Michelle is very nice, but I think a little inexperienced. I sent her an email with a list of all the upgrades I had done to my house and the cost of those upgrades. I had purchased the house 2 years ago, and it was in desperate need of updating........ Knowing that the market has crashed and been in flux for the last 2 to 3 years, the first thing Michelle said to me was "I think you paid too much for your house, given how much work you had to put into it." So, in essence, her first comment to me was "You're stupid." I worked with a realtor and had the home appraised when I bought it. If I'd been too far off AT THE TIME I PURCHASED, it would have come out in an appraisal, or through the advice of my then agent. I know the market went down after I bought the house, but to call me stupid, was just, well, stupid. Next, I told her very clearly I was looking into what I could get for my house to help me make a decision about taking a new job. I was very clear that when she gave me her market analysis and expected sell price, to be very clear and realistic. Instead, I got a market evaluation where she said "Well, I got the sell price up to $$$$, and I guess we can HOPE FOR getting $$$ out of the house. So I wrote back and asked what she meant by "hope for" since I had been pretty clear about wanting a realistic price. At that point, she finally told me that it would realistically sell for about $20K less than her "hoped for " price. I could have gotten past the initial insult, but when she didn't listen to very clear instructions about realistic price, I figured it would be too difficult to work with her and get a straight answer. Finally, in her comps she chose the lowest of the properties to justify the price she came up with..........and most of those were well out of my area. Coldwell Banker typically does this. and does not take into account the higher values in "boutique" areas. I'm looking for another agent who understands my area and can listen.

Michelle Waters of Coldwell Banker provided consultative real estate advice and listed a home for sale that sold (signed contract) within five weeks of listing. There were some unique circumstances to this sale... but bottom line... without Michelle's effort getting this property sold in a down market in FIVE WEEKS would not have happened! She is highly recommended!!
