We used Robin to sell our home after meeting him a few years ago at an open house. When we initially met with him, we were very impressed, he had his presentation down, and appeared to have done a lot of research on the house and the area, but we soon learned he was great at the song and dance, but not so great at the rest of the process. He encouraged us to list at a higher commission rate, insisting this would sell our house faster. After meeting with him, we agreed to put our house on the market 2 weeks later, to allow time for us to get everything together and ready for listing. I asked more than once if there was anything I needed to take care of, such as any inspections, and he said no. He gave us very little direction on staging, or things to be done to the house prior to listing. On the day we had agreed to have the house listed, I got a call in the mid-afternoon from Robin, informing me that he had "just found out" that there was a Truth in Housing inspection required prior to being able to list, so we had to rush to get that taken care of, which delayed the listing. He'd previously insisted that he knew the city well and had sold other homes there, but it was clear that wasn't true, as he wasn't familiar with basic requirements of the city, I was also very disappointed that he hadn't taken time to double check this in the two weeks leading up to listing. Overall, he was not at all helpful at providing any direction or answering questions, if I asked for advice, he would turn it back on me, and say "it's up to you!" While I appreciate that the final decision is mine to make, it was my first home sale, and I was looking for some direction, which I did not get. In addition, we had discussed via email possibly dropping the price of the home, as an option to increase traffic, in the end, I indicated that I had decided NOT to drop the price, and he responded confirming he understood, only to discover the next week, that the price had been dropped without my knowledge or permission, or any of the appropriate paperwork being signed, and worse yet, Robin didn't notice it until I called to tell him! He took no responsibility for it, but rather blamed it on his office staff! He was difficult to communicate with, I found him uncomfortable to converse with, and had to constantly follow up with him, rather than him contacting me. When we finally got an offer, he had us sign the wrong portion of the paperwork, which again showed his lack of experience or knowledge. Overall, he did not come across as competent, or detail oriented. We had a lot of trouble with the buyers (an out of state real estate investment company that was trying to use some shady business practices), Robin was far too timid to represent us and stand up for us, I had to push him to follow up with the buyers' realtor when they had not provided the earnest money 3 weeks after the purchase agreement was signed and 2 weeks before we were scheduled to close. In the end, the buyers tried to back out the week prior to closing, without having provided earnest money, or having a valid explanation, fortunately, Robin's manager stepped in and was able to resolve the issue, but had it not been for that, we would've wasted almost a month off the market, all the while having Robin insist everything would be fine, and we had nothing to worry about. I absolutely would not recommend him to anyone. His office staff were not terribly helpful either, they gave very little direction on closing.
