I have attempted to contact this Property Mgmt Company since June 2013 with no satisfactory response. The property that I own and that was managed by Cozy Home Rental was rented in March 2013. The owner of this company and the person with whom I had the property management contract did not provide me with monthly statements which is stated in the contract. She failed to return my many phone calls or email requests for information concerning my property. I contacted Kim Hilgenberg, owner, on 12 occasions since June 27. I have spoken to Kim Hilgenberg or Michael Michener, co-owner on 3 occasions. They made promises to me concerning providing information to my insurance company and have yet to fulfill any of these promises. Because she has not provided me with the requested documentation or my insurance agent with the documents, my insurance company has closed my claim. She did not provide me or my insurance agent with inspection reports that were needed to fulfill an insurance claim against property damage. She has kept the money that she owes me for rents. I have received no documentation from her concerning our property management agreement since July 2012. I have received no monthly rents. On July 30, I saw on the Cozy Home Rentals website that my property was once again listed for rent even though she had not notified me that the renter had moved out. I went to my property on July 31 to inspect and found that the property was not locked. The house was wrecked. When I regained control of my property, I had to spend $7,000 to bring it back so that it was inhabitable by humans. The damage included stains on carpet in living room, carpet missing in bedroom, missing window screens, broken glass in window at side entry door, trash through out house, dog feces in second bedroom, filthy stove and refrigerator, unmowed yard, non-working shower, missing faucet from shower, missing medicine cabinet, gaping holes in walls, plumbing pipes missing to shower. I had to throw out the refrigerator because it was full of flies and the odor was terrible. I contacted my property insurance company to file a claim for damage done to the property. The claim agent needed information which Kim Hilgenberg has failed to provide to me or to him in spite of my many phone calls and emails sent to her including a call from my insurance claim agent. My insurance agent and I requested a copy of the lease agreement with the tenant, dates when the tenant arrived and departed, a copy of the inspection report prior to the tenant moving into the property, a copy of the inspection report following when the tenant moved out. She has failed to provide me with any information concerning the tenant and the damage done to my property other than a handful of pictures. Before property is to be rented, the contract states that the property rental company would provide "general cleaning of unit, clean floors, carpets and rugs, paint walls etc., clean kitchen cabinets, countertops, sinks, stove & refrigerator, clean bathrooms, repair doors, windows, miniblinds." Additional company was to "provide report of maintenance, repairs to owner, vacuum/clean hallways, arrange for lawn care." None of this was done, yet the property was listed on the Cozy Home Rental website. Cozy Home was to screen potential renters which I believe was not done. It was very easy for me to view the Shawnee District Court records of the person(s) they had rented the property to and see multiple listings of legal cases filed due to failure to pay debts owed. This was part of the contract for property management which Cozy Home failed to perform. Cozy Home was aware that the home had been trashed because they sent pictures of the property which matched what I witnessed on July 31. I know that they did not know that the home was unlocked as I spoke to Michael Michener on July 31 about it. After many requests for information, I finally received a copy of a letter from Kim Hilgenberg to the former tenant dated August 19 demanding payment of rents. The tenant left the home sometime before July 2013, yet Kim sent no demands until the August 19th letter, only after I attempted many contacts with her. They made no attempt to contact me with the information of the damage to my property. They made no attempt to clean or repair the property. I am owed for the rents received and not submitted to me; however, I greatly doubt that I will ever receive this
