Please if you have children don't rent from them my ceiling is falling in my water bill is 500 a month because they won't fix the water leak I have gap in the door and rain and everything is coming in someone broke into my home and they won't fix it so I have 9 kids 4 stays sick constantly because of black mold broken windows from someone breaking in and I have cancer and going through all the treatments I have been fighting 2 years for them to fix things because I can't find anything else big enough for my family and have to stay and I was just notified around Christmas we have to be out by the end of February and can't find anything and they won't work with me knowing my health is horrible but my bills are paid but still and haven't been late on rent or anything

Wilmoth Group is a slumlord who only cares about filling their pockets. They have no regard for the human beings that rent their properties. They removed my utility bill from my name, put it in theirs, and then proceeded to charge me weekly late fees on it; which utility companies in Indianapolis would never do. When I changed the service back to my own name, and a deposit was charged, they refused to compensate me for a charge that only happened due to their greed. They gave me some story about how they did this because my bill was unpaid, but it was, in fact, overpaid.. Now, I'm stuck paying both Wilmoth and the utility company for one service.. Not only that but the possibility of them assuming utility service under their name is nowhere stated in the lease.. They sent a painter to "fix" my leaky basement - he painted the wall; they sent a plumber to"fix" my leaky roof..Needless to say, STAY AWAY FROM WILMOTH GROUP! THEY ARE GREEDY SLUMLORDS!!
Description of Work: Leaky roof still leaks, leaky foundation in basement still leaks.. I have to do my laundry while standing in a puddle.

They have good reporting that I can get off the internet. They contact me if something goes wrong and before someone does work. They send a report every few months on my home. Joe Wilmoth is the owner and I have been very satisfied with them so far. I feel their price is reasonable.

I had them manage my property for one year. During that period there was an issue with one of the water heaters in one of the units. They took that one out and another perfectly good one and replaced them with 2- 6 year old heaters at a cost, to me, of $1,100. Their resoning was that their maintenance man thought the apartment had 2 heaters. Did not matter to them that they took out a perfectly good one and then made ME pay for it. They moved in people with 2 dogs who would go out and use the bathroom in the backyard and never picked up anything and nothing was ever said to them.When the tenant moved in they were told that I would replace the front door within the first two weeks as they did not like that door. I never even discussed this with them. The tenant was then mad so I decided to get a door approved-it is in a historic area-which had to be specially ordered and took 6 weeks at a cost of almost $2,000. When the lease was up and the tenant was moving out I told the management company to check the hardwood floors since they had dogs and also that they had replaced 2 blinds destroyed by the dogs. She told me the floors were fine and that they had replaced the blinds. I had noticed they were up about 4 inches so I asked that she ask them to lower them before they left and she said she would. I noticed a few days later they were still up and she said she would lower them. After another week I noticed they were still up so decided to lower them myself. When I tried I noticed there were down-as far as they would go. The tenant had bought cheap blinds that were 4 inches too short as mine are long windows and have to be specially ordered. When I asked about this to the property manager about it she said they probably did not want to spend the extra for the correct size blinds. I asked they they be changed with the correct size she suggested that I either move the blinds down a few inches or that I buy new blinds! When I told her that was her responsibility I never heard from her again. One of the blinds is for the master bedroom-I guess she thinks that blinds too short would be ok for a bedroom but I do not agree. I would never recommend this company.Not only are they one of the most exensive companies they do not seem to care about the landlord or their property.Another example of their lack of attention is the tenants asked that a spot on the ceiling in the bathroom be painted. After several weeks of being told he would be there I went in and painted it myself in 20 minutes.

Wilmoth Group was HORRIBLE to work with! The manage thousands of foreclosed properties across the Nation. Which leaves no time for customer service and apparently no accountability for basic communication skills. They made no effort to communicate with my agents and they were not surprised since they have had to work with them on past deals. My agents warned us going into the process that it wouldn’t be pleasant, and they were 100% correct.
Description of Work: My husband and I made an offer on a house that was listed under the Wilmoth Group in November of 2011.

Everything has been going pretty well. We have had a few applicants apply. I have actually chosen to lease out the house. They provide an excellent service in regard to finding a tenant. They do a through background check on all applicants.
