Wow if I could give zero stars I would. I rarely had issues when I did they were usually resolved the office workers were usually polite and nice, today I received a bill from the end of our lease saying we owe them $12 after charges racked up of $1,312. there was an error of us being charged rent for the month of march at $750 AND prorated amount of $225 because we were completing the floors til the 7th. I was Charged $35 for weed treatment, I was charged $35 for a rotten particle board cabinet door that the face had fallen off which it clearly states in the lease that normal wear and tear was covered by landlord. which was actually noted on the move in move out sheet of missing knob/ broken, to which they said I need to be more specific and the charge will remain. I was also charged for a "repair" to a bedroom door that the maintenance guy had ruined while he was replacing a door knob because my child had locked himself inside the room to which we were given no keys for, so I was given a $60 charge for him to "fix" the putty job that he made while replacing the door knobs. I am beyond furious! I will admit the hollow door from the house to the garage needed to be replaced from running into the door after hearing an emergency scream coming from the garage. Which I was charged $112 for the door itself and $60 to put it on. the home owner was awesome he gave us his number to keep in contact if we needed anything to which we did improvements to the house such as repainting the garage floor that looked terrible and replacing the bathroom floor with expensive decorative concrete epoxy because the pink and white tiles that were previously there were chipped and broken. We cleaned the house and repaired holes in the wall from our tv wall mount and repainted. If you are using this company you NEED to keep track of everything take pictures of the maintenance guys terrible work such as the seals on the doors that were replaced that were barely nailed in and fell off the next day. Which who knows how much they charged the home owner for this. When talking to the owner he had told us that if there were things we could fix ourselves he would reimburse us for the cost of the item because they charged him a lot for any small fixes so we agreed. He did purchase a new thermostat and sent it to us via mail that we did install for him. So I think you should beware as a home owner and renter, expect to pay ridiculous expenses if you do not take pictures and keep evidence of EVERYTHING. If you were not keeping track here are our charges. $225.00 for 7 days $35.00 weed treatment $112 to replace a hollow door $60 to put the door in place $35 to somehow rehang a door that was put back up. They said because it was put up after the walk through the charge remains. $60 to "repair" a door that the maintenance guy puttied up after replacing the knob $35 for a broken kitchen drawer that was dry rotted particle board it literally fell off when I opened it.
Description of Work: completely overcharged for charged us for move out costs $35 to rehang a door that was rehung by us after returning the keys, charged us to repair a door that their maintenance guy had ruined when replacing the knobs $60. $112 for a door leading to the garage $60 to put it up. Also $35 to fix a particle board drawer that the face had fallen off which the wood was bad (normal wear and tear which was covered via lease agreement.)

[member name removed] is a former tenant that had deductions taken out of her security deposit for damage to the home. The labor was charged at $35 per hour, which is below standard cost for a building contractor that is licensed and insured. I would argue that $35 to rehang a door is a very, very reasonable rate. The total labor was less than $150.00 to repair multiple doors in the home. The charges were for the items to replace that were broken when [member name removed] lived there. We use a move in sheet and allow the tenants to fill out completely so that when they move out we can do a walk through to compare. She was kind enough to provide the form during her review. Unfortunately Angie's list does not allow the owners to post documentation or I would provide photos of the home in the condition that it was left in. The items that the tenant was charged were not on their move in sheet and were clearly not in that condition when they moved in. Doors were removed completely and frames had to be reattached, among other charges. The total was not $1312, as she mentions the total damage she was charged for was $562. Our system did not credit her properly for her rent and that was immediately addressed and a check was sent out with in 20 minutes of the phone call. My apologized profusely for the error, however the charges for the damage were legitimate charges. We have to look out for the owners best interest and when we have documentation showing the tenants caused damage we have to deduct from the security deposit. That is our job and some times that leaves us making an unpopular decision with a tenant. We do care about our clients, and do not see it fair to have a black mark on our record as the charges for the damage the tenants caused.
