So, we called onto Randy who had also replaced a water heater for us in the past although he did not remember that thing, it sounded quite unimportant for his caliber to remember, he who serves "countless customers"! As usually, Randy, who works alone, responded within 2 min and went to the place in about 30 min or so - you would say ... whoaaa ... great responsiveness and punctuality and the rating is A for both of those ... however, you should wonder yourself why is that so? Perhaps Randy is waiting for clients with his ear glued to the phone ... so he does not have a lots of work, or perhaps he only does one shot rip-offs and nobody hires him 2nd time, or perhaps he doesn't want to count on repeat customers - so he does the rip-offs since he knows that plumbing issues are not very likely to repeat a lot ... He "Snaked" a toilet, plunged the sink and tub drains and replaced a shower tap cartridge, finished, called all good and strongly recommended for us to change the toilet since that is the culprit because it has a very narrow section and no sufficient pressure to wash things down. Well, that is the toilet installed in every one of the 486 units in the complex - should all those toilets be changed? We ended the discussion and I asked him to provide me with his invoice so we can pay it. He did so 3 days later (with Sat and Sun in between, that was no problem). At first I could not believe it, he charged us $665 - leaving aside the changed cartridge which is normally no more than $30, that would mean at least a $300/hr job (since he claimed he's been there for at least 2 hrs). Yes, agree, dirty job, temporary work, license, etc. - yes, please factor in all those, but $300/hr is astronomical. We are not new to it, a professional plumber with all the bells and whistles, that will snake your main drain for 50 ft or more and do some more work in addition to that, will charge you that much, although that one has overhead since he carries heavy equipment. Well, forget about the $300/hr job, 5 days later our problem returned - everything backed up again. Mr Randy did not want to hear about it since he does not "guarantee stoppages" - that is right on his invoice he said. How could he guarantee something that he's never fixed in the first place? That made me investigate - and here is what happened - he only spent about an hour on the job and he added "Snaked the entire drain on the invoice" which I did not realize initially; however, he's never done that. Our technician verified the cap on the main drain pipe and that was never removed. So, his charge was in fact $600/hr. Here are Randy?s problems ? you can?t trust him to work without supervision since he?ll overcharge you for a reason or another and he?ll lie to you about the time he spent on the job. You?re better off with a bigger company ? it may have made mistakes, however, it grew up because it did something right ? perhaps it was more loyal to its customers and more consistent in its work than the small guy; that should be rewarded. Be aware, there are a lots of Randys out there! P.S.: We went back to the water heater replacement invoice just to make sure we did not misjudged Randy! - He did a ?fabulous job? on the water heater as well ? replaced a 50 gal water heater with a 40 gal one - less heavy isn't it?; he also charged us $75 for the pressure relief valve which installs in 5 min and comes with the water heater! Go to Ferguson and ask to convince yourself ? a water heater ? all included is $325 and they will deliver it for you - free within 15 miles or so! Randy?s charge to supply and install that water heater - $1170.00 ? a 2.5 hrs job! Do you make $ 845 / day, let aside in 2.5 hrs? Installing a water heater is not rocket science, those guys make much less per day than Randy! .... and we wonder why everything works so great?!
Description of Work: If you want to be ripped off hire Randy's Plumbing. He wouldn't even do anything unless you provide him with your credit card which he'll charge regardless of your opinion. === Randy was hired to fix the problem with a sewer backup and a shower flow issue - don't imagine the h*** on earth - toilet backup contained to toilet bowl, sink and tub. We experienced a similar issue with that particular bathroom about a month or so ago; our technician was able to extend its normal operation within 1/2 hrs and without an extraordinary effort. Once it happened a 2nd time we decided to call on a "professional" plumber so we can solve the problem for good. We needed to solve the problem quickly since our tenant had a baby and guests and everything that came with that.

Randy is a true professional and is now my go to for any plumbing needs. I had a very bad tenant who left this tub filled with water for months on end, when Randy got there he sent me pictures of this tub filled with black water, totally gross. Randy then had to empty out this water with a bucket and wet vac until all the water was gone. The white tub had such a black stain up all the sides. Randy informed me that the tubs drainage mechanism had rusted out and clogged the drain, and he had unclogged the drain. He sent me many pictures of a very gross looking tub and recommended that i wait until the tenant leave before replacing the drain mechanism. The tenant was due to leave in a couple of weeks. I took Randys advice and i was able to acid wash the tub myself after he left. Randy then came back and replaced the drainage mechanism right away. Also, when i was having new tile flooring being put in the kitchen, the tile men needed to remove the oven so that they can tile underneath it. When they pulled out the oven the gas line was rusted shut for being so old. I called Randy and he was able to show up right away and fix this issue by replacing the old pipe and nozzle with a new up to date model. Randy is a true class act, very knowledgeable, honest, and trustworthy with his work. I would not have even gone near that bathroom myself if i walked into what he did. But as a true professional Randy was able to help me and get the work done right away. I would highly recommend Randy for any of your plumbing needs, he is a pleasure to work with.
Description of Work: Drained a clogged tub that was filled with water from an existing tenant, the tub was filled and the water was in there for months before I became aware of the issue. Replaced the tubs drain system, replaced outdated gas hookup for the range in the kitchen as well.
