It did not go well. From the first, James Pace's fast talking manner assumes that his client is an idiot and his expertise is superior to all. I especially was put off by his put down of other firms in the area, (the National Firms) that do mold testing and remediation. He suggested using a local firm, a former employee of his, and they could communicate directly on remediation. Apparently, if I used his friend, we would not need a written protocol, "we do it all the time". We had to drag the first home inspecton report out of him when the first effort was sub par and remind him that testing data was due. At about the receipt of the mold report from the lab a few weeks later we pulled out of the sale offer because of the seller's extravagant expectations of his return on a much damaged property. (damage due mostly to neglect by bank's management). Several weeks later, on renegotiating an offer, we asked for the remediation report or Protocol as it is called. He indicated that he would send it but was busy in the panhandle doing flood repair work, didn't have the computer with him. OK, wait a week.Now it's "Sorry, my computer went down and I threw away all my notes. I'll have to start over from scratch" James never took notes on site, explaining that he takes lots of pictures and writes up his report from those. I forwarded him his own copy of the home inspection with all the pictures he had taken. He said he would get something out probably that next weekend. Another week of no action passes and I called James again. Very defensive now, he re-iterates that his computer went down and he had to reassemble a report, but most of it was finished and he only had to get the last page out, end of the week. Through the weekend and into next week comes an goes and by Wednesday, I inform him that if no report is in hand by the end of the week, I will be writing this review on Angie's list. Apparently he does not care about this service as he has just rocketed from no report on the list to a highly negative reflection of his business. I would definitely not recommend James Pace and Gaurdian Home inspection for either home inspection or mold inspection. I have no idea if he is competent at remediation. When the realtor and her partner finally coerced James into delivering a remediation protocol, it was a one pager, loaded with far more work than he had hinted at in the on-site inspection. He went from wipe down and disenfect to remove and replace in what I would characterize as a vindictive attempt to make sure that house was unaffordable for this buyer. The only way I would move forward, if I was to move forward, would be to start over and spend another $450 to get a second opinion. I apparently have 7,500 characters remaining, but he is not worth the time.

Dear Client: I was surprised to read this negative review, and my end of this situation was very different, which is why I’m taking the time to present my point of view. #1. According to our records, the cost was a total of $725, not the $875 you’ve stated you paid me. I am unsure why you are listing an incorrect amount. #2. I honestly hate that you don't feel like it went well, unfortunately, that’s how I ended up feeling as well; an unfortunate ending to a job that had several complications from outside. I assure you this was an isolated incident, as I have become a long-term friend to the vast majority of my clients, and most of my business is repeat and word-of-mouth referrals. In terms of my being fast-talking - that is true, I have a lot of energy and sometimes don't calibrate my speech to clients who prefer a slower delivery of information. I don't think any of my clients are idiots – I indeed know they are all experts in their own fields - but I am hired for my expertise in this field. I have a values-based protocol with high standards that some of the larger competitors do not abide by and I feel like it does consumers a disservice. In imparting that information, it wasn't to put the larger firms down, it was to draw a difference between how I've built my protocols as opposed to theirs. You did encounter a delay with me during this time, which, is unusual and I apologize. As you noted, the mold report was accurate and not at all inflated at anyone's expense. #3. Reading back over the protocol delivered, it was thorough and detailed in a way that every client would want to receive it in order know the details of what needs to be remediated to alleviate surprises later. I'm sorry that didn't meet your needs. #4. I did continue to encounter unusual computer technical failures - it was a disappointment to me as well as you, and I've apologized and will do so here again. I care very much about service, in fact it is one of the strengths I offer and my many stellar client testimonials will reflect. Everyone who has had their schedules and best laid plans pushed back can relate to how irritating and stressful it can when technology goes down. I regret it affected you in any way. #5. I am sorry to hear you would not recommend me, or Guardian Home Inspection. I pride myself on a detailed procedure that has been developed over years to ensure a thorough, well done job. I neither have the time nor inclination to be vindictive, and your opinion that I would do anything disingenuous to negatively or inaccurately affect a report or a choice for a buyer is completely and entirely baseless and does not reflect my nature, values or practices. I regret we couldn't have had a calm face-to-face conversation where we both came away understanding the other's position and having reached a remedy agreeable to both of us. Sometimes the mix of service provider and client is not a good one, but it rarely reveals itself until it's too late, and there is no place to leave a comment warning other contractors to not deal with a particular consumer, nor would I take advantage of one - over one transaction - if there was.
