I hired Modern Property Management to manage a rental house starting in October 2012. On January 30, 2013, I received an email stating that their comptroller had resigned and that money was missing. Now, 5 years later, MPM has made no attempt to pay me the $1,371.62 they still owe me from 2013. Do not ever hire this company.

We personally have used multiple different property management companies for rental properties across multiple states and this company is by far the worst one I’ve dealt with. They will not contact the owner and have zero regard for spending the owners money. In a short 2 months They racked up over $2000 in repair charges and never contacted me by phone or email. Their contract states they have a limit of $250 spending in the contract but racked up a handful of charges many over the $250 limit without any permission. And the issues were still never fixed. They kept pumping money into small problems that I was able to have fixed with having the appropriate repair man go do. They are very inexperienced and also claimed that they were “too busy” to contact me about the needed repairs. Don’t trust turning over your investment properties to this company because they will make sure your profit is a loss... UPDATE. spoke with Tim this evening and the only thing he had to complain about was how that it wasn't nice to leave such a negative review. Then after asking for an explanation as to why so many "repairs" were done without our approval (nothing was actually ever fixed by their guys until we had our own guys go over) Tim proceeded to tell us we could talk to accounting for a breakdown of the expenses. We dont need a breakdown of the expenses. We need an explanation from the owner as to why repairs were scheduled and paid for without our knowledge or our approval. If it was below the $250 agreed upon that is understandable but $2000 is absurd. His own son Nathaniel even had agreed that Property Management should have never done the repairs without our approval but Tim didnt care to mention that. Only wanted to say he was not happy about seeing our google reviews. Then Tim was professional enough to hang up the phone and not answer when we tried returning the phone call.

SERVICE PROVIDERS BEWARE. This novice [Member Location Removed] investor couple owns a 4-plex on [Member Location Removed]. They want your after-hours emergency services but don't want to pay for them. They owe plumber, drain rooter, sewage water extractor and others. They think misrepresentation and a blast of bad reviews will cause providers to give services away free. It doesn't work that way, and the providers won't come back when they are called for the next emergency. Our recourse is to record a mechanic's lien, which we have done. TENANT HEALTH AND SAFETY IS OUR PRIORITY. All management contracts allow the property manager to exceed a notification threshold in the event of situations which impact property integrity, tenant health and safety, or other lease agreements. Given that 76 percent of the time you own your property you are outside of normal working hours, maintenance incurred during that time will often come with an overtime surcharge. YOUR LEGAL RESPONSIBILITY. Your responsibilities as a landlord are spelled out in section KRS 383.590 of the Uniform Residential Landlord Tenant Act.
