This is one of the best companies we have encountered in the property management business, They are very responsive and have worked very hard to assist our community in turning them around and making a nice place to live, they have helped us get our financials in order, improving the maintenance and upkeep of our homes. We have had them as our managers for over 10 years. Never once have they been disrespectful to any of our residents, they are very transparent with our records. We saw the negative review which was written and had our attorney do research to find out what court battle they were referring to and they could not find any evidence of this person's claims. It must be a disgruntled co-owner who did not pay their dues as they were supposed to and as the managers, their job is to turn all collections over on behalf of the Association.

This was the worst experience we've had with property management in 20 years. The owners were unethical and made decisions for the association that cost us a fortune and we later learned financially benefited them. They hired contractors that did work that fell apart and was never corrected and fought us to be sure they only used "thier own trusted contractors", made terrible financial decisions with our funds, and after conducting independent financial reviews later, we learned many funds spent could not be accounted for. They were unprofessional with our homeowners and made unethical and irresponsible recommendations to a very unexperienced board of directors that caused the association thousands of wasted dollars. Later, when a more experienced, business-savvy board of directors came into control and attempted to terminate her contract, she sent hostile personal letters to homeowners and stopped paying association bills without the board's knowledge. To be spiteful, she refused to return all the associations documents (bills, accounting, etc.) to the association, and kept money that belonged to the association in a bank account that was secret from the association. We were able to address some issues after a long court battle, but didn't have the funds to pursue legal justice to the extent we needed to. It amazes me that there are such dishonest people running businesses and able to stay in business. Consumers beware - you want NOTHING to do with these people. Owners are Sheri Kay Davis and Bud Downing and while the PO box is in Birmingham, the physical address of the business is in Davis' Waterford home.
