Working with Kevin Horan was the worst real estate experience of my life. Being under 30 years old I have been at the closing table 5 times already. Initially my husband and I read some good reviews and felt this would be a good decision. We couldn't have been more wrong. Kevin came to our home,showed us his sales record and advised on a list price. We reluctantly signed a one year exclusive right to sell contract, but he promised we wouldn't be disappointed. That is when it began to go wrong. 1. Kevin doesn't take calls from realtors. He listed my cell phone number for other agents to call. He had me scheduling and arranging my own showings. I even had to contact his office to correct the listing. He listed it for sale but never updated the description from when it had been a foreclosure before we purchased it. 2. Kevin says open houses are useless and a waste of time. 3. Once we did receive an offer on our property Kevin did not want to bring it over. He wanted to email it to us and have us electronically sign it. We had to request that he bring it and explain it in person. 4. We scheduled and arranged the appraisal and pest inspections of the home. Kevin told us that this was not his part of the process and that he knew nothing of what was going on with the buyer. I spoke with the buyer's agent more than I spoke to my own agent. The appraisal took more than two weeks to come back and each time I called Kevin about it I was advised that it was "probably fine". 5. The only decent thing Kevin did was agree to a 1% reduction in commission at my husband's request after the property failed to appraise at the recommended list price. 6. Kevin did not attend our closing.Two days before closing I contacted Kevin about an appointment time and was told that not only was he on vacation but that I should contact the title company or buyer's agent myself to find out. (I have the text messages he sent as he does not talk on the phone often). He again told me that he had nothing to do with this part of the process and that I asked a lot of questions. 7. On the day of closing the numbers were drastically different because Kevin failed to disclose nearly $1500 in additional fees due directly to the title company he chose. He also failed to account for prorated taxes but I was previously aware of this requirement. I was then informed by the closer that we were not the first sellers to complain about Kevin Horan and that he "almost never" attends his closings. He just sends someone to pick up his commission check. 8. Kevin Horan is unprofessional. At the closing my husband was understandably upset. He called Kevin to express as much and ask what was to be done about it. He was on the verge of walking away. While explaining his dissatisfaction with the entire situation Kevin hung up the phone and proceeded to send all calls to voice mail.With not much choice, since we are already under contract to purchase our next home, we returned to the closing table. Then, we began receiving text messages from Kevin. Yes, text messages, that I kept. He told us that he wouldn't stand for our insults. We had not said any other than his having a serious lack of professionalism. He said he wouldn't be yelled at and that in an effort to appease us he would credit us cash back if we used him as our agent to purchase our next home. Well, obviously we declined that offer. On the way home I mustered up as much patience and class as I could to leave him a voice mail. I told Kevin we were dissatisfied, that he lacked professionalism and that hanging up on a client is not how you should do business. I told him that I knew there was not much I could do about any of this other than write a negative review and possibly file a complaint against him. I ended it with a polite, "have a nice day". 9. Kevin Horan does not know when to quit. Within 30 minutes or so I began receiving text messages. Kevin accused my husband and I of "nastiness" and challenged me to file a complaint. He said nothing would ever come of it. He told me that he needed a negative review or two once in a while. He also threatened to contact the police department. I didn't realize expressing dissatisfaction with poor service was a crime. I told Kevin to feel free to do as he wished and to please keep my voice mail message. I knew I had been as polite as possible. He continued to respond and sarcastically tell me "you're welcome" for giving up 1% of his commission. To conclude, I would NOT recommend Kevin Horan. He does not return calls promptly. More often than not you would be lucky to receive a text message. Avoid this business if possible. This was the most expensive advertising fee I have ever paid.
