WARNING! We had a HORRIBLE experience with Benny Griffin at Bailey and Griffin Design Consultants, Inc., and would NOT recommended to any of Angie?s Lists? members. We paid Griffin for non-structural modifications to stock house plans, and we were delivered an unusable product. Griffin has refused to refund our money. Not only were the plans were not on par with HOA restrictions, but the scale was wrong which make walls 6 feet short. Griffin is not competent and lacks integrity. ***UPDATE: Since the original post and response, unscrupulous Griffin has admitted that the scale of the plans is wrong, but still refuses to refund our money since we fired him. Our builder cannot use Griffin?s worthless plans and we do not trust Griffin to correct his work since he still struggles with spelling our names correctly. Griffin?s response to Angie?s List is different than what he gave to the BBB and the State Attorney General?s Consumer Protection department. Bottom line, he delivers a worthless product, lacks integrity, and cannot be trusted. Just bad business.
Description of Work: Benny Griffin of Bailey and Griffin Design Consultants, Inc. was tasked to make non-structural modifications to master stock house plans and to confirm that the house plans adhered to the HOA's build restrictions. The non-structural modifications meant that fireplaces and windows would be removed from the original house blueprints, but the modifications did NOT affect any of the house structures (walls or roof.)

Response from Bailey & Griffin Design
I agreed to revise a set of plans for the members for a flat rate of $1000. The client provided me with a list of items that they wanted to change on their plans they had purchased online (note: she had an approval letter from the vendor of the plans to do that). Our second meeting the client decided to eliminate one of the items on the list, therefore I agreed to reduce my price to $800. Every item on the client’s list was addressed in my drawings; I added a site plan to the project (did not charge extra for that) which the site plans was never mention when we first met. The majority of the items in the project were interior re-design and some cosmetic things such as dormers, roof finals, change stone to stucco walls. All of these I addressed, to point of redrawing the complete floor plan and front elevation of the home. With each preliminary that I e-mailed to the client, they would respond saying looks fine with exception of some typo errors. I apologized for the typos (remember these were prelim drawings at this point); the last thing I do is double check everything. When the client responded to me through e-mail that her plans had been rejected by Home Owners Association, she named two items that they rejected the plans on, and those two were: No Plate Height shall be lower than 9 ft. and the Ridge Caps must be Clay tile, her home had one small 9 ft section that was 8 ft Plate Height. By the way I immediately redrew the Front Elevation changing that 8 ft to a 9 ft Plate height and showing Clay tile ridge caps on the roof line with all kind of notes. In her same e-mail she began to question my professionalism, expertise and several other adjectives. My response to her was “before you start criticizing me just call me and tell me what you need”, she took this statement, as I was wanted her to tell me how to do my job and that I was very defensive, but I was trying to reassure her that I would and could take care of getting her through the HOA Review Board only if I knew what was in the review boards response letter. At no time did I ask for extra money or say I was not making any changes. I sent two other e-mails (even though she didn’t respond) asking her not to go spend more money somewhere else that I could satisfy the HOA. Most clients do not have a problem sending me their review letters so I can address each issue that pertains to my portion of the project. To this day I have not seen the letter, and the client stop responding to my repeated e-mails of “I can’t help you unless you talk to me”. I went so far as to go by her office and she refused to see me. The client tells me after she demands her money back that her contractor said the plans were not to scale. I told her to have the contractor call me (which no one ever called) but I checked my AutoCad drawings and they were exact on the scale, therefore I began checking other things and found that my computer had hard drive memory problems that same week and it had changed the size of the sheets it was printing on when converted to a PDF file. With my computer tech’s help we got that taken care of, I immediately e-mailed the client a complete new set of PDF’s with the proper scale. If the review board rejected the style of her Elevation of the home, then that did not fall in my scope of work for this project. They were a nice couple and I am sorry that they chose to end communication with me. I have been drawing plans since 1986 and never once has anyone ever viewed in the way this client has. That should tell you something.
