Beware!!! Epic Property Mgmt more than earned the worst rating possible. I turned my home I lived in for 12 years into a rental after deciding to relocate. I put a lot of money and time into making this home beautiful with many upgrades and a lot of work, and is something I’m very proud of. I’ll admit this is my first rental property and I have a lot to learn about the industry, but I trusted Epic to manage my property responsibly. EPM (Epic Prop Mgmt) from the start made very irresponsible decisions with my rental, and responding very defensively each time I had to communicate with them. First listing it way above market value that they’d later come back and scold me for doing though it was their recommendation. This cost me rental income as I listed the house in mid August but did not get a tenant until the end of October. Next came a series of irresponsible decisions that led to more money out of my pocket before I had ever received any rental income. I initially gave EPM the spare key for them to show the property. Knowing the key had a little bit of a stick, I made a few keys from my good key I’d used for several years daily without issue. I left the keys at the house and advised EPM. They proceeded to make additional keys from the ”sticky” key, disregarding the keys I had already made, and of course billing me for the key copies. Before a tenant moved in, they decided to call a locksmith out to clean the lock because of “the stick”. They were still using the bad key rather than the highly functioning keys I previously made for them. Cha-ching $$$$ Another $100 billed to my account. October 25th a tenant moves into the property. There was a mishap that caused the etched glass panel to shatter in the quality Andersen storm door I had installed during the time I lived in the home. It was an accident for which the tenant agreed he’d pay for the damages (though the funds have not been received and my account was billed $205). The Andersen door was a $350 door, which should have triggered a call to the homeowner given their policy is any repair over $300 first has to be approved by the owner. I never received a call, but instead an irresponsible decision was made to go to Home Depot and purchase a $100 storm door replacement. My Andersen door was removed and replaced with the $100 door. What adds insult to injury is that the glass panel is easily removable. The door and the door frame were in perfect condition, only the glass panel needed to be replaced. A new glass should have been ordered at Home Depot for $138, but instead a brand new low-end door was purchased for $100 and installed, taking away from the curb appeal and value of the home. When I learned what happened I advised EPM this was an unacceptable solution, then I was told they were terminating the contract with me and that the door was my issue to take care of, and commenting “you’ve obviously never had a rental before”. EPM had no regard for my home I trusted them to manage, nor did they have respect for me as their client. A very small investment in time to understand reasonable solutions in these instances would have had a much more positive outcome. This company did not have my best interest in mind which led to a terrible experience that I wish upon no one! Please consider another management company to protect your investments!!!!
