We lived in a Kass apartment for 9 months and everything about it was awful. The apartment was not we maintained we had mice very early on. THe kicker was when they treated our apartment with rat poison w/o informing us. Our 4 year old boxer fell very ill in response to ingesting some of the poison and nearly died. She had a blood transfusion and now suffers form an auto immune disease b/c of it. Our dog has to take very expensive medicine everyday and can no longer be vaccinated all due to Kass Managements extreme negligence. When we approached them about paying our vet bills they lied, cheated, and flat out said no. We broke our lease and moved out within 3 weeks. I would strongly deter anyone from living in a Kass Management property. In addition the laundry never worked, the grass never mowed, snow stayed for days on the walk and stairs, and they entered our apartment w/o permission. Here is an email from Kass in regard to the rat poison: "I recall talking to you in the past regarding this issue. However, Kass Management and the exterminator didn?t do anything wrong when they treated your apartment for mice. Kass Management wanted to remediate the issue". Last time I checked you cannot just put poison in someone's apartment.

I bought my condo in June 2006, but never really looked at the books until 2008. The short of it is that I realized that Kass Management was and had been running our association into the ground after running $7,000 shortfalls for multiple years on end. They were incredibly difficult to deal with and charged us extra money just to stop being our management company. When we got our files back from them, it was laughable to say the least. Beware!

I purchased my condo in May 2008. The first time I contacted Kass, they grossly misquoted my future assessments. The second time was when I requested and paid them to pad the elevator for my move. I called twice. The elevator was never padded. The third time I called because I wasn't receiving my assessment bills so I paid ahead when I received them but each time I did that the bills stopped and then started again late. When I called, I learned that their policy was not to send out zero balance bills. Since that would be my only proof they received the money (canceled checks aren't enough anymore), I wanted a receipt. They refused. The fourth time I came home to find my condo filled with water from a damaged sprinkler head in my hall. A neighbor's movers caused the accident several days prior but no one contacted me. When I called to find out why, I was told by two separate people, "We called everyone. We even called a woman in London!" (Standing in a half inch of rusty water, it was difficult to share their pride.) The fact that they didn't even know they missed me told me they didn't so much as use a checklist to ensure they contacted everyone or kept accurate records. Because they dried the other units and halls at the same time except for my condo, that's where the water went. I was also told no one else had any water damage to their homes but that wasn't true at all. I'm not sure why the Property Manager would say that. In the end, it took months of estimates and lost wages (As a consultant, I'm paid hourly) to prove my unit was more damaged than the others. My insurance company actually took the moving company that caused the flood to court. They refused to pay stating that I was obviously trying to remodel my home at their expense. The unit owner that hired that company that caused the accident stood in front of my door yelling at me one night. After 9 months, my home was almost back to normal. I hired a bonded and insured company to deliver the last piece of furniture. As luck would have it, they severely damaged the common hallways trying to carry in an oversized bookcase. It was just too much for the guys they sent and they kept banging into the sides of the very wide hall. The bookcase was completely destroyed. I took photos of the halls, determined liability (took awhile), received a verbal agreement from the payee that he would pay for the damage and connected him to Kass. He left a message stating he would like to pay. Please tell him how much and where to send the check. Instead, I received an email from Kass that their policy is to bill the owner directly and the owner is responsible for obtaining payment from the movers. This didn't make sense to me considering that Kass dealt directly with the moving company that caused the original flood. They didn't charge the woman who hired them 50K for cleanup, drying, plastering and new carpeting of the common areas. They dealt directly with the company that caused the damage. I learned from my lawyer that liability doesn't change because there is a "policy." My moving company was liable and ready to pay. I did all of the legwork. All Kass had to do was accept the check. Last month, I, again, recieved my assessment bill late so I sent in 2 payments (one ahead for next month). This month my bill contained a note inside saying that I am responsible for paying on time whether I receive a bill or not. That may be true but at this point I feel ridiculous. According to my experiences, Kass is not responsible for accuracy of information (assessments), flexibility (sending receipts) or situation management (contacting owners), property management (handling damage to common areas) or timeliness (bills). I, however, must do all of these things and more and at the same time keep paying them. The $3500 is the amount I lost in wages and out of pocket expenses from Kass' shortcomings.
