I am not happy with them. I’ve used them for about 10 years. When I get bids for work like a roof or something, I am suspecting no proof that they may give kind of a minor kick back to certain companies. Overall, the office staff is very nice and I have no complaints about them. They had been reasonably prompt about getting anything that we had requested. Their fee is 10% of our rental, which is just average. We just didn’t feel they were as economical as possible. When we asked for repairs we don’t think they always sought out the most economical company. We have no proof and we can’t make an accusation without having proof. We feel like they have their favorite company for repairs and they don’t necessarily look for better value. When they give our tax receipt, all of our houses were bundled up under one tax receipt. In other words, the bills that you paid so much in management fees, they bundle up all of the houses together. On taxes each house is a separate entity. So we don’t know how much went to which house. They should be able to keep each property as separate entity because it’s a lot easier for me to add up 3-4 properties together. They get the work done but sometimes, work will take much to get done. Our tenants say they have a problem and three or four months later the complaint is still at the bottom of the monthly report that I get from the company and it hasn’t been taken care of. If our tenants complain about something they want repaired now and not later and even it is not life threatening matter, we still want to take care of it so that our tenants are happy. They have never asked for anything outrageous. They should pay prompt attention to repairs. Office personnel are very good as far as friendliness and taking care of the problem if we are there in person. Our tenants do not like dealing them and when we say we are going to change companies they are happy. If I am in the office they do things quickly and if tenants ask for anything they are slow. They do a good job of screening tenants. We’ve been pleased with the tenants that we’ve gotten.

All American was terrible at communication and making sure that I received a rental payment each month. Their fees were not well explained and I dreaded their quarterly calls during the last year explaining why I wasn't due any rent. My relationship with All American was the worst I've ever had with anyone (personal or professional). I would be surprised if they are still in business, but if they are, please hire anyone else at all.
Description of Work: All American managed the rental of my single-family home in Orlando, FL between 5/1/2008 and 1/1/2011.
