- I was leasing a one-bedroom apartment on the ground level of a recently renovated rowhome in Baltimore City and interviewed, among others, Mr. Hasan Mahfuz (aka Jay) Jalisi to manage the property for me. Although I had read a combination of positive and negative reviews, when I met Jay in person he struck me as a man of personal integrity, indicating that he was formerly a head and neck surgeon at the Cleveland Clinic and that he owns and or manages multiple properties in multiples states. His rate of charging 10% of the rental fee or $100/month, was slightly more expensive that other companies that I interviewed with, but I decided that the additional charge was worth it to deal with someone as professional as he appeared to be. - Mr. Jalisi's contract terms are somewhat peculiar. He does not forward the revenue to the property owner until the 25th day following the month in which rent becomes due. For example, when my tenants made their initial rent payment on Sept. 1, 2013, I did not receive the payment until October 25th. While this caught me off guard, Mr. Jalisi referred me to the contract that I hastily signed, and he was correct. If you are interested in hiring this company (which you should not even consider), read the contract very carefully and be aware of this clause!!! He will hold your payment for a full 55 days before sending your share minus any expenses. - Toward the end of January 2014, I awaited the rental revenue from December 1, 2013. The date that the payment was due to me (January 25th) came and passed. I called (left a message) and e-mailed Mr. Jalisi on the morning of January 29th. he promptly responded via e-mail stating that he (direct quotes) "...had to leave the country for a family emergency..." and had just returned. He further stated that he would "...send the check today and I should have it by tomorrow." I waited for 2 days and the check still had not arrived. I called Mr. Jalisi's mobile phone and office phone, left messages and received no return call. While performing some internet research, I learned that Mr. Jalisi was running for a Delegate seat in the 10th District of the State of Maryland. At the time that he claimed to be out of the country, he was actually at a campaign fundraiser as I discovered after finding his twitter page @FriendsofJalisi and a Facebook page (Friends of Jay Jalisi) established for his campaign. - After discovering Mr. Jalisi's dishonesty about the circumstances surrounding his late payment, I decided to sever my relationship with him and his company. I called Mr. Jalisi again on the morning of Sunday, Feb. 2, 2014 and he finally answered the phone and said "I guess you're calling because you haven't received your money." He apologized and offered to bring the funds directly to me. I met Mr. Jalisi later that evening at my front door, where he handed me $900 in cash and apologized for the tardiness and indicated that it was a "one-time thing that would never happen again." At that point I handed Dr. Jalisi a "Notice of Termination" which detailed that I was terminating our agreement due to his breach of the contract terms. Per contract terms (the contract that he wrote), he was required to turn over all money, keys and documents related to the property within 30 days (which would be March 2, 2014). I further informed my tenants that they should no longer forward their rental payments to his office, but rather submit them directly to me. This is when Mr. Jalisi's behavior became very shady. - I conducted further research on the publicly available Maryland Judiciary Case Research website and discovered that Mr. Jalisi is a defendant in several active civil lawsuits due to contract claims. I suspected that Mr. Jalisi was experiencing financial issues so I e-mailed him on Saturday March 1, reminding him that my funds (totaling over $1,800), keys and paperwork were due to me by March 2. He replied, indicating that my account would be closed and the items would be sent to me the next day. - By March 7, I had still not received the items that he promised and e-mailed him again demanding an update on the status my funds. I received no reply. - I called his cell phone, office phone, and left messages on his voicemail and with his assistants and received no return call. - I called Mr. Jalisi from a number that he would not have recognized. He answered the phone, and when I introduced myself and the reason I was calling, he promptly responded "I'm in a meeting and can't talk, e-mail me" and he hung up on me. - I then sent a text message to Mr. Jalisi informing him that I considered his behavior to be unprofessional and that I had bills and a mortgage to pay that was contingent on receiving my rental revenue. He replied via text (direct quote) "your management contract says the money and statement is not due till the 25th of the following month. It also does not allow you to cancel the contract." Aside from being grossly inaccurate, he made this statement a full month after I handed him the notice of termination and 6 days after he told me that the check was already in the mail. - Mr. Jalisi refused to return any of the multiple messages that I left for him on his cell and office phones, and resorted to engaging in a juvenile, extended text message exchange with me for the next several hours that is best described as schizophrenic. While I have retained all of the message exchanges, I will omit them from this review for the sake of brevity. The text messages along with the email exchanges are available upon request. - Only after I informed Mr. Jalisi (via text) that I was aware of the multiple civil suits that he was party to, did he agree to finally send the funds owed to me. - On Monday, March 10, I finally received 2 checks (the January and February rental payments) and 2 statements from Mr. Jalisi. One statement included erroneous charges for a cancelled check, and for an additional management fee that he was not owed. I immediately deposited the checks, fearing that the funds would no longer be available if I waited any longer. I then called Mr. Jalisi, informing him of the erroneous charges. While he still did return my call, he sent a text message stating (direct quote) "...if you feel more money is owed just return the checks to us and let a judge decide." I now had a greater understanding of why he was a defendant in so many civil suits. - The following day (March 11th) I called his cell phone, and office leaving several messages as well as sending text messages. I e-mailed him requesting a phone conversation, believing that our differences could probably be resolved with a simple phone call and that it was unnecessary to resort to turning this into a legal issue. I received an e-mail reply from him stating (direct quote) "we have no further business to discuss with you, so kindly STOP texting me and/or calling my cell phone and office. If you do not stop harassing me and my staff I would report you to the Police and ask the District Court to issue a Peace Order. This is the last request you will receive on this subject matter." - Dealing with Mr. Jalisi and HMJ Management has been a surreal experience. I have had problems in the past with substandard service, but I have never experienced anything like this in my life. I think it's unconscionable that this individual is running for a public office. Further internet research has revealed that Mr. Jalisi was fired from his job at the Cleveland Clinic and that he has been a defendant in civil lawsuits in both Ohio and the State of New York. I'm not sure if anything this man has ever said to me has been even remotely honest. He is not to be trusted. Let this review serve as a word of caution to never engage in any business with this individual.

