Scott Martin has managed our rental property for nearly two years. As first-time landlords, we did not know much about property management, and had a few qualms about renting out the house where we had lived so many years. Scott, a seasoned professional, coordinated some renovation work that was long overdue, and we were pleased with the results. He has found trustworthy tenants, and has responded promptly to their concerns and ours whenever necessary. Since we live far from Massachusetts, we are happy to have a solid professional such as Scott to look after our house and to manage the issues that arise from time to time.

Two and a half years ago when I left the Boston area, I could no longer active manage my apartment's from a distance. I met with Scott and he asked about my short term and long term priorities, and developed a plan with my buy in around those priorities. We've done a $35K renovation recently that he led, to great success, enabling increased rents and reduced vacancies. His costs are very reasonable for the returns I'm getting. I've had low vacancies, market to slightly above market rents, and he's insulated me from day-to-day actions needed to keep tenants satisfied. He leverages a large network of vendors for high quality work at below market costs. The biggest takeaway beyond value is that I trust Scott, even when I'm living thousands of miles away. I strongly recommend Scott for both tenant and landlord satisfaction.

We hired Martin Management three years ago when we realized we could no longer manage our Boston rental property from our location out of the state. After a lot of research and interviewing other companies, Scott was the clear choice. He was very professional, knowledgeable and proactive. It was obvious he knew the business, area, market and had a great team available for whatever problem our property could pose. My family and I moved to Europe on a multi-year assignment for my company. I was very interested in renting out my home while I was away. I was extremely wary of the whole endeavor, but I was fortunate enough to find Martin Property Management through some internet research. It is now over two years since I began working with them and the experience has been fantastic. Scott and Arleen have made the entire process as simple as imaginable, helping us understand all the important considerations that have to be taken when renting a property. They do all the work to ensure that we are positioned to make as informed decisions as possible through every step of the process. In our two years, our home has been successfully rented every month, we have done a number of mid-level projects to accommodate tenants and attract future tenants. Each was handled seamlessly by Scott and Arleen, who kept us informed through each process. We had minor issues with our tenants and neighbors, which Scott handled very effectively on our behalf. Finally, our home was caught up in the Andover/Lawrence Gas explosion fall-out, and once again Scott has navigated this bureaucratic nightmare beautifully on our behalf - ensuring that we have been fully informed throughout, that timely actions were taken and that my tenant was informed and comfortable in their living arrangement. I cannot imagine what the past two years would have been like had I gone with anyone else for property management. Martin Property Management have truly earned my highest recommendation.

The process went very well, Scott and Arleen supported us while relocating to another continent. They were on top of their game and resulted in us not having to worry about the property. They do the heavy lifting for us and make this truly like a rental property. The first line of defense of your bottom line is them. If you have questions, they are available via email or phone at what I felt like is all times (due to time zone differences). Since moving back to the US, have and will continue to work with MPM just for piece of mind for our property.

As mentioned above, Scott is good at removing emotions from his business. In matters of real estate, this seems rare and was an absolutely welcome trait for my wife and I. We have no patience for the nonsense that seems inherent when buying/selling/renting a home, so Scott was a very good match for us. We would work with him again, and would encourage anyone looking for a grounded and fact-based approach to real estate to give him a call.

It's going very well with Martin Property Management.  They took over a property we wanted to rent, but would be
unable to manage.  From the first call to see the property, Scott (owner) was prompt, professional, and knowledgeable.  We signed with him and haven't regretted a single moment.  They have done a superb job finding good tenants (most important piece to being a successful landlord!), responding to the tenants' needs, collecting and depositing rent checks, and helping update the property when needed.  I also love the accounting support they give.  They invested in online technology to support me which in turn makes
taxes a breeze.  
I wouldn't hesitate to give them a 100% recommendation rate to any prospective landlord who wants a property manager to
help with the duties.

My company relocated us across the country for the next several years thus while we are away it only made sense to rent our home. As you can imagine since this is our home that we plan on returning to we were a bit overly concerned about choosing a property manager.
Scott, the owner of Martin Property Management, came to our house as one of several property managers we interviewed. Out of everyone we talked to Scott came into our home and made us comfortable like a friend would be taking care of our home. He made recommendations on work we should and should not do as well as how to best manage some of features of our house.
After we relocated we were contacted several times to keep us informed of the progress in searching for a tenant. We had several applications that were filtered for various reasons and that the end an excellent tenet was chosen.
Martin Property Management has been incredibly responsive to questions and they have reached out several times to touch base and make sure we are happy with how things are going. With several months of having a tenant things have been going very well our payments have all come in on time, the bills have been paid, and he has managed some of the vendors maintaining the property.
Thus far everything has been fantastic we have had no concerns as to how things are going with our home. Our assessment has been spot on in the level of comfort is as if a friend were taking care of our home.

My wife and I had bought a house in the summer of 2013, and decided to rent our small one-bedroom condo for the time being. Both of us work full-time, and none of us have the extra time nor experience to look after the rental unit and dealing with tenants. I was glad to come across Martin Property Management. The first thing that I found impressive was their
response time (unlike several other companies that I contacted at the same time). Within minutes of my inquiry I got a reply by e-mail! I then met Scott, the company’s owner, at my rental property that same weekend. Scott clearly explained what his property management services would include, and went over the service costs, and what I would have to do once the contract is signed. Scott was very helpful in assessing the rent price for my condo, and placing “for rent” listings into local papers, online search sites and the MLS. Within the next couple of weeks he was showing the condo to several prospective tenants. Once he got an application, he then ran a thorough background, employment and credit checks. I was very pleased at how quick and painless the whole process was on my end. The contract with a tenant was signed, and the rents are collected by Martin Property and then electronically deposited into my bank account. Martin Property has a website for accessing additional information relating to the rental property – I used the site to download PDF scans of receipts for minor repairs that I had requested to be done. In January of this year, I got the 1099 form showing “rents received” which I promptly sent together with the repair receipts to my accountant. I highly recommend the Martin Property Management services to anyone who needs to rent their property, but would like to minimize any disruptions in their busy lives.
Pros: fast response and ability to address problems quickly; excellent at finding good tenants in a very reasonable time; bonus: a nice website with access to PDF scans of receipts, fees, inspection summaries
Cons: the management costs are not cheap, but are comparable to other companies in the area (However, by paying a little extra - I can now focus my energy on my primary job and to spend any extra time remaining with my family)
