This property management company has collected HOA fees for Rolling Hills Condominium Homeowners Association for well over a decade and 'managed' to increase those fees by 50% in the last six years via special assessments etc. without ONCE being audited to ensure that the company accepts and contracts with the lowest bidder for repairs, checks references, and then supervises and ensures the work is done efficiently and competently. The HOA services that the company is responsible for managing are provided sporadically and often take years of complaints before completion. Arrogant management stems from this family owned and operated company that seeks and documents little to no communication with homeowners. Excuses from the management company amount to claims that "a message was left on an answering machine" or they no longer have a key to provide contractors with access to the property (but the key that was provided by the owner that no longer exists is not their responsibility????) The Rolling Hills HOA Board of Directors has given over all authorization for financial matters to this company including signing their own monthly check for the management fee of $700. IRONICALLY, Southland Property Management Inc. is a FOR-PROFIT company that Lowndes County Magistrate Court Judge in November 2012 verbally cautioned against using 'poor business practices" that could leave the company legally liable for lack of documentation. Without a yearly performance assessment and financial audit, conducted independently of this property management company ALL homeowners should use caution in dealing with this company or seek another management company. Any management company that handles over $100,000. monthly in HOA fees for only one homeowners association, MUST be held accountable for detailed and complete documentation of every facet of fiscal responsibility. I recommend that any property owner STAY AWAY FROM THIS FAMILY- OPERATED Property Management Company.
Description of Work: As a property owner for six years at Rolling Hills Condominium Complex, my son who was a tenant in my condo missed three monthly HOA fees that I was not aware of until I received a CIVIL ACTION summons from Magistrate Court and went directly to Southland Property Management Company's chief officer, Patrick Davis--the owner's son--who never contacted me and rudely refused full payment at that time ( of the late HOA fees minus court costs which I asked him to drop). I attended the next two monthly Board of Director meetings and was unable to obtain any answers to my questions about policy and covenants. After research and careful study of the By-laws of the Homeowners Association, I remitted all past due HOA fees (other than court costs) prior to pleading my case as a defendant in Magistrate court, which was enlightening. For three years, my son basically complained about an exterior door that was replaced under the authority of Southland Property Management and LEFT UNPAINTED WITH AN EXTRA HOLE as well as pest control services that were never provided as part of the HOA fee. When Southland Property ignored the complaints and did not provide services, the HOA fees were not paid on time. But the Management company was never required to fulfill any of the responsibilities that it PAID ITSELF out of HOA fees to complete. Hence, I found myself facing CIVIL ACTION as a defendant in a suite filed by a property management company employed by myself and other condo owners--who have never been notified of this company's 'standard procedure' for collecting HOA fees. Apparently, no communication or documentation is required prior to taking CIVIL ACTION against me by a company that works for me.