Mr. [Member Name Removed] lived on the top 2 floors of the house and was renting the basement when we signed a contract for one year. He claimed he was to get married and then move out of Baltimore City and needed a management company to take care of the entire house. His plans to move out of town then apparently changed and he tried to get out of the management contract without paying us the termination fee. He threatened to post bad review on Angie's List if we did not agree to the early termination. He then unilaterally told the tenant to stop sending us the rent so we don't get paid (we collect rent and deduct our management fee and maintenance/repair expenses - which are pre-approved by the owner - and send the balance to the owner; everything is clearly specified in the management agreement which he reviewed and signed). He still owes us money, but we didn't sue him because it would have wasted our time and caused legal costs more than the money he owed us. We have been in business for 20 years and of the 24 reviews on AL 90% are positive A-grade. Unfortunately, people like Mr. [Member Name Removed] try to misuse the Angie's List system by posting bogus reviews to skip on payments they owe.

I had purchased a 4 unit house a few months ago in a foreclosure sale which needed repairs. I hired HMJ Management to do the work and complete the repairs, and once that was done to help me find good tenants. They took care of the work, did the paperwork to get rental license from Baltimore County, found the tenants and did their background checks, and now I have them manage the property becasue I can not do it myself with my work schedule. I recommend HMJ Management Company to everyone who has rental properties becasue they do a professional job and are good with saving money where it can be saved. They saved me a lot of money and a lot of hassle!! :)

I hired HMJ Management to renovate my house which had been vacant for several months as I tried to sell it. Unfortunately, the property did not sell and so I decided to rent it. The house needed repainting and some windows needed to be changed and carpet replaced. HMJ gave me the best price for the work and did it in less time then I expected. I have continued to use them to collect rent each month and otherwise manage and maintain the property which I am unable to do myself due to my extensive travel schedule. In the past 3-4 months since I have been using this company I have had no issues and would recommend them to all AL members.

