My wife and I were interested in purchasing property for an investment near my home and had one particular piece of property in mind. I contacted our local agent and asked if we could get a showing scheduled. She contacted us a short time later and indicated that she had set up a showing for later that day. The house and property was being listed by Coldwell Banker Honig-Bell from Oswego and the listing agents were the McComb Team from Oswego as well. My wife and I met the local agent for the showing. The local agent indicated that the listing agent (McComb's) were not happy that she was showing the house to us as it was to be taken off the market shortly (Red Flag). Why wouldn't a listing agent want another showing and potentially another offer? My wife and I viewed the property and were impressed and decided to submit a full price CASH offer. While my wife and the realtor stood in the driveway and discussed the next steps for submitting the offer, the McComb team pulled into the driveway and Don McComb got out of the car. He had a few words with my real estate agent. He had asked my agent for the house keys and while she went to her car to get them I waited for him to introduce himself but he didn't so I took the initiative to do so. Shouldn't the listing agent at least make an introduction and be professional to someone who could potentially be making an offer and making him some $$?? (Red Flag #2). Don seemed very angry about something and acted as though he did not want us there viewing the home or much less submitting an offer. He took the keys from my agent, quickly walked thru the house, grabbed the real estate sign from the front yard, loaded it into his car and drove off. My wife and I met with our agent later that evening and drafted the official offer for full price, CASH and we felt our offer was now being submitted. The next day my agent called me and said that she had officially submitted our offer to the McComb team. Over the next two weeks my agent attempted to call the McComb team but was only able to leave messages. No phone calls were returned. After almost two weeks since submitting the offer my agent was able to get in contact with the McComb team but was told that our offer must have gotten "lost" in the email as she claims she never got it. If you knew another offer was going to be submitted that would potentially make you $$, wouldn't you follow up if the offer never arrived? (Red Flag#3). I sent the McComb team an email to inquire about why my offer was never submitted. Michele McComb called me immediately and I got the same story that the offer must have gotten lost in the email. I asked Michele why her husband acted so unprofessional and was upset that we were there and submitting an offer. She indicated that they had been traveling and were tired and that there was already another offer on the property and were afraid that another offer would prolong the process for closing (Red Flag #4) What??? She indicated that the seller had a particular buyer in mind and that if we submitted an offer it may just stir up the deal and prolong it. (Red Flag#5). I asked the only logical question to ask at that point...why didn't the owner just sell it to the neighbor without a realtor if they had this deal going on?? Only seems logical to me. In any case, I demanded that my offer be submitted and that she send me a confirmation that it was actually submitted. She promised that she would and that she would send me the confirmation. That conversation was held on 8/11/2012. About an hour later my agent called me and indicated to me that Michele called her and told her that it was too late to submit my offer. Deal was apparently closed. By the way, never got the confirmation of submission and never got another courtesy call from the McComb team. Needless to say I will NEVER do business with the McComb team again and will think twice about using any Coldwell Banker agent as they have left a really bad taste in my mouth.
Description of Work: The McComb Real Estate team was the listing agent, representing Coldwell Banker for a piece of property that my wife and I were interested in purchasing. A local real estate agent from Kettley Homes was representing my wife and I.
