We contacted Advanced Radon to obtain an estimate for the cost associated with installing a radon mitigation system on a property we were interested in purchasing. Jim was quick and responsive. He inspected the property and provided us with a free estimate. After closing on the purchase, we contacted Jim to complete the work. He was professional and courteous throughout the entire process. The estimate was right on target and the results were immediate! We will continue to recommend them to friends and family!
I told him that I had conducted to test for radon and that both tests came back with a elevated reading of 10 (the EPA says that any radon reading over 4.0 should be corrected)
Jim said that he could correct my problem and that he could schedule the remediation in approx one week. He was willing to work with me to find a location in my house that would minimize the visual impact of the PVC pipe. We opted for a install next to the chimney and going all the way to the roof line., approximately 30 feet.
The installation went smoothly without any mess in my basement. The end result was a radon reduction from 10.0 to 0.4. Needless to say, I was a happy camper!
We elected to have the fan and pipe mounted on the back corner of our house rather than routing it through the attic and out the roof which would have cost more and sounded pretty difficult. This was completely our choice; Jim was happy to do either way. In retrospect, I think we should have had him mount the fan in the attic and send the pipe out the roof. The fan and pipe on the back of our house are unattractive and hard to miss from the deck.
Jim was courteous, professional, and easy to trust. He gave us a couple of options and there was no pressure. He did an exceptional job and we are glad we called him.
I had recently purchased a home with an existing system but it was not working. The fan was not operative, and the monitoring system to check if the system fan was working was not a standard method. Jim evaluated the present system, put in a new fan, and installed a easy to read u-tube monitor. He then left his detection equip in the home and the radon level monitoring over days had dropped to 0.7 average. Fantastic!! I was quite pleased. I also felt the cost was very reasonable, and a 5 yr warranty!! Thank you, Jim.
Initially, I contacted three radon companies from Angie's List - Advanced Radon Services owner, Jim Holiday responded to my inquiry within 24 hours. In order to accommodate both of our schedules, an appointment to provide a bid for the work was scheduled ten days after our initial contact. Jim called in advance of our meeting to inform us he would arrive thirty minutes early. Originally, I intended to get several bids but once we met, I realized it wasn?t necessary. It was obvious he was familiar with our issue, confident in his recommendation, properly insured and his bid was, in my opinion, more than fair ? in fact, I thought his bid was low. The other two service providers originally contacted did not respond. My original inquiry included my email name, phone number, cell number and convenient times to contact me. Perhaps they were too busy.
Without prompting, Jim recommended an active radon removal system be channeled through the interior of our home and out the roof ? a very difficult task considering the location of interior finished walls. That satisfied my number one concern. If you aren?t aware, radon removal requires a 5" or 6" white PVC pipe. It?s ugly and even uglier when mounted on the exterior of a home (huge pipe with metal fasteners bolted to an exterior wall) and routed around the soffit, extending higher than the gutter (as required by law). The sun will bleach the PVC pipe "yellow" within a month of installation. Exterior mounted systems are highly visible when installed. Granted it probably costs less but that hasn't been my experience having done this in a previous home. Perhaps the PVC can be painted but we didn't want to compromise and ruin the look of the brown stucco exterior.
I expected to pay more because of the complex interior PVC pipe route and complex installation - from the hole drilled in the basement floor ? a pipe routed up the concrete foundation wall ? nestled through floor joists to the corner of the garage wall ? up the finished garage wall (yes, it?s visible in the garage) - through the garage ceiling ? through the attic - out the roof. The sump pump cover required a custom designed vent cover that was sealed with silicone. Each pipe entry / exit point had to be sealed. The roof exit required shingle removal, flashing installation and re-shingle work. The system is hardwired to the garage door electrical outlet mounted in the attic to supply the electricity to power the integrated fan. The fan actively removes the radon gas from beneath
the basement floor, forcing it through the piping system and out the roof. It's very quiet but powerful. The routing was complicated
work.
Earlier, Jim had explained the work would take four hours and it was scheduled two weeks out. Jim and his crew arrived promptly on the scheduled date of installation. The active radon removal system was up and running in about 3 hours and 45 minutes. I believe this is the only work Advanced Radon Services performs, this plus the testing of course. It's obvious they knew exactly what they were doing. The completed retest radon readings were excellent ? almost non-existent.
Start of process to end of process took about three weeks. Yes, it would have been great to call him one day and have the work completed the next day, of course, that's unreasonable In hindsight, I wouldn?t do it any other way because Jim Holiday is worth the wait.
On the day of the job, he arrived on time, and we waited only a few minutes for his assistant to arrive. They set about doing the job. They worked efficiently, and the job was finished on schedule.
Everything went extremely well, and we are quite happy with the finished implementation. We had estimates from other people, but they involved extensive pipe-work outside the house, and all kinds of crazy wiring. Jim's intelligence and experience really paid off in that he could figure out how to bring the pipe through the inside of the house where it did not enter the upstairs living space. Plus, he could tap into preexisting wiring in the attic to avoid costly electrical work.
One minor worry early on was that after he came out for the quote, we had to remind him to actually send the proposal in writing (via email). It had just slipped his mind, and turned out to be a trivial issue compared to the good job he (and his assistant) did in the implementation.