I hired HMJ Management on the recommendation of a friend who had used them before to find a tenant for my vacant rental house and then to take care of the day to day upkeep and to collect rent. I am VERY happy with their work so far!! For the past 6 months they have been performing their duties very diligently and have not only found me very good tenants (they did the marketing, credit/criminal search and employer verification), but they also take care of any maintennace issues at a substantially lower cost then a contractor would charge. I recommend HMJ Management Company to anyone who owns a rental property but does not wish to deal with the hassles that come with being a landlord.

I have a condo in Baltimore which they renovated and now help me manage as a rental property. The house was bought in a city tax sale and needed renovation of kitchen and floors were quite bad so I had HMJ Management do the work. I have been a real estate investor for over 10 years and have rental properties all over Maryland. I recently was referred to this company, HMJ Management, through a friend who had used them before. I hired HMJ to renovate and remodel one of my properties in Baltimore, Maryland, which they did very well. HMJ Management has a group of very skilled maintenance techs who do most of their renovation/repair work ... which meant lower costs for me since, unlike other management companies I have used in the past, they don't have to go outside and hire third-party contractors to do the repair work for their clients. After the renovation I have now hired HMJ Management to continue managing the rental property and to lease it through their affiliate real estate brokerage firm. 015I am very happy with their work, especially the professionalism of their president Jay Jalisi, and now have given them a 55-unit apartment building that I own in the Baltimore City to renovate and manage. They have so far exceeded my expectations in every way. I highly recommend this company to anyone who is looking to renovate or remodel their home or rental property, or looking for help in finding qualified tenants, or to manage their rental properties.

I hired HMJ Management to renovate and remodel a row home I have purchased in an auction. They house was in bad shape, its walls were damaged, kitchen was very old style and the floor really badly needed refinished. I got 3 estimates for the work and then someone recommended this company. I interviewed Jay and asked him for an estimate. His estimate was the lowest. I gave them 50% deposit to begin the work with a 10-day completion time. HMJ Management did a wonderful job and the house now looks great. I was renting it previously for $600 a month but now I can easily get $950 - $1050 for it. I have listed the house with HMJ Management's affiliate brokerage company and although the lease has not been signed but within 10-days I have received 4 very good application packages, one of whom i will select over the next few days for teh lease to begin January 1. I am VERY happy with the job performance and professionalism of HMJ Management and recommend them to anyone who owns a home in Maryland.

HMJ Management has been WONDERFUL!!! They manage my 3 bedroom house and I thought it would be a nightmare to get rented but they worked so diligently and got it repaired and rented in a timely manner. The house needed some kitchen, bathroom and roofing repairs and HMJ Management was able to get a licensed contractor for a very reasonable price. If there is ever a problem, they are on top of it immediately! I have no complaints at all. They are very professional with quick responses via email which is great. I can trust them knowing they will give me the best advice as they have been in business for over 15 years. I have recommended them to everyone I know even my sister is now a client of theirs. If you need a property management company, this is the one for you. I am giving them 5 stars and they deserve every one of them. Best property management company you will find in Maryland without a doubt, no question about it.

