Where do I start? First, despite small size, this is a corporation. Employees you deal with are cogs, change often, cannot help much, and always refer to ‘corporate’ for any answers. Second, they make it extremely easy to switch to them, and practically impossible to get out. They have you with their contract language. GET A LAWER before you sign any paper form this company. Third, they will overcharge you. Watch your every statement, you WILL have errors. Never in your favor. They will not correct errors until you point them out. Fourth, they are very late on maintenance calls. 2 months and counting on removing broken off tree branches? Easy! Fifth, they nickel-and-dime you. They say they charge $99 per property. That’s a lie. They also charge tenant for ‘processing payments’. $50 per property, charged to you to give you 1099 at the end of the year? Check! And this if for document that they required by law to file. There are plenty of management companies around. This one is is a good one to pass by.

Their monthly and contract renewal prices are pretty industry-standard. They mark up any maintenance they contract out by 10%. The direct deposit contract you sign also allows them to withdraw funds from your bank account with no warning.
They are very detail-oriented and ensure that the properties they manage are, and are kept up, to very high standards. They seem to be able to find well-qualified tenants relatively quickly.

There are almost no words for how pleased we are with 33rd Company.  It is a MN based company that recently opened an office in the Kansas City region.  The owners, property managers and staff are second to none in our book!  33rd Company staff are incredibly responsive and no question seems to be too big or small for them to handle.  33rd Company has a tried and true method of vetting properties and only offer top notch rentals.  From start to finish the process was like clockwork and they communicated very closely with us to ensure we were happy with how things were being handled. The property manager initially met with us, presented detailed information and explanations of 33rd Company's contracts and processes. She toured our rental from top to bottom, made recommendations for a few improvements, advertised, showed and screened potential tenants, handled the negotiations (with our input) and very quickly found a wonderful tenant.  
We live in the same neighborhood as our rental and making sure the property stays well maintained and finding tenants who are good neighbors was important to us.  We wanted to maintain our distance from the daily property management issues even though we live so close.  33rd Company took care of it all and we can't say enough great things about them.  Unlike our past experiences with a well-known property management company in KC, now with 33rd Company we never worry about issues or problems with our rental anymore!  
If you have a rental property or are looking for high quality service from a reputable property management firm, look no further than 33rd Company. They are the best and have many real estate and property management accreditations that are difficult to earn just to prove it.  The property managers and staff are great communicators and handle every situation both efficiently and professionally.

We can't say enough about Tom and his company. They have been absolutely amazing and a joy to work with. We live 2000 miles from our rental property and Tom has made it a very smooth transition for us between tenants. He has answered all of our questions in a timely and professional manner and communication has been open and punctual. We feel very lucky to have found such an honest and easy to work with company. My family and I  will be relocating to the east coast in the next  few months.  We love the Kansas City area and know that we will want  to come back when it is time to retire in about 7 years.  We love our neighborhood and home.  So, that is what prompted me to look at a property management company and to rent out my home instead of selling and then coming back and trying to buy something similar to what we are going to be leaving.
I visited the 33rd Company's office in Overland Park,Kansas to look at the Residential Property Management services they provide in the greater Kansas City area. Sitting down and talking with them I became very comfortable with the suite of  services they offer.  They definitely have  a thorough understanding of residential property management and have a team lined up to meet my needs.  Some of the things that I found really gave me a piece of mind are they have an owner portal. Through it you can look at monthly statements, on-line work orders and check up on your home.  One other thing that I really liked was that they were very quick to get back to me on all my questions.
When we get ready to move, I know that my home will be in good hands.
