Brenda has been the worst property management professional I've ever dealt with, by far. Accused my wife of lying on her application; the information she withheld was not asked for specifically on the application. Brenda was typically rude and caustic when submitting an infrequent maintenance request. Upon move-in, the carpeting was still dirty. Whomever was tasked with cleaning the house did a poor job. It took a month for the main bathtub to be re-glazed (which was unusable for a week, and the coating flaked off in 3 years' time). One of the bedrooms, we later found out, had carpet overlaid old cat urine-soaked outdoor carpet. Florida room had a roof leak which was 'repaired', but never rectified. The HVAC did not cool properly; only complete failures of the condenser were addressed despite numerous complaints and a report from Progress Energy showing numerous leaks in the duct work. Old 1970s wall oven and stovetop were removed and a brand new range begrudingly installed after numerous complaints about the wall oven thermostat being on the fritz and two of the burners not working/heating properly. Did not let us out of our final lease early once we did buy a house; I ate the last three months of that lease. On move-out, she accused us of pet-stained carpet (totally false) - provided photographic evidence to the contrary. Our security deposit was (oddly) fully refunded. Whether a property owner or a prospective tenant, steer clear of this company.
Description of Work: I was a tenant at one of their properties for about 3 years. They collected rent. They insisted on a yearly lease, even during the last year I rented from this company, when I made it clear to Brenda, verbally and in writing, that I was seeking to purchase a home in the area. No routine inspections were ever performed.

Basically, this company received rent and took a 10% fee but provided little in the way of service. Managed a rental house but failed to keep us informed of its condition and that extra people lived there. Failed to perform routine inspections and/or report findings. Although supposed to be negotiating a new lease, failed to follow up and company was unaware that tenants had moved out without having given proper notice or payment of last month's rent. Failed to collect rent for final month of occupancy. Applied late payment-related charges to landlord instead of tenants more than once and we had to pursue them for reimbursement. Failed to collect for damages discovered while property still occupied by tenants. Rude customer service by company owner, who was always very antagonistic and nasty. Would never use again, cost us a fortune in damages to house and they rented to tenants with poor credit who made frequent late payments. Hiring this company was a huge mistake.

The payment of rents slow. After many calls to my agent I was unable to get a detailed list of expenditures or rents in a timely manner. The tenants move in in November. I have not yet received a dime.
Description of Work: Prepare property for rent after long period of being unoccupied. Used some people to clean them property that were not competent and very expensive. I know that the time taken and the job done was totally unnecessary. The actual rental of the property was relatively quick but the additional repairs and concessions to the tenants after occupancy was outrageous.