I have been a client of HMJ Management for almost 8 months now and I have 2 rental townhouses being managed by them. I am very happy with how easy and stress-free my experience has been. I was hesitant at first about letting someone else manage my property, but Jay and his staff have been exceptional in explaining to me what my best possible options are. Since this company has maintenance people on staff, I pay 1/3rd of what I used to pay a general contractor before. They also take care of all the inspections, rental licensing and repairs at a very reasonable price. Best of all, I feel that they care about their clients as I always receive a friendly and timely response for any of my concerns, monthly statement is sent regularly and the rental income is deposited in my bank account promptly. The owner, Jay, always got back to me in a timely matter and went above and beyond to fulfill my request(s). Services including advertising my property, arranging for contractors, screening prospective tenants (background and credit check), filling out all the leasing paperwork, and handling the month-to-month management with excellent reporting. , DO NOT EVEN THINK ABOUT HIRING THIS GUY: Hasan M. Jalisi, or aka Jay Jalisi. He is liar and a thief. Totally unprofessional and unethical. He's too busy working on his big multifam project he just acquired, ignoring and delaying work at my house. If you're going to divert all of your work force and attention to something other than your current client's work, then do everyone a favor, don't accept the work. When I pointed out that what he did wrong and proved to him his violation or breach of the management agreement, he denies it all, threatening me to District Court. Well, go ahead. You're not going last long in Court. I have a vacant townhouse in Baltimore county, Maryland that needs repairs before leasing. On July 28th, 2013, seeing how well HMJ was rated on Angieslist, I agreed to sign on a property management agreement and a leasing agreement with a Maryland registered realtor named HASAN M. JALISI (MD license# 519403), also known as Jay Jalisi, who belongs to Quick Sell Realty LLC, a Virginia registered brokerage (VA license # 0225093612 . His terms of agreement are very steep. Very tough to get out of his agreement. (Even tougher now since he wouldn't admit his violation of agreement in light of the evident). At that time, I thought to myself, maybe I'm paying for a "Cadillac" and not a "Yugo" car. But this was a HUGE mistake. This guy is charging me high fees for his poor quality work that was delayed for several weeks. Jalisi failed to perform as property manager, resulting in a breach of the property management agreement. According to the management terms of agreement, he was supposed to but failed to inform me, the owner, a repair item that cost me more than $500 before sending someone for the job. He let me know that it cost me $1500 after the work has already been done like 3 weeks ago. In addition, his contractors did an incomplete paint job, missing the kitchen and all 3 bathrooms. He hired people to remove trash from my house and yet leaving a big screen TV in the shed, which he saw from the beginning when touring my house for the first time on July 26th 2013. In construction business, repairs or new build, you are supposed to provide a scope of work, a construction schedule, with duration, start date and end date, and he failed to provide any of that after my several text messages and emails and phone calls to him. You know what kind of answer you get from him? "I'll let know when I have it". The guy used poor excuses such as that he couldn't get a hold of a commonly available contractor such pest control companies, for nearly four (4) weeks, delaying work at my house. When I asked him the status of the trash removal, he dodged my questions with an unrelated items like he just made a call to my previous manager. For what? I don't know why he got to do that after 2 weeks of management. He used excuses like b/c I asked him to contact the previous tenant to remove their stuff if possible, he was delayed. Yeah, right for 1 hour maybe. And that's if you have a staff to make phone call for you if you're too busy. It took him a week to make the phone call to his trash removal contractor. Then on 1 morning he even had a gut to say the trash removal contractor he uses is busy, and ask if I know anybody. I swear, steam was coming out of my head when I saw that message. Then after 2 weeks no activity, he decided that my house should now be re-carpeted but was still having trouble with getting a quote with his contractor. He knew my house needed extermination for roaches and rats from day one, proceeded without doing anything about it for 4 weeks