It started out okay. Pattie made me feel comfortable with the readiness of my home for going on the market. It was a unique house, one of about twenty on a very desirable pond. Pattie had recently sold two other homes on the pond increasing my confidence in her. I expressed with Pattie my concern about selling the house too soon as I wasn?t ready to move until late spring or summer. She reassured me many times that we could negotiate a later closing date and I shouldn?t worry about it. She encouraged me to put my house on the market right away. I mentioned my concern about selling too fast every time there was a showing. Everything went downhill once the first offer came in. Pattie argued with me every step of the way, misinformed me, and gave poor referrals, leading me to believe she would make a better buyer?s agent rather than a seller?s agent. Her advocacy to accept the buyers low offers and incorrect insistence that they wouldn?t increase the offer led me to feel she was working at most on their behalf but mostly just out for herself. Her brokerage (which was also the buyer?s brokerage) gave up almost 44% of their commission to make the sale happen. Patti sent the first offer to me without input. The offer came with a cover letter written by the buyer. In it she wrote: ?It's clear from what Pattie tells us that this property holds special meaning to you and that the process to sell will likely be an emotional one.? What?! Not only not true but also inappropriate and unprofessional for Pattie to say anything like that to a potential buyer. The offer was about 20% below my asking price and I declined it. Later Patti told me she thought I should have negotiated it. I responded that it was far too low, that if the potential buyers really wanted the house they would be back with a higher offer. Patti didn?t think they would be. One week later the buyers came back with an offer 33% higher, still quite low but high enough I was ready to negotiate. I decided to give only one counter offer and it would be my bottom line. Pattie argued with me about that. She told me this was buyers highest offer, they were not going to go higher, in fact she told me that several times over the course of negotiations and yet the buyers went up THREE more times. The buyer?s real estate agent and Pattie work for the same small brokerage. It seemed like a conflict of interest, as Pattie did nothing to sell my house to the buyers, instead she tried to sell me on coming down more and more in my price. I told her at least twice not to bring an offer back to me below my bottom line. Both times she turned around and brought an offer well below my bottom line. I suggested she and her brokerage could release me from the contract with them. It?s tough when even your home team doesn?t support you. The home inspection was scheduled for an early weekday morning. I work from home several days a week and was busy preparing for an important exam the following week. I assumed the buyers and realtors would be following the home inspector around and it would not bother my work. Pattie, without consulting with me, told the buyers they could bring whomever they wanted to the home inspection (ie contractors, architects, home designers, interior designers). Suddenly the buyer?s ?people? started showing up ? four or five along with the two buyers walking all around the house loudly discussing plans for remodeling. Pattie would not acknowledge or apologize for not asking me first if this was okay (which it wasn?t but could have been accommodated at a later time). Pattie referred me to a lawyer to draw up the Purchase and Sales. The document went back and forth several times for edits. I had told the lawyer to remove one section. When I received the P & S signed by the buyers I saw my lawyer had put the section back in with slightly different wording (wo consulting with me first). That is malpractice. He was unprofessional in other ways too and I mention this only as he was not a good referral (though my bad for thinking Pattie would provide a better referral). The P & S also had a closing date only nine weeks away. Normally that would be considered adequate, however I had clearly stated it would be too soon for me and the buyers had said they were flexible. Most importantly, I had told Pattie over and over again that I could not close that early. I told her the date had to be moved back at least a month and more if possible though not expected. She argued with me. I refused to sign the P & S until the date was changed. After speaking with the buyers Pattie explained to me that the date could only be moved back two weeks to either the 14th or 15th because the buyers were closing on their house two weeks after that. We then argued over closing the 14th vs the 15th. She thought I should close on the 14th because the 15th was a Friday and the funds might not get transferred until Monday. I told her I could live the weekend without the funds and I wanted the latest closing date ? the 15th. Several weeks later I received a conference brochure in the mail. The conference date was for Tuesday the 14th!! The 15th was a Wednesday not a Friday! It didn?t occur to me that Pattie would be wrong about the dates. I learned from the buyers that she also misspoke re the closing date on their home ?it was almost seven weeks after closing on my house (not two weeks as Pattie told me). Once the P & S was signed I asked Pattie for my key back and to remove the for sale sign. It took a week to remove the sign (she wasn?t known for her timeliness). I worked directly and amicably with the buyers from the signing of the P & S through the closing. Pattie didn?t come to the closing or do anything else after the signing of the P & S. I have worked with many other realtors and have never had such a bad experience. I can not recommend Pattie Oasis or her brokerage: Dover Country Properties. I wouldn't wish this experience on anyone.
