We are a full service Association Management Company providing a single point of service for owners living in single family, condominium and town home communities. We have nine employees and use an industry specific software program call CINC Systems for all of our Association management needs. We manage all aspects of Community Associations.
Our subdivision used GNO Property Management for 1 year and their service and reliability was horrible. Our board had to consistently reach out to our manager to ensure services were being performed and many times they were not. My perspective is they have gotten too big and had to hire many unqaulified individuals to manage their properties. They ensure that the most important customers receive the more tenured and qualified managers, but the smaller and less important properties get the newer less seasoned individuals. Our year with GNO was a nightmare.

In our industry, we provide a portofolio of services for residents who live in Community Associations. In order for us to be successful and provide our services accurately, the Community Association leaders or the Board of Directors have to work with us or any management company, for that matter. Our joint success is based on chemistry and communication. When a volunteer Board is active and responsive, we are able to perform in an efficient manner. When a volunteer board is inactive or non-responsive to time-sensitive information, very little can be done since the management company does not have the authority to operate on their own accord and spend the Associaton funds without proper board approval. In the case of this community, a manager with 30 years of management experience was designated as the manager for this Association. After approximately 8 months, the board of directors asked for a new manager as the relationship or chemistry between the manager and the board was less than desirable. A replacement manager was placed in the community, but by this time, the working relationship was strained and it was likely too late to correct it. Our company has grown over the past eight years and 100% of our growth has been the result of current customers referring their friends and colleagues. We have not intended to grow at a rapid rate, but we do try and help any referal community that needs our help. We know that we will not manage everyone in the area; but we will continue to improve our level of service and strive to exceed our customers expectations. This is why we have recently implemented newsletters, welcome baskets, and board member training seminars to our scope of services. Since we have not managed this customer for over 15 months, I find it interesting that they just now decided to write a review.

My review of GNO Property Management is negative. I have been advised to limit my discussion to one major topic -- and that topic will be the termite contract for our condo building. When GNO was hired about three years ago, the condo had just suffered $60k in termite damages. These damages wiped out our reserves and put us on a delicate financial basis. Then in 2012 and 2013, active termite infestations were found in several units in the building. All this damage and infestation activity happened despite the fact that our building was under contract with a major national termite vendor. Since my unit was one that had experienced an infestation in 2013, I was particularly worried about termites. So I called in a termite vendor whom I knew -- this vendor had no previous experience with the building. I asked the vendor to look around my unit and to look around the building -- and tell me how I could protect my condo from termites. The vendor's answer was simple. He told me our building was NOT being protected by our system of termite bait traps -- because the bait traps were set incorrectly. According to Louisiana Pest Control regulations, termite bait traps should be set between 10' and 20' apart. Our bait traps had wide gaps between the traps - gaps of 25', 40' and 75'! The termite vendor put the situation this way: "Suppose you found mice in your kitchen. To cure the situation, would you place a mouse trap in your living room? NO!!! You'd place the traps in and around your kitchen. In your case, you have placed termite bait traps much too far apart to be effective." My issue with GNO is their seeming lack of interest in our building. We had $60k in termite damages three years ago and then continuing termite infestations over the next two years. All GNO did in response to this ongoing (and costly) situation was to make a call to our current termite vendor. All GNO HAD TO DO was come out to our building and walk around the perimeter with the termite vendor -- because the PROBLEM WAS IN PLAIN SIGHT. GNO answers their phones and collects rents in its role as property manager. But if you want a property manager who will get off their butt over the course of three years to address a problem that had cost close to $100k cumulatively, then GNO is NOT the property manager for you. BTW, I am not a termite expert. However the 'termite information' given above was verified in 'walks-around-the-building' with two national termite companies and one large local termite company. And if you want further proof, just go to Home Depot or the like and read the directions for the installation of do-it-yourself termite baiting systems. These products tell you to place baiting stations between 10' and 20' apart.

This review appears to be very similar to the two previous reviews posted by this same resident. Angie's List removed those two previous reviews because they were flagged as a rant from a disgruntled person vs. a professional and constructive review. Based on the information presented, this resident appears to have an issue with the national termite company who was contracted by the Association, not by our company. We performed a lot of service for this condominium community over a three year period.