and now decided the next step is re-carpeting. Like it said, no schedule. No priority. No keeping track of what's needed to be done. It looks to me like he is a one-man show when it comes to coordinating with contractors. He works on my house whenever it's convenient for him or whenever he feels like (Remember the big multifamily he's currently working on?). Talking about extremely flexible open-ended schedule. If you're going to work on your own project, don't divert all your attention to that only project, don't be cheap, hire extra help and get the work done right by everyone. At the current rate of his repair work (about 1 item per 2 weeks and incomplete by the way), he started out in July 28, 2013, and would be done all the work at my house in November 6, 2013, making the total duration of 3 months and 1 week plus. Ironically, when I asked him for a specific date when he could get all the work done, he said he doesn't know. He said "you've seen the shape of the house" like it got a lot of work to be done and it will take him a long time to get it done. But when I asked him nicely to bilaterally terminate the agreement, he said there's only 2 items left (recarpeting and a decorative door frame repair). Don't you want to clean the house up before letting a new tenant in? Anyway, there are a bunch of other obviously minor repairs that he has no idea and no intention to fix them. When I asked him when he expects my house could be re-rented, he replied he couldn't "predict" when. Fed up with this guy, on August 26, 2013, I sent him the notice of cancellation of the property management agreement and the notice of breach of contract due to the fact that he failed to inform me a repair item that cost me more than $500 before sending someone for the job. On the same date, Aug 26, 2013, I also, I also sent him a notice of cancellation of the listing agreement. The guy went berserk, denying his fault and threatening me to bring it to Court. Wow! Unbelievable! If it doesn't work out, let me go. Don't hang on me on like a blood suck leech. Any way, I gave him $2000 to start. He charged me $1750 for incomplete paint job and incomplete trash removal. I told him to stop all work immediately. He should owe $150, ($2000 - $1750 - $100 management fee for 1 month of no tenant). And yet he's still able to say I owe him. What a liar and a thief!!! I don't expect to see $150 now, but let me go already. Because I have problems with Jalisi as a property manager (due to the fact that he violated the term of the management agreement, and the way he handled my property), I cannot trust him no longer to perform as listing/leasing agent or do anything else for me. The listing agreement stated that the termination of the listing agreement will be effective 90 days after the date of the notice, which will be November 26, 2013. I reached out to Jay's broker, Mr. Sandeep Kumar, who's in charge of Quick Sell Realty to state that I cannot further trust or work with Jay or Quick Sell Realty and wish to have my listing agreement to be terminated effective immediately. After my 3 phone messages, Mr. Kumar finally picked the phone and told me to call me back with answer after he discusses with his agent. Mr. Kumar did not provide a single response after my several follow-up phone calls and emails. All I got was a negative email response from Jay who seemed to act like a broker responding for the broker himself, rejecting my request for immediate release of the agreement. Now what kind of real estate business that don't answer their phone calls and emails after people trying to reach them several times? What kind of business that ignore their emails? What kind of broker that couldn't make his own decision and let their agent to make decisions and answers for him? You certainly can't do business with people like that. Like I said, both management agreement and listing agreement have steep terms. Trying to get out of their agreement is really a hassle (especially when they don't admit their own violation of the agreement after you showed the evident). I don't think rating with a letter F would be low enough for this guy. If there was a letter that represents worse than worst that I could use, I would use it for Jay Jalisi or Hasan M. Jalisi, or HMJ Asset Management Company, LLC. This guy is an Extreme Nightmare. DON'T BOTHER! If you do need a manager, go on 30 days or 60 days or 90 days trial basis with other manager first to see if you like it or not. And all landlords out there, do yourselves a favor, if you really do need a property manager, make your own terms of agreement and not using theirs. Otherwise, do your own repairs and find your own tenant. If everything is done right, you may not even need a property manager.

