We did not receive a completed disclosure statement from the sellers for about a week after submitting the offer. Apparently Ms. Gurievsky listed the property and then went out of town on vacation for a week, so our offer came in less than a week after the home was listed on the MLS. If there was someone filling in to handle any offers on this property, we were not aware of it, and our agent also works for the same agency. The initial disclosure statement that we received was partial (about 1/2) and was a year old. Much of the information on that document, such as the age of the property and major mechanical and structural components, like the roof, was inaccurate. When we did receive all 6 pages, there was still basic information missing, such as the company the sellers had a termite contract with (which we later discovered had been canceled in 2009 despite the sellers indicating that there was a current termite contract on the property). We repeatedly asked for utility bills on the property, and it took over a week to get a summary of the power bill. We never, during this 3-week long ordeal, got the gas and water bill summaries. This property has a pool and we wanted to know if the pool had been in use the previous year because it was currently not in operation. We wanted to base the water usage on whether the pool had been used. It took over 2 weeks and several emails, text messages and phone calls via our agent to get an answer to this question. At one point, our agent told us that Ms. Gurievsky was having difficulty getting information from the owner who still lived in the home because she was a busy physician and couldn't take calls during the day. This turned out to be completely false information. The owner told our agent during the inspection that she worked part time cleaning houses and doing medical billing. As a result of a professional home inspection of the property, several major structural and major mechanical components of the home were found to be defective, despite the failure of the sellers to disclose these issues. After modifying our offer based on these deficiencies, we found out that the termite contract had expired some 2 years earlier. At that point we decided to cancel the offer. We've never heard anything from this agent in terms of explanation or apology, which just adds insult to injury.
