DO NOT USE COAKLEY REALTY FOR ANY PROPERTY MANAGEMENT SERVICES! 1) Poor Tenant Screening - referred numerous candidates that had poor credit, were bankrupt, unemployed. The purpose of property management is to assist the landlord in screening applicants. Its pretty obvious that those in the above categories are unlikely to be able to afford monthly rent and security deposit and should easily have been screened out. 2) Poor Landlord advocate - as the property manger was hired by the landlord with explicit directions on how to maintain the property basic questions such as repainting, repairs etc were repeatedly asked despite clear direction in lease and contract. Received numerous e-mail regarding tenant issues that should have been easily resolved on their own. Again, property manger was hired to MANAGE the property. 3) Poor Maintenance of Property. Coakley assured me the property was in good condition and it was okay to return the security deposit to the tenant. However these problems were encountered upon return to the property: 1) Appliances were dirty - Microwave MISSING ("accidentally" taken by tenant), refrigerator/freezer dirty on the inside, ceiling fans never cleaned. 2) Back Lawn obviously not maintained (despite clause in lease) - overgrown brush everywhere. 3) Wall Damage - excessive damage above wear and tear to floors and walls. Gouges in the hardwood floors, big black streaks across the walls. 4) Non functional House keys - Coakley insisted on changing locks due to "so called" damage to house front door. Upon my return keys were not functional. I had to spend an hour drive around the city to collect a functional key them from their repair contractor. No apology at all offered for the inconvenience. Additionally, why weren't all the keys ALREADY in their possession when the contract was terminated over a month ago? 5) Utilities were not changed after tenants vacancy which lead to several interruption of service notices. Overall - I would NOT recommend this property management to anyone. There is NO attention to detail, the employees are EXTREMELY unprofessional (I was not asked for ID when I picked up a house key - the front desk person simply tossed them at me), their standards of "acceptable" cleanliness of property is disgusting.
Description of Work: I hired Coakley to manage my home while I was posted overseas for work. Upon finding a tenant Coakley collected 1 months rent and then 8% of the rent every month. They were responsible for maintaining the property in good condition, collecting monthly rent, and conducting repairs as needed.