Member came to us from another management company, Bay Management, with whom he had similar issues as he purportedly has with us now. He asked us to clean up his rental property and then paint it, which we did. Unfortunately, the house has bed bugs due to unhealthy and unsanitary conditions for a long time ( for which the previous tenant had filed a complaint with Baltimore County Housing against member) but member only wanted us to clean the carpets. We informed him that shampooing would not remove the bed bugs, and that it was a health hazard not to treat beg bugs properly. It was at this point member decided to fire us. We told him that we can not withhold information from a prospective tenant which may affect the tenants health, and that if he did not replace carpets or had the property treated for bed bugs we would have to tell the tenants. His property (12 Bohn Court, Rosedale, MD) is totally filthy and has beg bugs, roaches and rodent infestation which he would not exterminate. Member initially complained to the Real Estate Board but his complaint was found to be without merit. Now he has written a totally fabricated and malicious review on Angie's List. As of last month (we bill one month late) he owed our company several hundred dollars in unpaid management fees.

*Update* Vindictive Jay has sent me a certified letter, within it an invoice for work Ive NEVER authorized, nor am I sure was done. This came a few weeks after I filed a BBB.org complaint regarding a refund he owed me. I am currently reporting him to Marylands Real Estate Commission. Spiteful AND not that bright, since I have proof that the work that I DID authorize was done. I mean, 2 emails confirming this from him, and that I did not authorize anything else. Make sure you line item with this guy, and only get a written agreement over email. Also, google his name, he comes up under worse landlord. Wish I would have* If you want GOOD Property Managers, check out the National Association of Residential Property Managers, narpm, website. Baltimore has a LOT of licensed PM companies, who DONT CHARGE WHEN THE UNIT IT VACANT. Jay had no incentive to put a tenant in, since he was getting paid the same rate as when there WASNT a tenant in there. First: I have property managers in Columbus, OH, Richmond, VA, and baltimore md. Baltimore has been my most trying and expensive. I pay more for all the services, but it always feel like I am the loser in this event. I will list my issues and what lead up to my review: 1) Tenant pays you on Sept 1rst, you dont get a disbursement until October 31rst. I was so surprised to find out he keeps your rent for 2 months. And, when you add in that he takes 1 rent as fee for finding a tenant, that means you don't see anything until November 1rst. Yes, please mention to your customers, that even if they have a tenant move in Sept 1rst, they won't see anything until Dec. 1rst. - Annoying. 2) charges when house is empty. With Jay, that means 5 months worth of charges. I would wish it was quicker...thats all 1 can say. It took them a 1.5 months to just do a simple turnover of carpet cleaning, paint job, and cleaning. hen I visited the house, this 1200 fee (which my new PM said is VERY expensive, they would have done it for half), he left the backyard a MESS! Will post what I found. 3) What has lead to this all coming out is that it took so long to get this and another project fixed. He has been terribly bad at communication. It took him 2 weeks to get me an estimate on getting the work done, and when I went to see his work, he DIDNT PICK UP THE TRASH in the backyard. When I emailed him, as when I gave him the very high fees for turnover costs to get the house in rental ready condition, he said thats extra...So, you were going to list and advertise my house this week with a bunch of JUNK in the backyard?!?! 4) He charged me for work we didnt complete. When he tried to back track and say he didnt promise what I expected, I told him to check his July 23rsd text msgs, where I had it all written down. He said after that he would refund the money. He did not. I filed a BBB.org complaint. 5) Class act: He took the lockbox and key with him the day before I was going to remove my keys. Real Classy Jay. He hasnt sent the key yet, its been 1.5 months. Another BBB complaint. I mean, come on, now you're being vindictive???? We changed locks. 6) If you do call alot, he will tell you a million times that he is managing a 60 unit apartment. Ok, then stop saying you can manage our SFR.

I don't feel that it went well. My property was just rented near the end of August and I, myself ended up getting the tenant. He had one of his associates showing my property, which I did not know about until one day I was at my rental property and this woman came to introduce herself to me and to tell me that she was the person showing my property. Several of the interested renters would tell me that phone calls were not being returned and when they did reach my rep that he was plain out and out "nasty" to them on the phone. One very good prospect said that she just did not want to deal with him because he was unprofessional on the phone when she spoke with him. Whenever I would call to ask him to call people who were interested in seeing the property, he would, of course, do so, but he would always say that he did not have any messages from the person. I don't think that all of these people are lying to me about his attitude and not returning phone calls to him. On occasion, I have emailed questions to him and had to re-email to tell him that I am still waiting for a answers to my questions. He would email me back saying that he did answer, but he would answer one question from the email and ignore the others. This whole experience was just too frustrating and the reason that I signed the contracte with him so that I would not have any hassles.

