PMI of SW Florida

My overall experience with PMI of SW Florida has been excellent. I am an out of state home owner with 3 investment properties in the Cape Coral area. .After interviewing several companies, I got the impression that most other companies were doing property as a side business of real estate sales, but I didn't feel that from PMI of SW Florida. Joe Lavid and his team have always found me respectful, qualified tenants for the last 7 years and managed my properties with out any headaches. . I always receive my rental proceeds in a timely manner and if any maintenance issues arise, Joe is right there takes care of it 24/7. He and is team are very professional, honest and upfront with everything they do. Not only do I work with Joe, but so does my father who has multiple properties managed by him. Thanks again Joe for running a professional, responsive, and prompt management company.

PMI of SW Florida has been my property manager for over half a year. Joe Lavid replaced the previous property manager, who had mismanaged the property and allowed it to fall into disrepair. The property in question is a single family sailboat access home in Cape Coral. My experiences with Joe have been exceptional. He by far exceeds the services I receive from also good property managers I have retained to manage some of my properties in other parts of the country. Joe, unfortunately, signed up my property just before Irma hit. While we did not have catastrophic damage, a new roof was required and some other, less significant damage happened as well. Joe sprang into action before the hurricane hit and worked with the tenants to secure the property and was out there again right after Irma. He has worked diligently to mitigate damages and went more than just the extra mile. Furthermore, he actively managed damage and repairs that were the result of previous neglect. In summary, Of all the property managers I have worked with during more than 30 years, Joe is easily the best. Given that especially in Florida there are many less than perfect property managers, that means a lot. I am very happy to have him on my side and managing my house.

I have four rental properties in several states so I know when I see a good property manager. Joe is the best property manager I have ever engaged. He is super responsive, keeps me abreast of tenant issues and most of all, he has my best interest n mind. During Irma, even though his own home was at risk, he kept me updated on the the situation with my property. CaHe is A++ for sure.

I hired PMI around 2 years ago and everything went fine until I had a big problem with my home. The city of Cape Coral sent me a letter informing me that my renter was watering the grass on the wrong day and time of the week. So I called PMI (Joe) to let him know and he told me that he would take care of it. A couple of weeks later I received another letter with a $100.00 fine. I called Joe again and he again told me it would be taken care of. Another letter from the city. This one told me.that it was going to court on the 10th of June unless it was paid. Again I called Joe and again he told me that it would be taken care of. I called the city yesterday and guess what. It still wasn't paid. Texted Joe and this time and I was angry. Told him I was not satisfied in bold print. He texted me back, you are obsessed with this and you are fired. I will take care of this problem today. I will find out next week if it was paid. I'm not feeling to good about this. DO NOT TRUST THIS MAN. He will lie to you. Also, he is a hothead.

Joe from PMI has been an invaluable resource to me. When I first contacted him, he met me at the property to give me pointers on how to "pretty up" the place in order to attract good renters. He then helped me to line up reputable tradesmen to complete the jobs that I needed to contract out. He even helped me with a few tasks that I found daunting, thus saving me a few bucks. He thoroughly vetted the prospective renters, then gave me his opinion about my best choice. The result thus far has been a very good tenant. On an ongoing basis, he takes care of problems in an expedient fashion while keeping my bottom line in mind. The only B-rating I gave was for professionalism. While Joe has been very professional in general, he has shown up with little or no notice on a few occasions. This has been a very minor flaw in an otherwise perfect rating. I feel that Joe and Gretchen meet or exceed my exceptions. I have had several property managers in the past, after which I was so disgruntled that I managed the property myself for a few years. I am very pleased to have found this dedicated and likable couple to help me with my property management needs. On the question of cost, I put in a silly number because there was an initial cost and then an ongoing monthly cost, making the box above impossible to correctly fill in. These costs are based on the amount of rent charged. I find their prices to be competitive with other property management firms. I would be hard pressed to find a better value for my money in this category.

PMI of SW Florida was excellent in managing our properties in our absence and when we returned seamlessly transferred management back to my wife and I.

Luckily the property manager has the skill to handle plumbing issues and there hasn't been a problem with his 'fix'.

Joe took over our properties after a BAD experience with a local property management company. He got things organized and all has been good since he took over. We recommend PMI.

They where unable to continue management due to it being far out of their geographic location, but they did help me right the problems this building had in so very many ways. I enjoyed my time with them and appreciate their efforts with all the issue the building had. This was during Cape Coral's installation of City Water services, the streets were torn up and prospective tenants could not find a way to get in to view the property, so there were a lot of no shows or under qualified tenants. PMI managed this half vacant property and worked to get a vicious pit bull out of a unit that the previous manager had let into my no dogs property. I have NOTHING but good things to say about the service I received from this wonderful friendly and uncompromising company. Reasonable cost for fantastic, professional service.

I am very happy with the property management service that PMI of SW Florida has provided me with. In my most recent real estate acquisition, they were able to place a good quality tenant in my rental property very quickly. PMI of SW Florida has gone above and beyond the normal duties of a property management company to handle issues that have arisen and have helped me to resolve situations that otherwise might have required me to travel to Florida. They are ethical, honest, hard working and very responsive to their client's needs. They reply to all emails very quickly and answer the phone whenever I call.
