absurd. We have been in business continuously in St. Paul since 1978, and we are proud of the thousands of area roof reshinlging projects we have successfully completed. We have been a member of the Better Business Bureau continuously since 1992. this member has never made a complaint with the Bureau about our work, nor has he contacted us directly. We think this complaint 14 years after the fact is blatantly dishonest. We've worked 32 years to become a very good roofing and construction company, and if we ever actually worked on this house, we would have done our work professionally and well. Fantastic! Nilles was less expensive than two other bids we received, was VERY fast, professional, and polite. They did the work quickly and effectively and cleaned up after themselves while taking good care of our lawn and plants that otherwise may have been trampled by lesser roofers.

My ordeal with Nilles was lengthy. I was impressed initially because they seemed to understand exactly what I wanted to get done and provided a very comprehensive bid in a timely manner. Based on the requirements of the city loan program I used, Nilles agreed to a completion time of five months. Since entire houses are built in this time I didn't forsee this as an issue until three months into the timeline I continued to receive "we'll be starting next week" every time I called to find out when the work was actually going to get started. One of the biggest disappointments was the work to build two dormers on my 1 1/2 story bungalow. The initial drawings provided by their "architect" were incorrect and needed to be redone. I was not shown revised drawings prior to starting the work which included a support wall in the middle of the second story space...consequently I ended up spending $7K on a project which actually reduced the functionality of what had once been usable space.
Description of Work: Remove old roofing layers and install new shingles, repair roof deck where necessary, install rain gutters, build two dormers, build two car garage, replace furnace and ductwork and install central air (subcontracted), rough-in plumbing for future bathroom (subcontracted), replace water heater (subcontracted).

11/23/09 My name is Brad Nilles and I am the founder and president of Nilles Builders, Inc. and this is our response to this complaint. We actually spent a lot of time with the member discussing the design of a simple shed dormer on his house. Our architect had over 40 years of experience in designing residential additions and renovations, and Nilles Builders had already been in business for almost 30 years. But he believes that he knew, and knows, how to design and build a dormer far better than us. Our architect did do a second draft of the dormer drawings, at no charge to him, which the member approved in writing. His main issue was that he insisted on our designing and building a space which he intended to use illegally, as an unapproved bedroom suite, even though we, the city agency officials who funded this work for him, and city building inspectors all explained to him that the space he hired us to build into this house could never be permitted to be used as a sleeping room. We believe it is utterly unfair for the member to complain now about his dormer design, or having paid too much for it. As he well knows, our estimate, and subsequent billings for completed work, were significantly less than other estimates he received. Also, because he was given city funding from a low-interest, tax-payer funded program, we received no advance payments for any of our work, and each of the several project payments had to be approved in writing by St. Paul funding agency inspectors and by himself, which they, and he, did. We had to be in constant communication with him, and with the funding agency officials, which we obviously were, or they and he would not have paid us. The city building inspectors who inspected our work, and the funding agency inspectors, and himself, all knew that we did a good job when promptly signing off on each of our several payment requests. For him to denigrate our work later, when he could have simply refused to authorize payment to us at any stage of this project, seems dishonest, spiteful, and in full contradiction with his own earlier behavior. We are proud of the good work we provided to the member, at a very fair price. We'd challenge him to invite city building inspectors back to his house today, and verify to them that he is not using his second floor illegally. More importantly, we'd ask him to stop defaming our business character in order to punish us for his not being allowed to violate city building Codes as quickly and blatantly as he wanted. We believe our fault was not in failing to communicate with him, or in failing to execute his project well; instead, it was in not telling him what he wanted to hear, and in not assisting him in violating building Codes which he found inconvenient to follow. The roofer was not familiar or experienced with our type of roof, which had many angles and curves. They installed the bottom strip of shingles incorrectly and were tearing the shingles by hand and laying them down. The roof needed to be fixed three times before it was to our satisfaction. The paint job was substandard. It was painted at the end of fall 2006 and paint is peeling all over the house. We expect a paint job to last more than one season. The roof around the chimney is leaking. Our last contact with Nilles Builders was in mid-May 2007 when they said that our paint job would be fixed at some point. Four phone calls in the months of September and October have not been returned.
Description of Work: Had a new roof installed, the house painted, some rotted wood replaced on the exterior of the house and the garage shored up and an automatic door installed.