I am surprised by [member name removed] comments on Angie's List about our services, because over the months since we have known each other she has frequently called on me for advise that was above and beyond the scope of the listing and management contracts we had for her rental property in Temple Hills. I don't think she would be calling me for advise if she was truly not happy with my services. For your information,[member name removed] house is now rented for $1350 per month, which is $250 per month more then she believed she could get. Our showing agent, Deidra, lives 2-blocks down the road from the rental property and showed it to anyone interested at an hour's notice; between Deidra and I we must have shown to probably a hundred people. The main issue people had was the property's basement was not finished and had mold in it. [member name removed] initially did not agree to have the basement cleaned or finished (she said she didn't have any money), but then agreed to it by offering the current tenants do it (and so the property got rented). Unfortunately, now the tenants are calling us because they finished/cleaned the basement and installed a new 1/2 bath but have not been paid by [member name removed]!! Regarding her claim that she rented the property herself, as you know if a property under an exclusive contract with a real estate broker gets rented the brokerage commission becomes due ... irrespective of whether the tenant approached the owner first or the realtor. [member name removed] was at the rental property on a regular basis and met many people who came to see it, including the ones who finally rented it. However in the months before it was rented, we advertised and showed the property to the current tenants, did their background checks, checked former landlord and job information, wrote the lease agreements, collected the security deposit and rent, filed for the Prince Georges County Rental License ... all for NO EXTRA EXPENSE to her. We advertised [member name removed] house for over 2 months, showed it to almost a 100 people, and got her $3000 per year more then she ever expected. I think you would agree that after working for her for 2+ months without any compensation we had earned our commission. Our management company continues to manage the property for [member name removed] and have received NO COMPLAINTS from her to date.

Description of Work: I called and spoke with a very nice young lady about property management services. She took all my information incuding the property address and said she would have someone call me back. I called a 2nd time leaving a message following up on initial call as of today I have not received a call back. The company had some good reviews so I trusted they would call but sorry to saythey did not. I rated them D because of their professionalism and lack of response.

Well anyone who is a landlord in Baltimore City reading this knows that the property renting process is not fun. I have owned various rental properties since 2005. I have nice properties but not in the best area of Highlandtown. Almost every rental arrangement over the last few years has been challenging. I changed property managers late last year and tried HMJ due to the positive reviews on Angie's List and I am very pleased with their service so far. Jay and his team are excellent and very responsive to all communications and inquiries. They did a great job of advertising and letting one of my properties as well as good faith negotiation of lease terms. To be honest, the tenants placed have not been without issues recently, however that was not unexpected and Jay has been supporting us expeditiously through all the process and been on top of all the issues. If there were few tenant issues, I would not need a property manager but in most urban areas today, but particularly Baltimore City, high quality property management services are critical and Jay and his team work hard to earn their fees. They are also very knowledgeable about the various court departments and proceedings and maximizes the benefit for the landlord within their control. I would recommend him to anyone thinking of using a property manager and who is looking for a high level of personalized care and attention which few other companies provide.

I called multiple times before speaking with him. He finally called me back but I was in home depot and told him I would call him back when I was done in the store. I called him in 30 minutes and he didn't answer. I have called 2 more times and left messages and have not heard back from him. I have 12 properties needing managed. I do not find this professional at all. He could at least answer or call me back and give some me some response.

When someone contacts us we normally first visit their property and make an assessment of its rental or sales value, and any work that may be required to bring it up to State, County or City code. [member name removed] was very sketchy about his properties and their condition each time we spoke on the phone. He was unavailable to meet with us or willing to share the address(es) of his properties so we could visit them ourselves. After several telephonic conversations we decided his business was not for us. It appears that he has given us a D for our "failure" to accept his wishes and manage his properties!! We have been in business for 16 years and have excellent reputation and best reviews on Angie's List. We are very selective about the clients we work with, and do not wish to work for landlords who are unwilling to keep up their properties pursuant to federal, state, county or city laws.

