We give Shirley a "D" primarily for being so Deceitful. Shirley knew of an issue with the viability of the easement onto the property and failed to notify us. When we discovered the fault on our own, she continued to hide the fact and consistently told us the easement was not an issue. When we brought the issue to our Title Company, they informed us the property was "...uninsurable" because the easement did not exist. Our bankers then confirmed they could not loan on a property that could not obtain Title Insurance. When we called Shirley and her broker about the severity of the issue, they downplayed it and told us they knew a Title Company that would insure the easement - not the type of up front and honest response we were hoping for! After we withdrew our offer, we give Shirley all the information we had obtained from the Title Company, the holder of the easement, the irrigation district (the property was offered as "water deliverable" but that was also a lie), and our bankers. Even with all the overwhelming evidence that the property had at best a clouded title, she put it back on the market with no mention of the easement issue or the fact that it could not be irrigated. I would NEVER use Shirley Hicks for any type of transaction in the future.