See above!....I didn't realize this part was here....!!! I don't want to give the exact address of the home but will tell you it was built in 1904.
Description of Work: I would chose Jay again in an instant and I will tell you why. He's on Angie's List. He wasn't the first person I tried, however. I tried "Sarah," a regular property manager near where I live. I e-mailed her and told her I wanted to rent my property. I waited and waited each day to hear from her. After 4 days' of waiting and no word, I finally got smart and looked up "property managers" on Angie's List. I decided on Jay Jalisi and e-mailed him late in the evening on a weekend. I was really surprised he responded so quickly, early the very next morning. "Sarah" finally e-mailed me, saying she was very busy because it was at the end of the month and she had her accounts to do. And I realized I would have always been down on the list with her. In the case of Jay, he always responded quickly and made me feel he had all the time in the world for me, which I know wasn't true. Jay came to see me almost immediately. Even though he is a very busy man, he made the time for me. Jay is also a good listener. He let me talk about the home I inherited from my parents, the one I wanted to rent. It was furnished and I knew most people didn't want a furnished house. They had their own furniture. But Jay was not discouraged. He said it could be rented. The house was in Annapolis and Jay traveled the distance from Baltimore many, many times to do mulitple showings. It was a hard sell because most people wanted to bring their own furniture. But Jay did not give up; within 6 weeks or so, I got an excellent tenant. And that's the thing. I got an excellent tenant. My son rented a condo in Seattle and the couple did $18,000 worth of damage. Jay got me a professional person who had a thorough background check and is well-respected in the community. I feel the property will be well taken care of. I am so pleased that I found Jay on Angie's List. He exceeded my expectations. I am forever grateful to "Sarah" for ignoring me completely, for in the end I got better than what I asked for.

I had a rental, and was behind 2 years. So my company was not in good standing. He brought that to my attention and jumped on it. It really took the weight off my shoulders. He made sure there wasn't anything fraudulent. Did all the paperwork to reinstate my name, for both years. He got that reinstated for me to get my company back in good standing. He really knows his business. I've dealt with other property management before, and it was terrible. This management company was totally different. He also has a great personality with people. His fees are very reasonable.

Description of Work: Jay was a joy to meet with. He was more than happy to walk me thru the process as I'm a first time renter. I made the process of all premits and paperwork a breeze. He took on the responsibility of meeting with contractors and inspectors arranging the meetings and being there while they took place at no addition charge to me. I also had fantastic suggestions as to how to protect my income and my investment. And was more than willing to accodate my requests for additional items being in the lease to protect my property. I had work with another company prior and 3 weeks later alll they had done is billed my card and stopped returning phones calls. Jay knows the fair market values and appreciates you bottom line. I will continue to do work with him as long as I'm owning rental property. He explained there services and answered any and all questions and was always more than willing to do anything possible to help you thru the process of becoming a landlord in Baltimore city

Description of Work: I contracted with this company to rent my townhouse in Crofton, MD. I first met with Jay in early December when I was interviewing potential property management companies. Since we still had a few things that needed to be done in the townhouse, I wasn't ready to list the property until early January. I met with Jay and his associate on Sunday, January 15th to finalize arrangements. The property was listed for rent on January 16th. We had a signed lease with a tenant within 9 days. I was very pleased with the service I received from the company and the effort that went into getting the property rented so quickly. The $1,500 was the commission for the broker who found the tenant for the property. I have also contracted with HMJ to manage the property for a monthly fee. I anticipate that the property management experience will be as competent as the services i have received to date.

The best way for a potential client to appreciate HMJ is for them to try other property managers first. Then, when they've waited for any response at all from other options, they'll be better equipped to value Jay Jalisi's quick response to all questions, whether by phone or email. Our experience was not without difficulties, but Jay worked through them all with us giving fair, helpful service throughout.
